The space The Luxury Suite is your basecamp for adventure in Southwest Colorado. 39 miles to ski-out/ski-in parking at Telluride Ski Resort, 10 miles to Ouray, 10 minute walk to historic Downtown Ridgway and great access to world class hiking, skiing, biking, climbing, National Parks, hot springs, 4x4 adventure, wildlife, photography, music and film festivals and much more. Nestled between Telluride and Ouray, Ridgway, Colorado (population 1,183) sits in a high mountain valley at 6,985 ft in rural Southwest Colorado. Dotted with cattle ranches and surrounded by mountains, rivers, forests and lakes, Ridgway is also close to canyon country and the desert Southwest creating an unparalleled outdoor play ground with access to diverse ecosystems and numerous National Parks and Monuments. Set in our new modern custom home, at the top of a quiet cul de sac, in the desirable Solar Ranch neighborhood (a rural residential neighborhood near historic downtown Ridgway), our property encompasses 1.4 acres planted with natives grasses, shrubs, Spruce, Aspen, Cottonwood and fruit trees. The 400sf lock-off Luxury Suite sits at the far east end of our private family home and features incredible mountain and valley views, a private outdoor entrance, private 220sf outdoor patio with dining for two, 6-person outdoor hot tub for your exclusive use, luxury king mattress, Samsung smart TV (w/ access to 100's of free channels including Netflix and Amazon Prime Video), high speed fiber internet, WiFi and Ethernet connection, in-floor heat, mini-split A/C, ceiling fan, room-darkening shades and curtains, desk, lounge chair, en suite bathroom with deep soaking tub, walk-in shower, double vanity, Kohler toilet, large walk-in closet, Keurig coffee maker, tea/coffee bar, mini-fridge with freezer (2.68cf fridge & .42cf freezer), microwave, trash and recycling and 100% cotton bath robes. Guest access The Luxury King Suite with en suite bathroom is locked off from our main residence. There is no access to the main house, kitchen or laundry and there are no common or shared spaces other than the yard and shared interior walls. The King Suite is accessed by a private outdoor entrance and outdoor patio. The hot tub is for your exclusive use during your stay. There is no guest access to outdoor patios other than your own private patio. We will most likely be in residence during your stay (quiet hours are 10p-7a, PLEASE no excessive noise). Guests have two dedicated off-street parking spaces just outside the driveway gate. It is an @ 60ft walk on a gravel trail (may be covered in snow) from your parking area to your patio and entrance. 10 minute walk to historic downtown Ridgway's restaurants, breweries, coffee shops, theater, shops, galleries, groceries, parks, EV charging stations, yoga studio, etc 3-minute walk to a 16-acre open space with trails 5-minute walk to the Ridgway Athletic park with sports fields , skatepark, and free tennis and basketball courts. Pickleball nets/rackets/balls available for hire ($5) 5/10 minute bike/walk to Hartwell Park and the paved 8-mile R/T Uncompahgre River Trail and access to miles of single track mountain biking at the RAT (Ridgway Area Trails). Unparalleled access to hiking, skiing, biking, climbing, paddling, hot springs, National Parks, fishing, wildlife, 4x4 adventures, photography, historic and cultural sites, music and film festivals and more. 10 miles to historic downtown Ouray and the Ouray Ice Park 39 miles to historic downtown Telluride and world class skiing Other things to note Please no pets, animals, strong fragrances, perfumes, cologne, etc. due to allergies and sensitivities. Maximum Occupancy is 2 Guests total and no infants or children under 12 (no exceptions). Please read House Rules and Safety Considerations for more details. Please read Home Manual upon arrival and Hot Tub Instructions before hot tub use. In the colder, snow months (December-April) you may have to shovel snow or walk through snow to get from your room to your parking area @ 60' down a gravel path. Ridgway does not get a lot of snow but can get the occasional "dump". Higher clearance AWD or 4WD vehicles are recommended for snow months (Dec-April) and to access some trail heads in Summer and Fall. This is our family home and the King Suite is locked off from our main residence by an interior hallway door. You will very likely hear our family, see us sitting on our outdoor patio or coming and going from the property. I am more than happy to chat or answer questions but can also give you as much privacy as you like during your stay. :-) Quiet hours are 10PM-7AM. Please no excessive noise during your stay. We live in a very quiet place and noise travels easily. We kindly request that shoes be removed indoors. Sports equipment is not allowed indoors (skis, snowboards, bikes, climbing and camping gear, etc) due to the potential for damage. Let us know if you need to store something or want plastic storage bins and we will do our best to accommodate you. Smoking and vaping is not allowed indoors or anywhere on the property. You must thoroughly rinse bathing suits and shower immediately prior to using hot tub. No parties or guests other than your group of 1 or 2 permitted on the property. There is no overnight street parking as per our HOA rules. Guests may park in two dedicated off-street parking spots. Guests must be 25 and over unless it is one adult over 25 traveling with one child over 12. Basic hot tub maintenance will be performed during your stay. We will try to do it when you are out and about for the day No commercial photography, videography or filming. *$50 fee if hot tub is excessively dirty and requires extra cleaning due to improper use. *$500 fee if hot tub needs a drain, clean and refill due to improper use. *$1150 fee if hot tub cover is damaged and requires replacement due to improper use. *$250 fee for smoking or vaping in room.
