There is also a single and trundle bed in the master bedroom. A double sofa sleeper is available on request in living/dining area. - If you would like an extra bedroom, we can add a lock-off one bedroom apartment and the tariff can be adjusted. Otherwise this part will be locked off and may be rented separately, with it's own external entrance. - Just a few minutes drive to the gates of Mt Buller & Mt Stirling. It's a 20 min drive to Mt Buller from the toll gate. - Beside a quiet bushland setting and small creek, views of surrounding mountains, at the end of a quiet road, no through traffic. - Surrounded with expansive covered balconies with lights. - Please be patient. Airbnb often has website issues, and this results in access issues to inbox messages, and other inconveniences. - Highly recommended by previous guests for Summer or Winter seasonal activities or a romantic getaway at an affordable price. UPSTAIRS: - BR 1: Huge master bedroom with ensuite (inc shower and sepate bath), a private spacious balcony with downlights and outdoor setting. Additional single beds for 2 children available. - Depending on availability, this may be booked for an additional fee: BR 4: Lockoff with double bed in bedroom, plus additional lounge room with TV and kitchenette, plus additional bathroom. Note: This may be rented as a separate booking in Winter if not booked in conjunction with the main house booking, and the lock-off adjoining door will be locked by the owner. This also has a separate external entrance and external stairs. DOWNSTAIRS: - BR 2: 1 Queen - BR 3: Double bunk & single upper - BATHROOM with a shower, hand basin & toilet - Separate toilet in the laundry area. All appointed with quality fixtures & fittings. There is room for one or two cars on the property. Other cars can park for free on the quiet street. There are 16 steps up to the front door. Cleaning is done to Covid-19 cleaning standards. A permanent folder with information on Mt Buller & surrounding area is in the house for your interest. Wifi for basic needs is provided, but not for VPN or movies. DVDs are provided instead. PLEASE NOTE: We enjoy non-smoking premises for the comfort of our guests, you will forfeit the bond if smoking occurs inside the house. Our guests are requested to leave the premises as they find it. Leave no trace. Bookings may not be permitted unless adequate profiles, reviews, communication and/or ID are provided. 15-20% nightly accommodation fee discount for 7-night bookings. 30-40% discount for monthly bookings. Summer rates: $450/weeknights, min 3 nights. $620-650/weekend nights, min 2 nights. Standard Covid cleaning is $150-200/stay. The standard nightly fee applies for 6 guests. MMBL operates between Mansfield, Mt Buller and Merrijig, with a bus stop nearby. Vline buses operate between Melbourne and Mansfield. There is room for one or two cars to park for free on the property. 16 stairs from the driveway to the front door. Free parking is available on the quiet and safe street. Please do not park on the neighbour's empty lot next door. Mt Buller resort entrance fees are required during the snow season. It's recommended to book these (& lift tickets & lessons) as much in advance as possible, as entry numbers are limited and will sell out at times, (especially on weekends). Other things to note There are 16 stairs up from the driveway to the front door. Possums, parrots, kangaroos and deer may visit the property or the street. Please drive carefully. Weekends, school holidays and Interschools week are in high demand and prices may reflect this. Wifi is available. Please ask you host for Wifi passwords. Burst speeds up to 100 Mbps are available - Up to 100 Mbps for downloads and 20 Mbps for uploads. Speed can vary due to traffic demand and time of day. (Under certain conditions, it may be able to burst above NBN25/5. Speeds revert to nbn25/5 when bursts unavailable. NBN may shape certain types of traffic to slow speeds to protect the network if required).  Wifi internet is satellite or there is tower internet, but being a country location, it may be intermittent at times all around Merrijig. District outages may occur in country areas. Internet signal varies in strength in the house too. Both Optus and Telstra mobile phone signals operate in most parts of the property, including in the lounge room.
