Description

Welcome to our home just 5 mins off the I-35 on the edge of San Marcos and Kyle, Texas. This planned community offers small town charm along trails, playgrounds, pool and splash pad. This fully equipped house offers comfortable pristine spaces. Simply unpack and make yourself at home. Centrally located between Austin and San Antonio dining, entertainment and attractions abound. Please note only available for long term stays. A deposit is required - refer to the section ‘Other Details’ The space Each of the 3 bedrooms have their own wall mounted smart TV. The master bedroom has a king-sized bed, the second has a queen bed and the third is setup with two doubles. Walk-in closets are available in each bedroom, providing ample space for clothes and belongings. The luxurious master ensuite has a large walk in shower and a soaker tub. The guest bathroom has a tub/shower combo. In addition to bath towels, beach towels for the pool are available. The dining area has a table that seats 6 with an additional 3 bar stools at the kitchen counter. The kitchen has a large work space and is fully equipped with all the essentials. The kitchen appliances not only include the standard fridge, microwave, oven, gas stove and dishwasher, but there is also an air fryer, coffee maker, pop corn maker, kettle and toaster for your use. The front of the house includes a quiet office space equipped with a desk and office chair along with a reading nook. A monitor is available for your use and with high-speed internet you can easily stay connected or work remotely. The quite, very private backyard has a large patio that can be enjoyed anytime as it is shaded for the majority of the day. You can relax in high end, comfortable furniture as you look onto greenspace. A charcoal grill and cooler are also available for your use. There are also some children’s toys, a baby play and board games available. There is ample parking available – the garage has space for one car (long term stays only), the driveway can fit two cars and street parking is always available. We are always available for any questions you may have and look forward to hosting you in our home. Guest access All rooms and backyard are available for your use. This is our home away from home and, as such, we have left some personal belongings in the garage and one corner of the very large master walk in closet. The hall coat closet has some personal supplies and is thus locked. However, there are hooks inside the entry from the garage for coats and shoes, ample kitchen cupboard space, a large kitchen pantry and a shelving unit in the laundry room. Just to reinforce the house rules: - no smoking is permitted in or around the house - no pets are allowed in the house at any time unless approved ahead of time - no parties, events or large gatherings are allowed unless prior approval is obtained - no additional guests are permitted to stay unless prior approval is obtained The home is well equipped with kitchen small appliances and housewares - for long term stays (over a month), the cost of any significant amount of breakage must be covered by the tenants. Other things to note As this home is very well equipped and available for long term stays there are some additional house rules and reservation details to be aware of if you are a long term guest (longer than a month). These details are outlined below and are such to ensure I can keep the monthly rate as low as possible. For us, the objective of renting long term is to keep the house occupied while we are not using it and to protect the quality of the home for everyone to enjoy. Supplies: The house will be equipped with an initial set of supplies - e.g. coffee, water, salt, pepper, toilet paper, paper towels, soap/shampoo. After the supplies are used up, no more will be provided during your reservation period. There will be some cleaning supplies in the laundry room - feel free to use, however, out of courtesy, if a supply becomes empty please refill. Deposit: A deposit equal to one months rent is due no later than one week before check in, or within one month of having booked the reservation - which ever is earlier. It will be requested via Airbnb’s Resolution Centre. If the deposit request is not received, the reservation can be cancelled by the host without penalty. Such deposit, will be returned shortly after check out ( and no later than one month after) barring any amounts withheld for the following reasons: - cost to rekey locks because of missing keys - cost to replace missing pool pass and/or garage door opener - unpaid HOA violations - damage to furniture or missing appliances or housewares (beyond reported breakage that is consider normal, accidental wear and tear) - rent lost due to cancellation before end of reservation period - cost of utilities that exceeds $500 a month - excessive cleaning - as the home should be left in the same condition as it was received at check in - this does not include towels and bedding which will be covered by the normal cleaning fee (all towels and bedding should be placed in the laundry room when checking out) - any of the 'Extra Costs' that have are unpaid by the guest at time of check out Extra Costs: It is expected that all guests will treat the home as their own and respect the contents. Any significant damage, overuse of utilities, etc. will be charged to the guest as an 'extra cost' and requested each month during the stay via AirBnBs resolution centre. As with any long term lease, cancellation before end of the reservation will be billed to the guest as an extra cost. If the home can be re-rented this will not be applicable. As the home is well equipped with linens and housewares the cost of any significant damage to such, or missing items, will be incurred by the guest. For example, - costs to replace major breakage (ie. significant amount of dishes and glassware) - costs to repair bedding and linens that have been damaged - items that are found missing that were listed in the house inventory All HOA violations incurred by the guests must be paid by the guests. If the monthly cost of utilities exceeds $500, the additional cost will be paid by the guest. Any extra costs will be requested of the guest via the AirBnB resolution centre. The guest can choose to put away all bedding and housewares and use their own. There is plenty of storage in the kitchen and bedrooms to store items you want to protect from damage. HOA Rules: - the HOA has strict rules and does enforce them - a warning is usually given before a cost is assessed - please ask to see the rules if you would like to read them … I honestly only know of the garbage can rule and it’s outlined in the house manual - leaving the garbage cans on the road after (or before) the day of pickup is not allowed - there will be no warning for this violation and if it’s reported (which our neighbor's have been known to do) a cost will be incurred - all HOA violations incurred by the guest will be paid by the guest House Inventory and Existing Damage: - the house is well equipped with appliances and housewares which must remain in the home upon check out - an inventory list with pictures is in the house manual - current damage is minimal and has also been listed in the house manual along with pictures - please review all pictures and details of inventory and existing damage upon check in - if no discrepancies are reported within 24 hours of check in the assumption is that guests are in agreement with what has already been documented Lawn Maintenance: - lawn maintenance will be done by an outside company as they see fit - usually once every two weeks - they usually mow Mondays and mid-day but it could change. Please let me know if you need to know when they will arrive. Utilities and Internet: - all utilities and internet are included in the monthly rental fee - however, monthly costs over $500 will be covered by the guest. A family of five was paying $500 a month during the hottest months of the year so you shouldn’t go over if the air conditioning, heat and water are kept to reasonable level - to help ensure efficient usage (and also so as not to over tax the heating / cooling unit), please keep the air no colder than 68 degrees and turn it up to 80 when you leave for extended periods (like during the day to attend work or school) - please keep the heat no higher than 70-72 and turn it down either during the night or when away to about 64-66 - if electricity and water are not abused and turned off when not in use there should be no problems staying within the monthly cap of $500 (we have always had one ceiling fan always operating to circulate heat/cold) - if there is any overage one month I will communicate this to you to avoid any end of term surprises Regular Home Maintenance: - with any long term rental, it is the guests responsibility to take care of regular maintenance - like replacing light bulbs and batteries, adding salt to the water softener, controlling any pests, ensuring bathrooms do not get mouldy, etc. - the home will be freshly sprayed for pest control prior to check in and salt will be added to the water softener in the garage … this should be good for 3 months before having to be redone. If you would like us to take care of this after three months we will gladly do this for an additional fee - it is expected that the home is in the same condition as you received it. A deep clean will be done before check in. If at any time during your stay you would like to hire our cleaners that can also be arranged.
