This charming single-story, 4bedroom home comfortably accommodates up to 10 guests and is ideal for families seeking comfort, privacy, and fun in a prime Orlando location. The space The open-concept living area was designed for relaxation and quality time together, featuring a comfortable sofa, loveseat, and a 45 Smart TV, perfect for movie nights. The fully equipped kitchen opens to a dining area with seating for six guests, making meals easy and enjoyable. Step outside to your private, screened-in lanai where you can swim in the pool, unwind in the hot tub, and enjoy tranquil lake views the perfect setting to relax after a day at the parks. The converted garage offers a fun game room with a pool table, adding extra entertainment for all ages. Room Setup (All on Ground Floor): Master Suite: 1 Queen bed, 32 TV, private bathroom with shower, and direct access to the pool area, sleeping 2 guests. Bedroom 2: 1 Queen bed and TV, sleeping 2 guests. Bedroom 3: 2 Twin beds and TV, sleeping 2 guests. Bedroom 4: Twin-over-full bunk bed with trundle, sleeping up to 4 guests, with TV. The home also includes a dedicated workspace for remote work or study, free high-speed Wi-Fi, and a laundry room with a full-size washer and dryer. For families traveling with young children, a crib, high chair, and childrens dinnerware are provided. Guest Access: Private and exclusive access to the entire home. Guests can enjoy the resorts heated community pool and splash pad, clubhouse, fitness center, playground, tennis and basketball courts, and lake access with a fishing dock. Good to Know: This is a self-catering home. A starter pack of essential supplies is provided for the first night only. Guests are responsible for replenishing supplies during their stay. We respect our guests privacy and are not on-site, but remain fully available via the booking platform at any time. Extra Services: Optional pool heating available for $35 per day plus tax (3-night minimum; must be requested prior to arrival). Requests made after check-in are subject to a $25 call-out fee and may take up to 24 hours to reach temperature. BBQ grill rental available for $85 per stay plus tax (must be reserved in advance). Events or group gatherings exceeding the maximum occupancy are strictly prohibited. Local authorities have the power to immediately evict all guests if this rule is violated. In such cases, there will be no refund of remaining nights, and security deposits will be withheld. Only guests included in the reservation are authorized to stay at the home. No visitors from friends or family are allowed, even if the total number does not exceed maximum occupancy. This is a quiet neighborhood. Please keep noise levels low and respectful at all times. HOA-enforced quiet hours are from 10:00 PM to 9:00 AM. If you are asked to reduce noise, you must comply. Parking is limited to 2 vehicles only. If you have more than 2 cars, please contact us first to check if additional parking is available. SUPPLIES PROVIDED All of our homes are self-catering, meaning guests must provide their own supplies. We provide only a starter pack for the first night. We do not supply unlimited or additional toilet paper, trash bags, or toiletries. ONLINE PURCHASES If the online seller uses USPS, packages will not be delivered, as the Post Office does not recognize vacation homes as regular addresses and items will be returned to the sender. Only UPS, DHL, and FedEx deliver packages. In some resorts, packages are delivered to the clubhouse and fees may apply. Some resorts may not accept packages. Please note that we are not responsible for issues related to online purchases. If you have questions, contact us before ordering. POOL & JACUZZI — NO LIFEGUARD ON DUTY / SWIM AT YOUR OWN RISK No running or horseplay in the pool or deck area, as this may cause serious injury. Pool heating and equipment must not be tampered with by guests. If pool heating is not working for any reason, contact us immediately. Pool heating is available upon request, with 24-hour advance notice, a minimum of 3 consecutive days, at a cost of USD $35 per day plus taxes. Unauthorized use of pool heating will be charged. Pool temperature is set to 86°F. Depending on weather conditions, water temperature may vary. Pool heating fees are non-refundable, regardless of weather. Pools are cleaned once per week, usually between Monday and Wednesday (schedule subject to change without notice). After cleaning, please wait 1 hour before using the pool to allow chemicals to circulate. Some pools have integrated jacuzzis, meaning the entire pool must be heated. Some jacuzzis have a hot tub mode that heats only the jacuzzi for 60 minutes, up to 100°F. POOL HEATING POLICY Pool heating is optional and costs $35 per day plus tax, with a minimum of 3 consecutive nights. Pool heating must be booked before arrival. Requests made after arrival require an additional $25 service fee, and it may take up to 24 hours to reach the desired temperature.
