Welcome to Feldafing, the pearl on Lake Starnberg! The luxuriously furnished apartment is located on the first floor of a modern architectural house in a central yet quiet location of Feldafing. The property is characterized by clear lines and offers sufficient space on 80 square meters of living space - both for individuals or couples with increased space requirements, as well as for families or groups of up to four people. The space In February 2023, a five-figure sum was invested to redesign the entire apartment and make your stay even more comfortable. The basis is a modern design concept, in which warm wood tones and strong nuances are specifically highlighted by muted background colors. Following this concept, a brand new custom kitchen was installed and almost all the furniture was replaced. Look forward to a luxurious box spring bed, a solid mango dining table, designer chairs and an oiled acacia terrace set. Also new are bedside lamps with wireless charging for smartphones, indirect lighting with individually adjustable light scenes in the living area and a 55" curved smart TV with free Netflix access. The realignment is rounded off by high-quality bathroom and kitchen fittings from Grohe. The heart is the almost 40 square meter and completely open living, cooking and dining area. This can be separated in the middle by a sliding door and thus offers the possibility to make an additional bedroom (with private access to the hallway) from the living room. The two sofa beds can be converted into two full single beds (110 x 220 cm) in a few simple steps and are prepared accordingly if necessary. Both the cooking/dining area and the living/sleeping room have access to the 25-sqm, partially covered, private terrace. In addition, the apartment has a master bedroom with a box spring bed (king size) and a bathroom with a spacious shower and built-in wall radio. The entire interior is equipped with solid oak planks (except bathroom), underfloor heating, dimmable ceiling spots, electric shutters and free Wi-Fi. The separate entrance ensures complete privacy. The kitchen is equipped with a ceramic stovetop, oven, microwave/grill, dishwasher and two full-size refrigerators/freezers. Nespresso and filter coffee machines as well as kettles are available as well as toasters and blenders. Pots, pans and dishes are of course also provided to a large extent. A parking space is reserved for your vehicle in the carport. You can conveniently park bicycles and sports equipment on the forecourt right in front of the entrance door. Free parking is available right next to the house. We are happy to prepare a crib and high chair if required. The property was built into a slope at the back, resulting in natural air conditioning. In the summer months, the apartment remains pleasantly cool even in high outdoor temperatures. The air conditioning listed in the amenities list refers to this effect (physically there is no air conditioner). Feldafing is one of the most prosperous and picturesque communities in the Five Lakes region. The entire lake shore is publicly accessible and invites you to swim, cycle or take long walks. Both Tutzing in the south and the local recreation area 'Paradies' in the north are connected via the waterfront. Also worth mentioning is the Roseninsel belonging to Feldafing with its own ferry connection (during the summer months) and the villa colony on the Höhenberg - it houses some of the most prominent properties in the region. The royal Lenné Park with its spectacular golf course and the lakeside with a lido are within walking distance.
