There is a larder with plenty of space for food storage, a wine cooler and a six ring gas hob. The recycled quarry tile floor has underfloor heating. The original Tudor bricks on one of the walls have been exposed to wonderful effect. Study This leads off the kitchen and can be a useful place to store bags, computers etc out of the way. A very few steps away across the drive is the newly built utility room/boot room. This has a washing machine, dryer, another dishwasher, triple sink and a very large ceiling pulley drying rack. There is plenty of space for boots, coats etc. There is also a large extra deep freeze and overflow fridge. Sitting Room A beautiful room with the original Tudor window to the rear, exposed beams, an inglenook fireplace containing a wood burning stove, a "smart" TV and three large comfortable sofas. Main Hall Stone flagged floor and more exposed beams and a stained glass panel above the front door depicting the family crest of the builder of the house in 1575. Back hall leading to: Downstairs Bedroom This can be arranged with a single bed or two single beds and is ideal for an older person or children/teenagers. En suite Wet room shower and a basin Cloakroom WC with the basin Drawing Room A more formal reception room. This room is wood-panelled, has an inglenook fireplace with an open fire and shuttered windows. This open's to Library/Dining Area A wonderful long and beautiful dining table seating 14 Door leading to Adjoining cottage This cottage has a large double-aspect living room with a well equipped and brand new secondary kitchen (with further dishwasher and washing machine), TV, sofa, table etc. Stairs leading to First floor double bedroom with a king size bed and en suite bathroom with bath and walk-in shower. First Floor From the main hall is an attractive, very old wooden staircase leading to the first floor landing. Bedroom 2 The Regency-inspired south bedroom is the full depth of the house and contains a King size bed En suite shower Shower, basin and WC, underfloor heating. Bedroom 3 The middle bedroom is particularly light with two large windows and has an antique iron and brass double bed. Master bedroom (4) The master bedroom is the full depth of the house with windows at both ends with a king sized bed. Outside A wonderful large garden, several seating areas to choose from and a large outside table seating 16 people, BBQ Thatched barn Contains a great games room (unheated) with table tennis, darts and table football. Additional information Dogs are welcome and the owners have enclosed the area as far as possible for small dogs. There are gates which can be kept closed to stop younger children from going to the pond unaccompanied. There is parking all around the house including outside the side door of the kitchen.​ Things You Need to Know Towels and linen are provided for the bedrooms. Dogs are welcome. Please note additional pet charges are £25 per dog. Wi-Fi access throughout Central heating throughout House Rules We would respectfully ask that the following house rules are adhered to, to avoid any damages. Should any damages arise please note charges may be taken from your security deposit. Moat Farm House works really well for low key family celebrations and relaxed weekends. You may be asked to leave if you do not adhere to the house rules. Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests. Smoking is not permitted in the property at any time. Please note for insurance purposes the number of guests must not exceed the total occupancy of the house. For fire safety reasons please do not use any candles in the property. Please be respectful to neighbours. Quiet hours are between 11pm and 9am. Parties and loud music are not permitted. Stag and hen parties are not allowed at this property. Strictly no fireworks or Chinese Lanterns – these are not countryside friendly. Your group must agree to behave in a considerate way to the people living near the property, (especially given the village location) and to respect their privacy and peace at all times. If there is extra cleaning above and beyond our generous allocation for a normal clean, we have the right to retain an agreed fee for any work carried out for excessive cleaning and this will be at the owner's discretion. Please ensure cookers are left clean, dirty dishes washed and put away and food cupboards and freezers are cleared out. Guest access You have the entire house to yourselves.
