There are 3 spacious bedrooms, 2.5 newly redone baths, a fireplace, porch, and an equipped chef's kitchen. Just 2 hours outside NYC. Laughter & Daughters is an incredible mountain house, perfect for those who want to be close to nature, relax in peace, and yet appreciate a good mix of comfort and sophistication. Just over 2 hours from NYC (c. 100 miles). Drive down the lovely driveway to the modern farmhouse set away from it all. Inside, enjoy the cozy crackling fireplace and plenty of board games. Or drive 7 minutes to super chic Narrowsburg Main Street for excellent restaurants and shops. Great for kids (we have two young kids who love it here). You can take easy day trips to super trendy Livingston Manor and Callicoon. Bethel Woods performing arts center is about 20 minutes away - with all its attractions. Perfect location for nearby outdoor activities: skiing at Ski Big Bear, swimming holes, kayaking, hiking, horse riding, and apple picking. The house has 3 bedrooms/2.5 baths. Upstairs, there are two bedrooms: the primary room with a king bed and a children's room with a bunk bed. These two bedrooms share a generous full bath with tub and jack and jill sinks. The newly finished walk-out basement has a spacious bedroom with king bed and a full tiled bathroom with large shower. The house can accommodate 2 adults and 2 kids upstairs as well as up to two guests in the basement bedroom. We are ideally looking to host 4 guests. However, if a family has more than two kids or on an exceptional basis, we could host up to 6 people. The main floor, with streaming sunlight, has a living room with a wood-burning fireplace, mid-century rocking chair, a Swedish dining table that seats six, a contemporary sofa, and plenty of cozy blankets. A sound system, which connects to your phone via Bluetooth, pipes music through the house and even outdoors to the back deck. And please say hello to our fiddle leaf fig tree, Gershwin. The full kitchen includes top-of-the-line stainless steel appliances, including a vented stove, dishwasher, and large fridge and freezer. The deep farm sink overlooks meadows. Plenty of dinnerware and pantry items for cooking and baking, as well as a French press and drip coffee maker and Ninja blender. Downstairs, alongside the bedroom, is a TV room with a 43 inch Roku TV. There is a portable desk in the downstairs closet, so the basement can easily become a workspace -- the wifi is fast and extends throughout the house, and cell service is good on the property. The downstairs bathroom also houses a washer and dryer. The house has high speed internet, modern decor and comfortable furniture and beds, with memory foam mattresses upstairs. There is a fold-away desk which can be used if an extra workspace is needed. There is a Nest thermostat controlling the temperature in the living room and kitchen, and individual temperature controls upstairs and in the basement. A closet full of children’s toys and books is available. And there is a ping pong table and loads of board games! There are plenty of extra towels and linens. The outdoor space features a grill, fridge, as well as a real EGG steamer, along with outdoor furniture. There is also a hammock outside (dependent on the weather). There are also numerous outdoor games -- bocce ball, cornhole, badminton - and plenty of space to go exploring outside on the nearly 7 acres. Plus there is a trampoline for kids! We have a wood-burning hot tub which guests can use at their own risk. The hot tub operates under very specific instructions - we leave a copy in the house, so please ask if you have any questions and follow the operating instructions precisely! There a fire pit with Adirondack chairs as well as is also an in-progress (!) vegetable garden. The front porch is covered and has amazing country views. The house is drenched with sun during the day. At night, you can see stars clearly. Guests have access to the entire property and all parts of the house, except the outdoor shed and can use the hot tub at their own risk. We will not be there but are also available by phone, text or email. We also have a wonderful person on standby nearby who can help as needed. Our sweet retreat is set on 7 beautiful, very private acres, so you are in total peace and tranquility. But you're only a few minutes' drive from downtown Narrowsburg, with its trendy shops and restaurants, including a farmer's market on weekends. Antique shops, distilleries, breweries, wine shops, a spa, boutique pizzeria, restaurant, sandwich shop, and amazing bars with craft cocktails nearby. The house is also minutes away from the Delaware Water Gap National Recreation area, where one can go kayaking on the river, swimming in places like Skinner Falls; there are loads of beautiful hikes close by, too. The house is about 20 minutes away from Callicoon, with its abundance of stores and restaurants, about 25 minutes away from skiing at Big Bear Mountain. Bethel Woods (where Woodstock took place) is about 25 minutes away too. Fabulous Livingston Manor is 45 minutes away, driving through the countryside. The house is near an acclaimed farm-to-table restaurant (Hennings Local), several coffee shops, a supermarket with all the essentials, including firewood, a bakery, a luxury food shop for ready-made food and high-end groceries, and coffee shops. In short, you can enjoy the best nature has to offer while within touching distance of some of the best food, stores, and restaurants the Catksills has on offer. The house is situated on 7 acres, and has a private drive, at the end of which cars can park right next to the house. This house and surroundings are very special. We want you to enjoy the property and hope you will reach out with anything we can do to make your stay amazing. We kindly ask that you treat it with care. We would appreciate if you did not wear shoes inside. Especially important: 1.) Our house is on septic, so please only flush toilet tissue so as not to damage the system. 2.) The fireplace will only tolerate kiln-dried wood, and any wood that is not ready will smoke out the house and damage the fireplace. We will leave you a bundle enough for one great fire, but you can buy more wood at Pete's Market in Narrowsburg. The wood on the porch is not adequately dry yet. 3.) Please place all garbage and recycling in the receptacles available, and secure them with the bungee cords to prevent access by any wild animals. 4.) Guests agree to use the hot tub at their own risk; additional information and rules are provided in the house rules in the listing. The hot tub is wood-burning, which means it needs to be operated carefully and in strict accordance with the provided instructions. We leave a copy of the instructions in the house in the draw next to the stove in the kitchen. Please follow those instructions carefully; failure to do can be both dangerous and can lead to the hot tub breaking. If you have any questions, just ask. 5.) We have two young children and they love it here. That said, the house is not fully childproof; for example, there is wood burning fireplace in the living room and the barn door/window in the kids' room slides open (note: we have installed a safety hasp up high); there is also a hot tub; and the stone patio at the back outside does not have a railing. Family bookings are very much welcome - and we believe families will have a wonderful time here - on the clear condition that parents are required to take responsibility for the safety of their children and to supervise them at all times. 6.) Some of the steps by the back stone patio are a bit loose; so please use them with care. 7.) Deer come and go on the property. Please do not feed them. 8.) Have a wonderful time.
