Spacious country house refurbished to a high standard offering an abundance of spacious and luxury rooms. A fantastic social area plus separate cosy lounge. Set in a remote location with stunning scenery and a large games room. Sleeps up to 18 with 6 bedrooms and 6 en suites. The property is on a shared site. Dog friendly. we charge an ADDITIONAL £30 PER DOG for the duration of your stay and can accept up to 2 dogs. Fabulous family holiday house, not a party venue. The space A lovingly refurbished farmhouse set in open countryside, offering far reaching views across the fields. With 6 individually designed bedrooms each having their own en suite this property gives you plenty of space whilst still having a cosy, homely feel. Located near to the popular village of Monyash with it's local pub offering superb food and local ales and a great children's play area. There is also a highly visited cafe, open all day serving your usual delights to help get you on your way exploring the vast countryside around you. You enter the property into the stone floor hallway, which leads you to the first of the 6 bedrooms, this one being on the ground floor. Bedroom 1 features a stunning focal fireplace, which is for decoration only, and a bed that can be requested as a twin or double plus you have a full sized bunk bed. There is a large en suite with separate shower cubicle. Opposite this room takes you into the large kitchen / dining and seating area. All the first floor has stone paving but there is underfloor heating throughout making the farmhouse warm and toasty throughout the cooler months. On entering this room you have the dining table tucked neatly in front of the French Doors that lead to the rear decking - perfect for opening in the warmer months and experience al fresco dining. The table has a combination of chairs and benches and can seat 18 comfortably. Opposite the dining is a seating area - a couple of sofas face the large stone fireplace housing a log burner, creating a cosy space to sit and relax pre or post dining. The stylish kitchen features a central island with a few stools tucked underneath. It's well equipped with all the main appliances you would expect to find, with a central range domineering the room, located in a stunning stone archway. A handy utility room leads from here that has the washing machine and tumble dryer, microwave, additional fridge and door leading to outside so ideal for use when you have muddy shoes or dogs. There is also a downstairs W/C. Towards the rear of the property is the main lounge, a great place to relax after a day exploring with comfy sofas and TV, the stairs to the first floor are in the corner of the room. On the first floor you have the further 5 bedrooms, all decorated in their own elegant style with plenty of natural light flooding in. Bedroom 2 has a double bed that can also be made into twin beds, and an en suite shower room. Bedroom 3 can be a double or twin and has an en suite shower room. Bedroom 4 is a double that can also be made into twins, with en suite shower room. Bedroom 5 along the corridor can be twin beds or made into a double with an en suite shower room. The family suite at the end of the corridor can sleep up to 6, a large room with double bed that can also be made in to twins, a full sized set of bunk beds and across the hallway an additional bunk bed alcove, in between these 2 rooms is the large en suite with luxury bath with shower attachment, plus a separate shower cubicle. With the property located in open fields from anywhere outside you are surrounded by magnificent views. Leading from the kitchen French Doors you can access the rear garden, which is all decking and finished with raised beds - planted with seasonal flowers. There is plenty of seating with comfy rattan seating and low tables. To the side of the property is a grassed area with further paved section with a few seats and a table. There is ample parking in front of the property. The site is shared so we do ask to keep to the areas in front of the property. What this property can also offer is a private games room, featuring a pool table, darts board, small bar area, giant connect 4 and hookey game it's perfect for teenagers to hang out in or indeed all ages. The room is heated and heating is controlled by a switch. It stays on for 20 mins at a time only as a fire safety feature. You just have to press it again each time to make it come on again There is a BBQ for your use whilst at the property and we do ask that you supply your own charcoal and lighting equipment as this is not provided. Guest access You have exclusive use of the accommodation. It is on a shared site so you do share the main driveway with the other self catering property. Other things to note Each bedroom offer flexible options that can be made up as twins or doubles so you can pick and choose your layout to suit. You need to have made your request two weeks in advance as the beds cannot be changed upon arrival as there is no staff on site. We provide each guest with fresh towels. Hand soap and shower gel in the bathrooms. Plenty of private parking in front of the house. If you are looking for a relaxing stay in the Peak District with plenty of country pursuits but are not looking for a party venue, this is the ideal property for your stay. Please note that we are dog friendly at this property however, dogs must be kept under control at all times and never be left unattended. For your information, a maximum of 2 dogs are allowed on site if pre-arranged - they are welcome in all downstairs social areas, but you will be expected to keep them out of the bedrooms and off the soft furnishings. We do charge £30 PER DOG for the duration of your stay. For the comfort of all guests, outdoor shoes are not generally worn on the carpeted area of the house, so don’t forget your slippers! Noise Policy - due to the quiet location, late-night noise must be confined to inside the building by 10 pm as neighbours are in close proximity. Please respect this. No fireworks, drones or Chinese Lanterns; you are on the edge of a National Park with wildlife and livestock close by. Wifi – we provide free wifi however, as the Peak District is in a beautiful rural location, sometimes there can be intermittent wifi signal that is beyond our control; we also hope you appreciate that we cannot guarantee wifi if there are technical issues out of our control. Please bring your own cot bed linen as this is not provided
