Perfect for those who want to relax country with the city at your fingertips! The space BB-4U is a detached guesthouse more than 30 meters away from our residential farmhouse. The stay is bright, fresh and spacious. Thanks to the large windows, there is a view over the orchard and meadows. There is a spacious private terrace measuring 4x8 meters with seating. Parking is available in the yard, near the entrance and the terrace. The beds are located on the second floor with a semi-open loft with 2 single beds and the master bedroom with a double bed. Guest tip: The stairs upstairs are varnished and can be slippery. Non-slip slippers or slippers are useful to bring, especially with children. CHECK-IN 🕓 Check-in from 4:00 p.m. 🌿 An earlier check-in is possible in consultation if no other guests are leaving before you. CHECK-OUT 🕚 Check-out no later than 11 a.m. 🌿 A late check-out is possible in consultation if no new guests are arriving. Coordinate this in advance. The address is on Emmalaan/Ramstraat (please send me a message for the exact location :)). • Various charging points for electric cars in IJsselstein (nearby; not at the accommodation itself) ________________________________________ KITCHEN LINEN, HAND TOWELS AND BED LINEN Upon arrival, we will provide a set of towels, kitchen linen and made-up beds. We charge a fee for this (120.00, one-time). This will be automatically added to the costs when booking through Airbnb. We ask the guests to let us know when they run out of towels. We are happy to exchange them for a clean set. We prefer you not to wash them yourself; also for environmental reasons :) RATES - for direct bookings For 2 people in 2026: €135 per night For 2 people 2027: €150 per night Minimum 6 nights. A stay can be booked through Airbnb, but a direct booking is often cheaper. CUSTOMIZED SETTINGS FOR RENTAL PERIOD Surcharge of €20 on the following public holidays: - Christmas Days, December 2026 - New Year's Eve, December 31, 2026/and New Year's Day, January 1, 2027 Surcharge of €25 on the following public holidays: - Easter: Sunday, March 28 and Monday, March 29, 2027 - Pentecost: Sunday, May 16 and Monday, May 17, 2027 - Christmas: Saturday, December 25 and Sunday, December 26, 2027 - New Year's Eve: Friday, December 31, 2027, and Saturday, January 1, 2028. Availability is slightly different in certain periods on the following days: 🟢 Christmas holidays 2026: Rentals from one week (7 days) and check-in/check-out preferably on weekends 🟢 April 24 to May 8, 2027 – May vacation: Rentals from 14 nights. 🟢 July 17 to August 7, 2027 – Summer vacation: Rentals from 21 nights. 🟢 From August 13 to August 28, 2027 – Summer vacation period: Rentals from 14 nights. PAYMENT & CANCELLATION • Payment of 50% is required no later than one month in advance to confirm the reservation. • No deposit You will receive a refund of 50% of the total amount if you cancel between one month and one week prior to arrival. No refund for cancellations made within one week. If another booking is made after cancellation, this will be offset against the amount paid. If you cancel during your stay, no refund is possible.
