Exceeding occupancy may result in additional charges and/or immediate removal without refund. Pets: Up to 2 well-behaved dogs are welcome (max 60 lbs each). A pet fee applies. When booking on Airbnb: the first $50 pet fee is included in the nightly rate; the second $50 fee will be collected through the Resolution Center after booking. Please include the number of pets in your reservation. Rental Agreement & ID Verification: A signed rental agreement and a valid government-issued ID are required to complete your reservation. You’ll receive an email from our co-hosts, The Utmost Host, with a secure link after booking. Security Deposit: A $300 refundable security hold will be placed 2 days before arrival and released within 2 days of departure (pending inspection). If your reservation is made more than 2 days before check-in, the system will place a temporary authorization first to verify your payment method; it will reapply automatically closer to arrival. This process is secure and Airbnb-approved. Security & Safety: For guest safety, outdoor security cameras are present and monitored. No indoor cameras are ever used. Strictly Prohibited: Smoking or vaping of any kind Fireworks Unauthorized parties or events Excessive noise or disturbance Must be 25+ to book, and the booking guest must remain on-site for the entire stay. Rural Internet Disclosure: Hochatown is a rural mountain/forest region. High-speed internet is provided, but occasional outages may occur and are outside our control. 🧺 What We Provide We supply a starter kit of: Paper towels, toilet paper, bath soap, dish soap, trash bags, dishwasher pods, laundry detergent, coffee & filters, salt & pepper. The kitchen is fully equipped, and all linens and bath towels are provided. Hot tub is drained, cleaned & sanitized after every stay. Propane is provided for the gas grill (please clean after use). Fireplaces are operational October 1 – April 1. Furniture and décor may vary slightly as we refresh items regularly. 🌲 Seasonal Notes Wasp Season (Nov–Dec & Early Spring): Warm days + cool nights can bring sleepy wasps to rooftops looking for heat. Keep doors closed to prevent them from entering. Wasp spray is under the kitchen sink — please do not spray near furniture. Burn Ban Advisory: During high fire-risk periods, the Forestry Service may issue a burn ban. Please check current status before using the outdoor fire pit. Fines can exceed $1,000 for violations. Guest access Guests will receive a keycode prior to arrival to enter the cabin. This key code is changed after every guest for your safety. Other things to note The outdoor living space at Mockingbird Hill is truly exceptional! The cabin is ~1800sq ft of air-conditioned space, plus over 1400 feet of covered deck. The dual-deck setup creates comfortable spaces for adults and kids to enjoy themselves. The lower covered deck includes a gas fireplace, plus a ping pong table, cornhole boards, and plenty of seating. The upstairs covered deck includes another fireplace, a comfortable lounge area, outdoor dining for six, plus incredible treehouse views of the surrounding area. Inside, the cabin features yet another fireplace in the main living room. With dramatic high ceilings and a modern, open concept, the cabin is sophisticated-yet-comfortable. High-end appliances and luxury linens and appointments ensure a comfortable stay.
