The front yard had grass and is perfect for outdoor games or just lounge around. The front fence has ficus trees which gives privacy and adds a zen nature vibe to it. The fully backyard has covered patio giving plenty of shade and lots of sunny areas for those looking to sunbathe and enjoy our beautiful Californian weather. If you like BBQ, it is provided to you with propane topped up and all the grilling tools you would need. POOL|SPA: Pool: $100/daily fee (to include spa) to 85 degrees. (More heat is an additional fee) Spa only: Complimentary. ( must be turned off after use). If you need the pool heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment. Pool and spa can not be heated at the same time. If one is heating, the other one isn’t. Please notify us when you are finished with the spa so that we can keep the heat going in the pool. Payment can be made via Airbnb or another form of payment. **Most of the year, heating is not needed except for the winter months upon request. This home has vaulted ceilings, new carpet and new furniture. Kitchen is spacious and fully stocked. With open floor plan, it is perfect for gatherings and entertaining where everyone can cook, dine and enjoy the company of each other. Early check-in fee is $75, payment has to be provided upon request, otherwise, the request will not be valid. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate. FESTIVALS: Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with 5-10% discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. I and the Pool Area Users agree to abide with the rules of The pool ("Pool Rules"). I Understand that landlord, its Officials, directors, agents, employees, volunteers and Representatives (collectively, "landlord") retain the right To restrict access to the pool for the failure of any person to comply with the Pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH. I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily Utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, Associated with or related to my and the Pool Area Users' Use of the pool, even though such risks may have been Caused by the negligence of the Landlord; 2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys' fees, which might arise out of my or The Pool Area Users' use of the pool, even though such Claims, demands, actions and costs may have been Caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users' use of the pool; b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children. I. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and i agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal proceedings shall be in the county of Los Angeles, State of California.
