Location is central to other cities that offer hunting, fishing, sports and other events: Enid, Sardis, Oxford, Memphis, Jackson, and Starkville. The space Newly renovated. Very clean. Fully stocked kitchen with utensils, appliances, cookware, dinnerware. Charcoal grill on site. Ceiling fans in every room. In addition to the 5 beds there are two queen, self-inflating air mattresses and a double fold-out sofa in the living room area. Central heat and air. Two additional electric heaters and ventless gas fireplace. Plenty of bathroom, bedroom and kitchen linens. Lot allows for spacious parking of boats, trailers, and vehicles. Other things to note ANIMAL & PEST DISCLAIMER / GUEST ACKNOWLEDGMENT Guests acknowledge that the rental property is located in an environment where domesticated animals, wildlife, insects, rodents, reptiles, birds, and other animals or pests may occasionally be present, either inside or outside the property. The Owner makes reasonable efforts to maintain the property in a clean, safe, and reasonably pest-controlled condition. However, the Owner cannot guarantee that the property will be completely free of animals, insects, rodents, wildlife, or other pests. Their presence may occur despite reasonable preventive measures and may be beyond the Owner’s control. Guests understand and acknowledge that they assume responsibility for taking reasonable precautions regarding their own safety and the safety of their accompanying guests, children, and personal property. Guests should not approach, handle, feed, trap, or otherwise interact with unfamiliar animals or wildlife and should promptly notify the Owner or property manager if they observe an animal or pest inside or immediately around the property. The Owner shall not be responsible, to the fullest extent permitted by applicable law, for injury, illness, allergic reaction, bites, stings, scratches, property damage, loss, or other damages arising from or related to the presence, entry, or activity of domesticated animals, wildlife, insects, rodents, reptiles, birds, or other pests, except to the extent such liability cannot legally be waived or limited. Guests are responsible for supervising children and accompanying persons around animals and wildlife and for following all posted safety instructions and reasonable directions provided by the Owner or property manager. Guests who bring pets or other animals onto the property are solely responsible for their animals and agree to comply with all applicable house rules, local laws, and Airbnb requirements. Guests are responsible for any damage, contamination, infestation, or additional cleaning caused by animals brought onto the property by the Guest, to the extent permitted by applicable law and platform rules. Nothing in this disclaimer is intended to waive or limit any rights or protections that cannot legally be waived or limited under applicable federal, state, or local law. By making a reservation and/or occupying the property, the Guest acknowledges that they have read, understood, and agreed to this Animal & Pest Disclaimer.
