This large, warm and lively house combines the calm of the countryside, the pleasure of swimming (from May to September with a large secure pool) and access to numerous leisure activities nearby. It's perfect for one or two families with children (enclosed garden with trees and flowers), as well as a few couples of friends looking for a peaceful break or to discover the region. The space On the first floor, several large, adjoining living rooms: ENTRANCE: coat rack, exposed stone walls and beams, armchairs, secretary, cupboard with numerous DVD movies.
 Transition space between main entrance, living room and kitchen. LIVING ROOM 1: exposed stone walls and beams, sofa and 4 armchairs, coffee table, desk, bookcase with many books, TV unit including internet box, wifi router, large-screen TV, Netflix, Prime and Canal + access.
 LIVING ROOM 2: LIBRARY / GAMES ROOM: Sofa and armchairs, chest of drawers, desk, numerous books & comics, board games for adults and children. Fireplace not in working order. DINING ROOM opening onto garden and pool. Table for 8, 8 chairs, large console, small buffet.
 TOILETS (access from entrance): toilet, washbasin and shower.
 KITCHEN: Sink, dishwasher, round table and 4 chairs, fridge/freezer, oven (grill function), 4-burner induction hob, microwave, numerous cupboards with all kitchen equipment (blender, waffle maker, ice-cream maker, fondue set, etc.), large buffet (numerous glasses and cups, antique crockery), UTILITY: Washing machine, tumble dryer, ironing board, large chest freezer, grocery shelves, extra sink.

Cot and high chair available. Access to the first floor is via a wooden staircase in the center of the house. 
On the 1st floor, there are several independent rooms served by a corridor with a bookcase.

 BATHROOM (for bedrooms 3, 4 & 5): 1 washbasin, 1 shower Separate WC in hallway. Wifi connection throughout the house. The house is furnished with our own family heirlooms and heirlooms. We have a large collection of books, comics, DVDs and CDs available for your use during your stay.

 Fully enclosed garden, access from the street secured by an electrically operated gate. Two outbuildings in the garden are secured and locked. This property is located between Champdeniers and Echiré, 7 minutes from exit 10 of the A83 motorway and 15 minutes from Niort TGV station, at the gateway to the Marais Poitevin. 
In the heart of the hamlet of Germond, it's both quiet and close to many places to visit and activities: nearby cycling and hiking in the countryside (route de St Jacques de Compostelle ), Cherveux water sports center/Saint-Christophe-du Roc 5 min away, Mazieres golf course at 8km. Niort, its beautiful market (nominated the best in France in 2024), historic district and keep 15 min away, the Marais Poitevin canals 20 min away, Futuroscope 50 min away, animal parks and Le Puy du Fou 1 hr away, La Rochelle and Ile de Ré 1 hr away. All local shops, markets, supermarkets and services are available in Champdeniers (4 km) and Echiré (10km).
