Step onto your private balcony and you'll understand immediately why guests come back to Summer Place 203 year after year. The emerald water stretches out in front of you, the beach below is calm and uncrowded, and if you're lucky — and most guests are — you'll spot dolphins swimming past before you've finished your first cup of coffee. This is a rare find on Okaloosa Island. Unit 203 is one of the few condos in the building with three full bathrooms, which makes all the difference when you're traveling with multiple couples or a big family. No one's waiting in line for the shower. Everyone has their own space. Two king master suites anchor the layout, along with a third bedroom with two full beds and a queen sleeper sofa — sleeping up to 10 guests comfortably. We've put real care into this unit because we actually stay here ourselves. Brand new mattresses on every bed. A fully remodeled master bath with a large double-head walk-in shower. Granite countertops, new flooring, and a kitchen that's genuinely stocked for cooking — not just reheating takeout. Four Smart TVs, a full-size washer and dryer, and a Gulf-facing balcony with furniture comfortable enough to spend an entire evening on. Summer Place is a smaller building — just 54 units — which means the beach behind the condo never feels crowded and the lagoon pool stays relaxed. Complimentary beach service is included during season, so chairs and an umbrella are set up and waiting each morning. Wide hallways, wide doorways, and two elevators make the building comfortable and accessible for everyone. Walk out the front and you're steps from waterfront restaurants, the Gulf Aquarium, putt-putt golf, beach volleyball, and a grocery store. Eglin Air Force Base, Hurlburt Field, and Tyndall AFB are all nearby — this island is actually how we discovered this place ourselves, visiting our son who was stationed at Eglin. If you're coming to see someone serving here, we hope this feels like a real home base for your trip. We're not a property management company. We're a Wyoming family who fell in love with this stretch of coastline and never looked back. We're always just a message away. Guest access Self check-in at 4:00 PM — you'll receive your door code one week before arrival. Use it to access the building entrance and Unit 203 on the 2nd floor. Park free in the ground-level lot. Unload at the front entrance loading zone — luggage carts available. Take the elevator to floor 2. Full access to the condo, pools, hot tub, gym, and beach. Check-out is 9:00 AM. Leave it tidy — we handle the rest. Always just a message away! Other things to note THINGS TO KNOW BEFORE YOU ARRIVE BEACH SERVICE We cover 2 beach chairs and 1 umbrella daily from March 1–October 31. Just let the beach attendant know you're in Unit 203. Additional chairs and umbrellas are available to rent directly from the attendant. Pro tip: check the bin by the pool entrance — guests often leave behind beach toys that are free for anyone to use! POOL The Gulf-front pool is open year-round. It's heated seasonally March 1–April 30 and October 1–December 31 (subject to change). Poolside bathrooms and outdoor showers are available. STARTER SUPPLIES You'll find toilet paper, paper towels, trash bags, dishwasher tabs, hand soap, shampoo, conditioner, and body wash to get you started. For stays longer than a couple of days, plan to pick up additional supplies — there's a grocery store within walking distance. WASHER & DRYER In-unit washer and dryer are available. Please bring your own detergent, and shake out all sandy items outside before washing — excess sand can cause the washer to overflow and malfunction. Any damage caused by sand will be billed to the guest. KITCHEN TIP Check the pantry before heading to the store — previous guests often leave behind basics like salt, pepper, spices, and more. SEAFOOD Please use a cooler for raw seafood rather than the refrigerator. Leaks leave a smell that's very difficult to remove, and extra cleaning charges will apply. AIR CONDITIONING Please keep all windows and doors closed while the AC is running. Open windows cause the system to freeze up and can damage the pipes. Any repair costs will be billed to the guest. SMOKING & VAPING This is a non-smoking, non-vaping unit — including the balcony. Guests may smoke or vape outside away from the building entrance. No open flames on the balcony including cigarettes, grills, or fireworks. PETS No pets of any size are permitted per HOA rules. Violations will result in immediate cancellation without refund. We're happy to recommend local boarding facilities if needed. NO PARTIES Please be respectful of neighbors. Loud gatherings, running in hallways, and excessive noise are not permitted. MINIMUM AGE The primary guest must be 25 years of age or older. Reservations made under false pretense will result in forfeiture of all payments and immediate eviction. BALCONY & COMMON AREAS Please don't hang wet towels or clothing on balcony railings, ceiling fans, or outside the front entrance. PEST CONTROL Monthly pest control is conducted by the building association and may occasionally require brief access to units. All visits are accompanied by the Association Manager. We'll notify you in advance whenever possible. MAINTENANCE & DAMAGE Please notify us of anything broken or not working during your stay so we can address it quickly. Additional charges may apply for excessive sand, spills, damage to furniture, appliances, linens, or remotes. ARRIVAL PHOTOS We kindly ask that you document any pre-existing concerns with photos at the start of your stay and send them to us right away. This helps us resolve issues quickly and ensures your experience is everything it should be. If anything isn't right, please reach out before your stay ends — we'd much rather fix it than receive a low rating we didn't have the chance to address.
