Our beautiful cottage is made up of two areas - the quaint cottage itself and the inviting extension. Our unique retreat awaits your arrival. *Cottage* The inviting downstairs area boasts a spacious, fully-equipped kitchen ideal for families who enjoy cooking together. Complete with an oven, hob, fridge, freezer, and a breakfast bar with two stools, it's perfect for preparing delicious meals. A convenient bathroom with a shower and toilet is just off the kitchen. The adjacent dining room, with a table and six chairs, offers a cosy setting for family meals, and there's an even larger dining area in the pool room for shared gatherings. Step into the charming living room, featuring a delightful cottage atmosphere, a TV, and a comfortable double sofa bed. With its bright, airy ambiance and double aspect windows overlooking the garden, the lounge is the perfect place to relax and unwind. Upstairs, you'll find two generously sized bedrooms - one featuring a double bed and the other a king-size bed. Additionally, there's a cosy double bedroom that can easily be adapted to a single, catering to your group's specific needs. All the bedrooms are flooded with natural light and offer picturesque views of the garden and pool area. You'll also find a well-appointed bathroom on this floor, complete with a toilet, bath, and shower attachment. *Extension* From the kitchen, there is a hallway containing a utility area with a washing machine, tumble dryer, iron and ironing board. Ascend the stairs to a spacious bedroom boasting a king-size bed and an ensuite bathroom with a toilet and an electric shower over the bath. As you continue down the hallway, you'll be greeted by the expansive extension area, flooded with natural light from the patio doors that open out to the garden. This area features two double sofa beds in the lounge, a TV, and a DVD player. Additionally, there's a dining area with tables and chairs accommodating up to 11 people, as well as a large shower and toilet. This versatile space is perfect for children, teenagers, or a separate family unit to enjoy while the rest of the family occupies the cottage. The garden is meticulously tended to every other week by a skilled gardener, and a professional pool maintenance company visits monthly. This is the perfect setting for creating unforgettable memories with your loved ones. There is an outdoor swimming pool, which is covered by a hard plastic roof from September until June. The pool is only used for cold water swimming and will not be heated.  The cover helps to keep the water clean during the colder months, preventing excessive debris such as leaves and dirt from entering. It must remain in place at all times while the pool is in use. At its highest point, there is approximately 1 metre of space between the water’s surface and the underside of the cover, allowing for comfortable swimming while maintaining a warmer, and cleaner environment. We absolutely love having dogs as our guests, and we welcome them to stay with us for free! Your furry friends will be treated to dog treats, a water and food bowl, and cosy towels for a post-walk drying session. To ensure everyone's comfort, we kindly ask that you accompany your dogs at all times and keep them off the furniture and beds, allowing them to roam only on tiled or wooden floors. There is a table and chairs, with an umbrella, for you to use on the patio area to enjoy those summer evenings and get together with family and friends. The garden is maintained every other week by a gardener. Guest access All bedrooms are upstairs, sofa bed in the lounges are downstairs. Other things to note 1. Strictly no Hen Parties and no Stag Parties. 2. No smoking is allowed anywhere in the property. Please do not have ANY naked flames, fires, barbeques etc. within 15 feet of the thatch. 3. Damages and breakages will be taken as part of the damage deposit. If anything is broken on arrival, please report to the property manager. 4. Please use the barbeque (BBQ) at least 15 feet away from the cottage. 5. Our cottage is located in a quiet, residential area in Bosham and therefore we ask that there is no noise after 10pm. 6. We ask that dogs remain off the furniture or beds and are only on tiled or wooden floors. 7. Pets must not be left unaccompanied in the property at any time. 8. Guests are liable for all damage caused by their pets. A charge will be made for any additional cleaning required. 9. In summer months - please do not use the pool after 9pm and before 8am. 10. No glass is to be used around the pool. Plastic wine glasses and tumblers can be found in the kitchen above the microwave, along with plastic plates and cups for children. Please do not take drinks into the pool. 11. In summer months - Guests should bring their own pool towels. 12. In summer months - Please ensure the cover is rolled out over the pool at the end of each day. 13. Please refrain from putting wipes (even flushable ones!) down the toilets. Additional Notes: The pool room area has two double sofa beds in the same space - please be aware of this when booking. The sofa beds are only available as beds for guests that have made a prior booking. Otherwise, additional cleaning fees may be chargeable. In summer months - All guests are responsible for their own safety whilst using the swimming pool. Children and non-swimmers must be supervised by a responsible adult at all times. There are also two separate dining areas - a table seating 6 in the cottage and tables seating 14 in the pool area lounge. There is also a breakfast bar with two stools in the kitchen and outdoor furniture on the patio. There are beautiful, traditional beams and the ceilings in the cottage can be low in areas so be mindful of your head for any taller guests!
