Surrounded by open countryside in a small hamlet, this former farm now offers a collection of 3 luxury properties each furnished to a high standard with their own personal style. Sleeps up to 50 in 24 bedrooms and 24 en suites or private bathrooms. Dog friendly, we charge an additional £30 PER DOG for the duration of your stay & can accept up to 4 dogs but none in the annexe. Fabulous family holiday home, not a party venue. We cannot accept Hen or Stag Groups we are afraid. The space Holly Bush Farm is a fantastic exclusive use site for large groups to come together and enjoy this stunning part of The Peak District. A spacious site with 3 properties, plenty of parking and garden / patio space. Sleeps up to 50. The main social space is in The Barn, a stunning space with high beams, warm lighting and oak floors, there is an open plan lounge diner, with large dining table that can seat up to 50 (by prior request) with use of a mixture of benches and chairs. To the far end of the room is the seating area, with comfy sofas and chairs making this whole area the best place to all come together to socialise, there are further cosy lounges dotted around the other properties should you want some quiet time. The well equipped, modern designer kitchen flows from the open plan space with breakfast bar and high stools. A downstairs toilet leads from this room too. The ground floor has 4 of the 9 bedrooms located in this property, all are super king doubles or can be made as twins with en suites. 2 of the rooms also have additional bunk beds so can sleep 4 guests. The first floor has 5 further bedrooms - all leading from a central corridor, 2 of the rooms can sleep up to 4 as they have additional bunk beds and all have their own private en suite. To the side of the barn is The Farmhouse. The accommodation is over 4 floors, on the level access ground floor you have a modern kitchen with central island, range cooker and all the mod cons, stone steps lead down to the basement which is a converted cellar room now housing a cosy TV room with bean bags and sofa the steps down are the original 100 year old steps so some may be worn and uneven so take care - there is a handrail. Leading from the kitchen is the dining room - with a table that can seat 10-12 guests, there is a cosy lounge decorated in rich colours with velvet sofas. There is one ground floor bedroom with en suite. A spacious luxury downstairs bathroom with bath is allocated for bedroom 3 so each bedroom has access to their own private bathroom. On the first floor are 4 more bedrooms, 2 sleeping 4 with additional bunk beds and one fixed double 3 of them have en suites. On the 2nd floor are the last 4 bedrooms, each with en suites. Across the courtyard is the Annexe- this has ground floor bedrooms only and there are 6. All can be made as doubles or twins and have their own en suite. 2 of the rooms do have a mezzanine floor with has a further single bed that is accessed by a paddle ladder - which may not suit everyone and we do suggest they are for adults use only. Each room also has it's own tea / coffee making facilities. On the first floor of the annexe is the games room which is accessed by outside steps, there is a table tennis table, TV, few board games comfy seating and extra bean bags and to the far end of this space is a smaller room with pool table and kitchenette area with fridge plus tea/coffee facilities and a W/C. Holly Bush Farm a great outdoor space, with a large patio directly in front of the barn with several 6 seater picnic benches and a BBQ, to the front and side of the farmhouse is a good sized lawn area which is ideal for ball games etc and a further gravelled seating area with picnic benches. Private parking for up to 15-20 cars and there are 2 x 7kw smart electric car chargers on site (minimal charges apply) We are afraid we cannot accept Hen or Stag groups at this venue. Guest access Exclusive use of the whole self catering accommodation Other things to note Sleeps 50 guests. The majority of the bedrooms offer flexible options that can be made up as twins or doubles so you can pick and choose your layout to suit. You need to have made your request two weeks in advance as the beds cannot be changed upon arrival as there are no staff on site. We provide each guest with fresh towels. Plenty of private parking in the grounds with space for 15-20 cars If you are looking for a relaxing stay in the Peak District with plenty of country pursuits but are not looking for a party venue, this is the ideal property for your stay. We are afraid we cannot accept Hen/Stag groups at this property. Please note that we are dog friendly at this property, however, dogs must be kept under control at all times and never be left unattended. For your information, a maximum of 4 dogs are allowed on site if pre-arranged - they are welcome in all downstairs social areas, but you will be expected to keep them out of the bedrooms and off the soft furnishings. They are not allowed in the annexe. We do charge £30 PER DOG for the duration of your stay. For the comfort of all guests, outdoor shoes are not generally worn on the carpeted area of the house, so don’t forget your slippers! Noise Policy - due to the quiet location, late-night noise must be confined to inside the building by 10pm as neighbours are in close proximity. Please respect this. No fireworks, drones or Chinese Lanterns; you are on the edge of a National Park with wildlife and livestock close by. Wifi – we provide free wifi however, as the Peak District is in a beautiful rural location, sometimes there can be intermittent wifi signal that is beyond our control; we also hope you appreciate that we cannot guarantee wifi if there are technical issues out of our control. Please bring your own cot bed linen as this is not provided
