This luxurious 4,000 sqft., mountain-top 5 bedroom/3.5 bath house with a seasonally available private outdoor hot tub or swimming pool sits on a wonderful 5-acre wooded lot in Waterbury Center, VT. It embodies comfort and relaxation with sweeping panoramic mountain views and easy access to 3 major ski resorts (Stowe, Bolton, Sugarbush). The home offers 5 comfortable bedrooms (1 King, 3 Queen, 1 Twin bunk with trundle) sleeping up to 10 guests, a fully-equipped kitchen with dinette and formal dining room, and a cozy living room with fire place. A family room offers plenty entertainment options including a foosball, dart board and shuffle board, a bar and a large-screen TV. Specifically set up to be kids-friendly, Villa Ausblick is fully outfitted for children of all ages including a highchair, boaster seat, plastic dishes, pack&play, a play room stacked with plenty of toys, books and board games. Outdoor attractions feature a beautifully landscaped garden and orchard, a wrap-around gazebo with outdoor kitchen and Weber gas grill, a seasonally available swimming pool or hot tub, a pond with waterfall, a fire pit, and a tree house. NOTE: The hot tub is only available late September - late March. The unheated swimming pool is only available late May to early September. No special accommodations can be made. ENHANCED HOSPITALITY CLEANING & SAFETY STANDARDS are a key ingredient to ensure a high-quality rental experience. We work with a professional housekeeping team following CDC cleaning guidelines. We have also passed the "Breezeway Short-Term Rental Safety Inspection Checklist" showing our commitment to offer a safe rental dwelling. Guest access You will have access to the entire 5-acre property with your own private residence, garage, outdoor swimming pool (late May-early Sept.), outdoor hot tub (late Sept. - late March) and landscaped garden. GUEST-HOST COMMUNICATION: We owners are always available by phone, text message or email. DIGITAL GUEST GUIDEBOOK: Upon confirmation of your booking you will be given access to our digital Guest Guidebook, an integral part of our guest experience. From the time of booking through the day of your departure, it will answer all your questions about the property and area. OPTIONAL CONCIERGE SERVICE: If interested we can connect you with a Waterbury-based, personal concierge service provider to help you plan truly memorable onsite and local area experiences. Other things to note RENTAL TERMS & CONDITIONS: * signed Guest Agreement with photo ID returned within 48 hours of booking * max. 10 day/night guests (septic system, insurance policy, neighborhood rules) * max. 4 vehicles (offsite parking available) * minimum rental age is 25 years * no pets (sorry, no exception) * no smokers * no noisy events or parties STRICT CANCELLATION POLICY: A 100% refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. The Homeowners do not control any possible withholdings of service fees by Listing site. RESCHEDULING/NO SHOW/EARLY DEPARTURE: The Homeowners are not responsible for Guests inability to arrive, or if Guests chooses to depart early for any reason, or if members of Guests party do not show up.
