The West Barn is an industrial Morton style barn that has been brought back to life as an industrial, yet cozy living space. Green is what gives us Hygge in the West Barn, so you will find sprinkles of green decor throughout. I've heard a range of feedback describing the space including "eclectic, historic and vintage all at the same time", to "old world European feel". We want your initial reaction to be OMG & immediately learn the meaning of hygge when you arrive. Thermal glass paned garage doors make up the entire East view- making for exceptional sunrises everyday! You pick- doors up or down! On a warm day, it's a treat to have the doors up for an open air concept. The view of the East lawn also leads to the pasture where you will more often than not, find our farm animal friends grazing! You may greet them at the gate with a slice of bread (one per day, please!) and they will soon become your bff's... Our other animal's reside on the North side of the property in the animal barn and are happy to nibble on your compost or any other vegetarian snacks you offer them! The ladies at the Chick-INN will provide you with fresh eggs daily + the garden beds are bountiful during the garden season (seasonal)! Additional animal experiences are available - see website for details. The dining & living areas face out to the east and are filled with unique vintage finds from all over Western NY! Up-cycled windows and doors make up the living room accent wall- giving opportunity for the perfect photo ops. The vintage green trunk has games for a rainy day & the island is stocked with cookbooks if you prefer to find a new favorite recipe while away! Chefs kitchen!! Modern top of the line Kitchen aid appliances, along with a fully stocked kitchen make for preparing meals while staying a breeze! The dreamy floating shelves, kitchen island, counter tops and sink bases were all hand made by an area craftsman. Behind the giant yellow barn doors you will find the laundry room- you are welcome to utilize this during your stay as needed- detergent and softener is always fully stocked. A Television is provided- there are not local channels or cable- but it is a smart TV, so you can utilize our Netflix account, or your own if that is your preference. Fast Wifi is available via starlink. We've got a gorgeous green chippy desk that has loads of space if you need to work while away! There is room for a computer and accessible outlets. Sleep great on our new Serta iComfort Hybrid mattresses featuring Serta's cooling Carbon Fiber Memory Foam and EverCool® Fuze Gel Memory Foam! The North bedroom features a king bed with down bedding and a loft sitting area! The loft has seating for two and also provides a 'lofty' view into the living room and allows the morning sun into the room. It's the perfect space for some quiet time or getting cozy with your favorite book! The West bedroom includes a lifted queen bed and gives you all the shabby chic vibes you could ever want! Sliding vintage green doors open into a private bathroom that showcases a large green glass tile shower with double shower heads and a deep basin sink. Our 1900's Apothecary cabinet also makes it's home in this bathroom. The main bathroom is across the hall from the king suite and is the communal restroom of the space. This bathroom features the most amazing 13' door. While 13' does not sound like much, wait until you see it in person and you literally need to tip your head back to see the top! The door was custom made by a local expert craftsman, after my husband had the wild idea of NEEDING a 13' door- it's perfect! This bathroom features a soaking tub with provided bubble bath, along with two 12" rainfall shower heads nestled into the "wet area"- which in our case translates into an incredibly large shower! You won't find another like it! Plush towels & bathroom joke book provided. The view- unmatched amazing views of the Letchworth Highbanks' every season of the year. If you do nothing else during your stay- set your alarm for a sunrise (or request a wake up text). You will be so pleased that you did! There is a designated fire pit area in front of the barn. Firewood is available for purchase from a local high school student. If you pre order, we can have it waiting for you upon arrival. The cost is $12 for 2 bundles. We look forward to providing you with a one of a kind, boutique stay in the “Highbanks” space in the West Barn at Rw How! The space is intended and priced for 4 guests. If you wish to bring up to 6 guests, please enquire about additional costs and sleeping arrangements. There is a sofa bed in the space and we can also provide a blow up mattress if preferred along with additional bedding and plenty of shower linens. West Barn specs: Space 1: The West Barn- “Highbanks” (This is what you are currently viewing). Sleeps 4 (up to 6 with sleeper sofa) Space 2: The West Barn- “Southview” (See additional listing for info) Sleeps 6 The two spaces have private entrances and separate parking and fire pits. If you would like to rent a larger space, we can combine the two via a middle service hallway. Additional accommodations: Rent the entire property! Rw How West Barn (Highbanks + Southview). With bothswa spaces, we can accommodate ~14 guests on property - perfect for an in town wedding or small family reunion! The barn is located on the back side of the RW How property. We ask that guests use the outer loop driveway only and do not utilize the driveway that runs next to the yellow Rw How Haus. Please respect other guests that may be staying at the main house, or other barn space and they will do the same for you! Outdoor town Noise ordinance: 10pm Deep cleaning fee of $500 charged for any unregistered pets. Pets are only allowed when pre registered. Pet fee applies. Mowing occurs once per week - please know that the landscaping crew will be in/out on property as quickly as possible. We have exterior security cameras for security and your safety. Be sure to register all guests staying/present in the home. Tampering with the cameras in any way will result in immediate rental termination and a $500 fee. As a part of check out procedures, guests are responsible for making sure all personal belongings are collected. We can not be responsible for forgotten/left behind items. Accessibility features: • This home is a 1 story converted barn home • 1 outside entrance: 36” door with 3 steps up (poor clearance due to steps) • Main bathroom door is 30” door (poor clearance to tub/shower due to curb) There are no roll-in showers. • Bedroom doors are 30" • Additional information is available upon request PARTIES ARE STRICTLY PROHIBITED-UNREGISTERED EVENTS WILL BE SHUT DOWN BY LAW ENFORCEMENT AND ESCORTED OFF PROPERTY. The Unit to the South with the Silo + The other yellow exterior door are off limits. Guests may enter the animal barn located on the back side of the property, however guests may NOT enter animal enclosures or open any gates. Rw How Haus is off limits (Yellow house & garage on property). You are welcome to utilize the yard area(s) and the designated West Barn fire pit in front of the barn. On property you will find Herb gardens, vegetable gardens & a cut flower garden (seasonal) for your enjoyment along with a myriad of animals that live on property! The animals can be enjoyed from afar in the pasture or you can schedule a private animal experience to get to know them on a more personal level! There are three rental space options on the Rw How property in total- This one- HIGHBANKS at the West Barn, as well as Southview at the West barn (these two spaces can be combined to make a larger space if you prefer to rent both, otherwise they are separated by a service hallway) and the Rw How Haus. Each rental option has it's own private entrance and space, as well as parking area and fire pit area. You can enjoy your neighbors or have a more private escape in your own space. Shared areas include the outdoors yard area, and there are individual fire pit's available for use. *Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions.
