Enjoy space and tranquility in our luxurious guesthouse (100 m²) with cozy living room, 4 comfortable beds and a private terrace, overlooking the orchard. Fully equipped cottage with kitchen, laundry and drying facilities and fast wifi. Unobstructed views over the meadows and yet central: Utrecht 20 min, Amsterdam 30 min. Perfect for those who want to relax country with the city at your fingertips! The space BB-4U is a detached guesthouse more than 30 meters away from our residential farmhouse. The stay is bright, fresh and spacious. Thanks to the large windows, there is a view over the orchard and meadows. There is a spacious private terrace measuring 4x8 meters with seating. Parking is available in the yard, near the entrance and the terrace. The beds are located on the second floor with a semi-open loft with 2 single beds and the master bedroom with a double bed. Guest tip: The stairs upstairs are varnished and can be slippery. Non-slip slippers or slippers are useful to bring, especially with children. Note: • Pets are not allowed • Smoking not allowed • Please bring your own books or games • Due to the open loft, sound can be heard between downstairs and upstairs Guest access ARRIVAL AND PARKING: ️ Parking is right beside the guest house. 🏡 Access to the accommodation is via the terrace on the right side. 🔑 You can check in contactlessly via the lockbox with a combination lock. CHECK-IN 🕓 Check-in from 4:00 p.m. 🌿 An earlier check-in is possible in consultation if no other guests are leaving before you. CHECK-OUT 🕚 Check-out no later than 11 a.m. 🌿 A late check-out is possible in consultation if no new guests are arriving. Coordinate this in advance. Other things to note SURROUNDINGS & FACILITIES In the neighborhood: • Supermarket: 6 mins drive • Marina Marnemoende: 800 meters walk (with restaurant) • IJsselstein city center: restaurants, shops and terraces • Food delivery: Multiple options available • Walking routes along the Hollandse IJssel (partly stroller-proof) • Nice cities in the region for bad weather On the spot: • Private terrace with seating • Shared courtyard garden by the farm • Meadows with sheep (not present all year round – due to moving to other meadows and winter storage) • Chickens roam freely when possible; in summer they sometimes stay in the coop to conserve the lawn and give new grass a chance • Apple and pear trees + nuts in the fall • Swimming pool (10x5m) available from mid-May/June to August/mid-September – depending on the weather – use in consultation due to privacy • Two city bikes available (1 with a child seat) – use in consultation; please let me know clearly if you want to use them – the same goes for the child seat (for a child up to 22 months/25 kg). Then we'll get them ready. • BBQ (Electric Weber) • Iron and Board available - upon request • Free parking at the office building in Utrecht on weekends and outside office hours (possibly during the week in consultation). Address is on Emmalaan/Ramstraat (just a message to me for the right location:). • Various charging points for electric cars in IJsselstein (nearby; not at the stay itself) ________________________________________ KITCHEN LINEN, TOWELS, AND BEDDING Upon arrival, we will provide a set of towels, kitchen linen, and made-up beds. We charge a fee for that (120.00 one-time). This is automatically added to the cost when booking through Airbnb. We request the guests to indicate when the towels are finished. We are happy to exchange these for a clean set. Prefer not to do the washing yourself; also for environmental reasons :) RATES - when booking directly For 2 people 2026: €135 per night For 2 people 2027: €150 per night Minimum 6 nights. A stay can be booked through Airbnb, but a direct booking is often cheaper. Availability is slightly different in certain periods on the following days: 🟢 April 24 to May 8, 2027 – May vacation: Rental starting from 14 nights. 🟢 July 17 to August 7, 2027 – summer vacation: Rental from 21 nights. 🟢 From August 13 to August 28, 2027 – summer vacation period: Rental from 14 nights. PAYMENT & CANCEL • Payment of 50% is required at least one month in advance to confirm the reservation. • No deposit You will receive a 50% refund of the total amount if you cancel within one month to one week prior to arrival. No refunds for cancellation within a week. If another reservation comes after canceling, it will be deducted from the amount paid. In case of cancellation during the stay, a refund is not possible.
