Welcome to the listing of our beautiful Nantucket property! *Please note – Absolutely no parties, large gatherings, loud noisy groups are allowed at this property. Also, absolutely no visitors or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking or approved & added prior to the check-in date. The maximum occupancy per group/reservation is 13 individual people total max (including any visitors). Any violations of these most critical house rules will result in a penalty charge and immediate eviction of the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Quiet hours from 10pm to 7am must be respected and are enforced by noise sensors.* Nantucket is a beautiful spacious fully furnished 2-story home located in a private and quiet neighborhood at the end of a cul-de-sac in Lilburn GA. This property has a beautiful layout and a private serene backyard with a large private semi-inground pool with pool deck and hot tub, and with all its amenities provides an excellent setting to relax with friends and family and disconnect from the busy city life. This home has 2 levels plus a garage level, 6 bedrooms with 7 beds (total of 9 separate mattresses), 1 open kitchen with 2 dining areas, living room and office area, 3 full bathrooms, 1 sunroom, a fun game room in the garage level, and a 2-car garage. It also has a large fenced in private backyard with a patio, different outdoor seating areas, BBQ gas grill, a hot tub and a private pool (non-heated, only open in summer). This property is just 6.4 miles (only 12 minutes) to the Stone Mountain Park, 32 minutes to the Buckhead Area, about 40 minutes from the Hartsfield-Jackson Atlanta International Airport and 35 minutes to Downtown and Midtown Atlanta, where you can find the Georgia Aquarium, World of Coca Cola, CNN Center, Georgia World Congress Center, and the Mercedes-Benz Stadium (all Downtown) and experience Atlanta’s finest restaurant and nightlife scene in Midtown. By being close to major highways, many of Atlanta’s attractions are within a short commute away (i.e. Six Flags Over Georgia, etc.). The layout is as follows: 1. The main level consists of a new open kitchen with new stainless-steel appliances and with 2 formal dining areas, a large open living room with TV an office area, a bright sunroom with access to and overlooking the entire backyard, a queen bedroom with TV, a double bunk bedroom with TV (both bunk beds have twin mattresses on top and full-size mattresses on the bottom), a full hallway bathroom (double sink vanity, combination tub/shower), and a large laundry room with 2 sets of washers & dryers. 2. The upstairs level consists of a large master king bedroom with TV, walk-in closet, and an attached full master bathroom with a large walk-in shower. It also has 3 queen bedrooms (each with TV), and a full hallway bathroom (combination tub/shower). 3. The garage level consists of a large 2-car garage and a fun game room with TV, a foosball table, an air hockey game and a giant Jenga game. 4. The outside area features a patio including a BBQ gas grill, outdoor dining areas, a hot tub (open all year long), and a private pool with pool deck with a hammock and lounge chairs (only in summer season). The swimming pool is only open in the summer months from the last weekend of April until the last weekend of September and is not heated. The Hot Tub is open all year long. Please note that the pool is a semi-inground pool that is quite large at 18 feet by 33 feet, and 4.5 feet deep. It feels and operates just like a standard pool and is made of the highest quality material and liner in the industry to provide an experience similar to a standard inground pools. By having a large deck built right up to the edge of the pool, guests enjoy and have the same experience and feel of an inground pool. All bedrooms include comfortable beds with bedding, one set of clean linens for each bed, and a dresser and/or closet/wardrobe to store your clothes during your stay. Clean bath towels & wash cloths (1 per guest) as well as hand towels are provided in each bathroom. The full kitchen is equipped with all basic dishware, pots & pans, silverware and utensils. Kitchen appliances include microwave, electric kettle, standard electric drip coffee maker (12-cup), etc. There are 8 flat screen smart TVs with additional digital antenna (1 in each bedroom, 1 in the living room and 1 in the game room) and 1 DVD player (in the living room) at the property. (Please note guests will need their own streaming accounts to stream their favorite shows on their favorite streaming apps.) Free Wi-Fi and high-speed internet are provided as well as an office area with desk, office chair and lamp. A stackable washer/dryer set, and a side-by-side top load washer and dryer are included in the laundry room and also an iron and ironing board. 1 wall-mount hair dryer is provided in the master bathroom. A LIMITED starter supply of trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets and disinfecting wipes are provided. The BBQ gas grill has a propane tank & BBQ tools provided. The private backyard with its features is perfect for outdoor entertaining. Fireplace is not usable and only used as décor. Please note that pets are strictly NOT ALLOWED for reservations of less than 30 nights. Pets can get authorized for reservations of 30 nights or more ONLY with explicit approval by the Management Company in writing prior to arrival with the following 3 conditions: 1.) A non-refundable Pet Fee of $200/pet (NOT included in the total and needs to get paid separately as Airbnb does not have a Pet Fee option). 2.) Some verification (=current valid vaccination reports) and additional acceptance of our Pet Rules (see Rental Agreement under “Read all Rules”) are required. 3.) PLEASE NOTE due to Airbnb's recent change of policies that they would not cover pet damages, we would also need to receive an extra $300/pet as "refundable" pet damage deposit, which would then get refunded to you 7 days after departure in case of no pet damages. *Any evidence of unapproved pets would result in eviction from the property and cancellation of your reservation without refund plus a charge against your full Security Deposit. Whether this will be a family vacation, a business trip, or just a convenient home to visit the surrounding area, our Nantucket home offers an excellent and comfortable stay in Atlanta. Arrival Instructions for this property including the exact address, your designated access code and some additional information will be sent to you within 24-48 hours prior to your arrival. Please only follow up if you haven't received the Arrival Instructions 24 hours prior to your arrival. Check-In is no earlier than 4 PM, Check-Out is no later than 11 AM. Your designated access code will only be active and the alarm only deactives during the time of your reservation (4 PM arrival day until 11 AM departure day). Any earlier check-in (earliest after 12 PM) / Later check-out (latest until 3 PM) can be facilitated for an additional $75 fee (each), which is for rescheduling the automated access activation and alarm, depending on availability upon request NO EARLIER than 2 days before your arrival/departure and no later than 24 hrs before arrival/departure. Please follow up with us then to request and guarantee that early check-in/late check-out is available when no guests are checking out/in the same day. If you wish to have guaranteed early check-in/late check-out already at this point, you would need to select (and fully pay) the night before/after as well. You may update this guest list until latest 3 days prior to arrival. 2) The following specific Rental Agreement acceptance message copied and pasted in a reply to us with the name entered from you AND of the main responsible person who will occupy the home (if different): “I, YOUR NAME, acknowledge that I have completely read, understand, and agree to all of the Terms and Conditions described in the Rental Agreement of the property's House Rules under ‘Show all -> Additional rules’.” 3) The reason of your stay. * The NON-HEATED SWIMMING POOL is only open in the summer months from the last weekend of April until the last weekend of September. HOT TUB is open all year long. * Higher rates / higher minimum stay requirements for weekends/holidays/summer months are applied. * Weekly/Monthly discounted rates will get calculated automatically when entering the right amount of nights.
