Camp Callicoon

Kick back & relax in this calm, cozy Catskills space 2 hrs from NYC. 5 minutes from downtown Callicoon, our home is tucked away on a hilltop overlooking gorgeous pastures. Sometimes, the cows come to say hi! Take a walk to the nearby cidery, enjoy a fire inside or out, and give yourself time to breathe. We’re a short drive to Narrowsburg, Livingston Manor, Callicoon Center — and other spots that are making Sullivan County such a special place. We can share some faves no matter the season! The space Our home is located on the top of a hill on a road with no outlet — we are one of a few homes on the hill and our neighbors are lovely! Our home has a good deal of privacy. We are set back from the road and have lots and lots of woods behind us (the ferns in the summer are gorgeous!). This is our home away from home. It has a lived-in, cozy feel (not your typical rental unit because it’s much more than that to us!). If that’s your vibe, this is your spot! Inside, you’ll find: On the main floor - - a living room with a working fireplace and a record player for cozy days and nights of socializing with friends or reading a good book. - a kitchen that’s pretty decently stocked with cookware, spices, cocktail glasses, and dinnerware. we have some table runners tucked away + napkins with holders. set the table and have yourselves a lovely meal, if that’s your thing! - the great room! our natural wooden, well lit back room with a tv, rocking chair, games and general cozy vibes. blankets galore. - a full bathroom with the better shower of the two, in my opinion. Down one level - - a work from home space with beautiful views. get some work done and look up to see the deer prancing across the lawn! it happens regularly. - laundry room. Up one level - - three bedrooms, as seen in the pics. two with queen beds and one with a twin bed. (one has a tv) - another full bathroom. Bonus level // the basement - - the basement is *unfinished* but we have made it into a little rec space. feel free to go down there to find a book you wanna read, watch tv, or play a game of ping pong. - there’s also an exercise bike down there if that’s your thing. - it is not pristine down here because it isn’t finished so consider that a fair heads up! Note, we have window AC units in two of the bedrooms. Otherwise, we use fans! Other things to note this is an old, country home. that’s what we love about it! but, it does mean that it has some quirks. one of those quirks is field mice. we do have some traps you may see. we ask that you put your food away in the fridge so as to not encourage them! our cleaning fee is set to support the hourly wage of a local organization we work with. WINTER NOTICE - the driveway gets super icy. please park as close as you can to the entrance/deck and walk with good care!! we have AC in windows in two bedrooms upstairs. we have a ceiling fan in the third, and there is a ceiling fan in the main bedroom as well as the great room. also, this really is our home away from home — we spend a lot of time here ourselves and are so excited to share it with other people. but if you’re looking for a rental that was just purchased to be a rental — this isn’t that. we hope you will love it!
