The Seed Villa was designed as an extravagant jewel for the travel connoisseur. Featuring a professional kitchen, 3 expansive bedrooms and bathrooms -& best bathtub ever, an office/fourth bedroom, a huge terrace and a spectacular Rooftop Yoga Shala. Guests also have access to a natural cold plunge pool and sauna. 10 minute walk from the shores of Lake Atitlan. The centerpiece of The Seed Habitat, our architecturally unique, extravagant four-bedroom villa was designed with properties to unite luxury with sustainability; contemporary architecture with traditional craftsmanship; local materials with world-leading sustainable systems; and indoor and outdoor living. The energy-efficient house enjoys light, space, a strong connection with nature and abundant entertaining opportunities. The Seed Villa features sweeping ceilings, hand-sourced tropical hardwoods and full-length retractable windows that open onto a wraparound terrace, outdoor living and dining areas, tiered gardens and a rooftop yoga shala with panoramic lake views. Extraordinary in setting and structure alike, served by our greenhouses and edible gardens, and operated with solar hot water and sustainable greywater and compost systems, the 10-person-capacity The Seed Villa is a luxury family house like no other. Villa guests have exclusive access to the rooftop yoga shala with stunning lake views. All guests may enjoy the extensive gardens and natural plunge pool at their leisure. The traditional Mayan temazcal sauna is available for an extra fee. There is a maid who will do a general cleaning Monday, Wednesday and Friday, as well as two gardeners on-site. We have an English speaking manager who will assist you and be accesible whenever needed via whatsap. Tzununa is a quaint town on Lake Atitlan that has yet to be overrun by tourists. Just a short boat ride away from the busier towns of Panajachel and San Pedro, here is where you can truly immerse yourself in nature and travel off the beaten path. Our property is just a 10 minute walk from the shores of Lake Atitlan and neighboring San Marcos which is renowned for its alternative community and spiritual classes, courses and events, plus an abundance of healers and practitioners, from massage to acupuncture, an esteemed Waldorf school and a second pioneering educational project. Around the lake, you’ll also find activities such kayaking, stand-up paddle boarding and swimming, and an ease of access through boat travel, tuk-tuks and hiking trails. Please let us know if we can help coordinate any additional activities for you. Please do keep in mind we are located in rural Guatemala and there may be some sporadic unpleasant sounds or street dogs barking. We do our best to control what we can and appreciate the local community for hosting us. We ask our guests to do the same. We are known in Tzununa and San Marcos as “La Casa Blanca '' and any tuktuk will be able to get you to and from our property safely. Reliable tuktuk phone numbers are provided and readily available. Once you know the way, you can comfortably arrive by foot to both the lake shores, the Tzununa town center or to San Marcos. For those arriving by car. We highly recommend using a 4x4 vehicle and do not advise driving at night as the rural roads can be very difficult to navigate. Please be sure to let us know if you will be driving so we can give you proper directions for a smooth arrival. Our property is surrounded by lots of vegetation, and you might find occasional garden spiders, scorpions or harmless bugs around. While this is great for outdoors photographers, we understand this is not comfortable for all. Most critters keep to themselves and none are poisonous. Families, please take note that our property has not been toddler proofed. Smoking permitted in outside areas only. Pets permitted by special request only. Retreats, Events and Workshops: Comfortably sleeping 16 across our three properties, The Seed is a unique space for groups to gather, practice and learn; for family holidays, couples’ getaways and individual escapes; for organic farm-to-table dinner parties, events and weddings; and to experience the magic, outdoor, adventure and cultural activities, and spectacular natural surroundings of Lake Atitlán.
