On the ground floor there is a well-equipped kitchen, a stylish sitting room and a spacious dining room, and just outside the back door is the well-maintained patio terrace. The Old Farmhouse is a stunning Grade II listed period home which has been finished to a high standard and boasts impressive exposed beams, stone mullion windows and a large inglenook fireplace with a cosy wood burner. Accommodation This three bedroom holiday cottage in Little Rissington is perfectly suited for those looking to get together with family and friends, exploring the local countryside and eateries. The accommodation is laid out as follows: Ground Floor Sitting room Stylish dual aspect room with a stone mullion window, sash window, large inglenook fireplace with a cosy wood burning stove, two three-seater sofas, love seat, Smart TV with Netflix (account holders only), DVD player, coat hooks and shoe storage Kitchen Spacious dual aspect room, single electric oven, induction hob, fridge, freezer, dishwasher, microwave, kettle, cafetiere, toaster, washing machine, iron, ironing board and a wooden breakfast table with seating for six Dining room Stylish room, oak beams, stone mullion window, formal dining table with seating for six, love seat, armchair, electric piano, small flatscreen TV with integrated DVD player (TV is only suitable for playing DVDs), and selection of books Cloak room Loo and basin First Floor Bedroom 2 (Sleeps 2) Spacious dual aspect room with rural views, window seat, super king size bed, built-in wardrobe, dressing table, chair and mirror Bedroom 3 (Sleeps 2) Cosy room with countryside views, oak beams, stone mullion windows, two single beds, closet with hanging space, chest of drawers and small mirror Family bathroom Bright and airy with underfloor heating, bath with overhead shower, loo, basin and heated towel rail Second floor A steep, narrow staircase, with a very low beam, leads up from the first floor to the master bedroom, which takes up the entire second floor Master bedroom with ensuite (Sleeps 2) Impressive eaves room framed by ancient oak beams, king size bed, large built-in wardrobe, chest of drawers and chair Ensuite with underfloor heating, free-standing bath, walk-in shower, loo, basin and a heated towel rail Outside Small patio terrace, outdoor table and two chairs, plus a garden bench Guest access Guest access details will be provided in the welcome letter. Other things to note The maximum occupancy for this property is 6 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 or under) Bed linen and towels are provided Off street parking is available for up to 2 medium sized cars. For additional cars or larger vehicles such as SUVs, on street parking can be found a short walk from the cottage 1 travel cot and 1 highchair are available on request (please bring your own linen for the travel cot, as this is not provided) Sorry, no pets Free WiFi Mobile phone reception quality is poor Smart TV with Netflix (guests to use their own login details for Apps) Patio Thermostatically controlled oil filled, electric central heating Starter supply of wood provided for the wood burning stoves from October to April only The property has a small patio terrace outside, which is not enclosed and leads onto the communal parking area, therefore children should be supervised outside at all times The front door leads directly from the lounge to the main road, it is recommended it's kept locked if young children are staying The stairs lead directly into the master bedroom on the second floor The windows on the upper floors do not have locks and may be accessible to climbing small children This is an old, Grade II listed property and has many character features, including steps up to the front door, multiple floors, narrow and steep internal stairs, low beams including a beam that has to be ducked under to get to the master bedroom on the second floor The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk No smoking or vaping is permitted throughout the property Things to Note... Events are not permitted without prior consent Check in is from 17:00 and check out is by 10:00 Charging electric vehicles at this property is not permitted
