Come and relax and disconnect in this spacious and serene house in the beautiful Provençal village of Saint André-de-Roquepertuis in the Cèze Valley and close to the Ardèche. The house has 3 bedrooms, a living room, an independent kitchen, 3 toilets, a shower room (attached to a bedroom) and a bathroom accessible from the hallway. All rooms are spacious and the house is perfect for groups or families! The space 125 m2 house with 3 bedrooms, 2 on the first floor and one on the ground floor. A 160 x 200 bed is present in 2 bedrooms, one with an adjoining shower room. The third bedroom has 4 single beds that can be pushed together to form 2 beds of 160 cm. Three toilets are available, two of which are upstairs in the bathrooms. The bright living room is separated from the kitchen and a door from the living room or kitchen gives direct access to the terrace. Two leather sofas and armchairs allow you to enjoy pleasant relaxing moments in the living room. Guest access The house is in a village perched in the Cèze valley, close to the Ardeche. It will be entirely reserved for your rental. From the car park, a few steps lead to the private terrace of the house. It is part of a property comprising 3 other accommodations; including 2 lodgings for 4 people. Common areas are shared, such as parking or the pool. We live there in the third accommodation. Other things to note We have owned the property since August 2021. Our goal is to renovate using healthy materials (sand, earth, lime, wood, etc.) and to minimize our ecological footprint as much as possible. The floor of the cottage is steam cleaned between each change. We do not use herbicides and are thinking about planting species adapted to the drought of our region. From your pied-à-terre ideally located in the Cèze valley, you can access 1 km to the place called Courau and its swimming beaches, a canoe/kayak rental and a popular open-air café, many hiking and mountain biking trails start from the village. Less than a 5-minute drive away is the village of Goudargues, nicknamed "Little Venice of the Gard", with its bars and restaurants on the banks of its bucolic canals. • To see in the surroundings, 4 villages classified among "The most beautiful villages of France®": Montclus (5'), La Roque-Sur-Cèze with its magnificent Sautadet waterfalls (10'), Aiguèze (20') and its cliffs overlooking the Ardèche or Lussan (25'), a village perched within its ramparts, offering a 360° view of the garrigue, lavender fields, the hills of the Cévennes foothills and even Mont Ventoux. • The gates of the Ardèche open quickly to you in the north: With Barjac (15'), its summer markets and its famous antique show, and the fabulous space of the Ribaute d'Anselm Kiefer. The Gorges de l'Ardèche and its canoe descents (30 minutes). • Exceptional caving sites to visit: The Forestière Cave (< 15') and the Orgnac Chasm (Grand Site de France, 15'); The Salamander Cave (20', Méjeannes-Le-Clap); The famous Chauvet Cave and its prehistoric paintings (50', near Vallon-Pont-d'Arc); • The Pont du Gard (<1 hour) and the renowned ancient cities: - Uzès, its spring catchment basin for the Roman aqueduct, its duchy, its numerous tourist attractions including its lively Provencal market square (45'). - Orange, its Roman theater, its triumphal arch (one of the best preserved in the world) (45'). - Avignon, its ramparts and its Palais des Papes (50'). - The Pont du Gard, a UNESCO World Heritage Site, with its museum and sound and light shows (1 hour away). - Nîmes and its Arenas and other famous ancient remains as well as the Museum of Romanity (1 hr 15 min).
