Cozy Garden Suite w/AC. Enjoy the waterfront view from the privacy of your patio. Have morning coffee as the sunrise comes over the Bay. Walk down to the small beach to swim. Stroll quietly along the rocky shore. This beautiful getaway is only 20 minutes from Newport, the Cliff Walk, the Mansions, Ocean Beaches, Harbor Cruises, and Newport's nightlife. Gas & Charcoal grills, Outdoor Shower, Off-Street Parking, microwave-only indoor cooking. Your Host lives above the suite in a separate unit. The space There are two main rooms and an outdoor patio/living space. The rental is newly air-conditioned. There is a mini-split in each of the main rooms. Fans are also supplied. Please note, this rental is not compliant with the Americans with Disabilities Act. The hall between the two main rooms is narrow and may not be suitable for wheelchair users. The Patio features a love seat, an outdoor sofa, and a coffee table, so you can enjoy the bay view while enjoying a cocktail, coffee, or dinner with your group. There is also an outdoor dining table that seats six and a Weber Grill for BBQing. The grill has four burners and a side burner for pots or pans. It makes for easy outdoor cooking. The unit does not have cooking facilities inside. There's an outdoor shower with hot and cold running water so you can rinse off when returning from the beach, it has a great view of the bay. The inside bathroom alsohas a shower. On the back lawn, there are Four Adirondack Chairs and a fire pit. The back lawn has the same beautiful view of the bay that you get from the Patio. There’s a small town beach below. I have provided four Beach towels, Beach chairs, a beach cart and a small cooler for your trips to the beach. The backyard area is reserved for guests of the Airbnb The Entry to the suite is from the Patio into the Primary Bedroom. This bedroom has a Queen-sized bed, a 32" wall-mounted smart TV with YouTube TV, Netflix, and Amazon Prime. There's also a work desk for those who need one, along with high-speed internet. The Primary Bdrm is separated by a short hall that leads to the Living Room/Secondary Sleeping Area, the Kitchenette, and the Bathroom. Secondary Sleeping Area/ Living Room - This area has a daybed which can be utilized as a sofa and a trundle bed that slides out from under the daybed, providing sleeping accommodations for two people. There is a second wall-mounted TV in this area The small kitchenette includes a full-sized refrigerator and a Pantry area. There is a Microwave Oven, a Keurig Coffee maker, a small blender, a French Press (also for making coffee), and an electric kettle for boiling water. Please note !!! Other than the Microwave, there are no cooking facilities inside the unit. Guests must use the BBQ with a side burner outside for cooking. I provide dishes, silverware, Bowls, Drinking Glasses, Coffee Cups, and wine glasses (Plastic). Hopefully Everything needed for a pleasant stay has been provided. Bathroom - There is a full bathroom with a shower but no tub. There is a Sink with a vanity mirror and a toilet. I provide a hair dryer, Shampoo, Conditioner, And Body Wash. Please remember this is a quiet residential neighborhood; no loud noise after 9 pm and no parties. Inside the rental, this is a non-smoking property. You may smoke outdoors if necessary. Guest access Entrance to the Suite is through sliding doors off the back patio. Guests have exclusive use of the Garden Suite and the Brick patio that offers a 180 degree view of the water. No Kitchen inside. The patio has outdoor sofa seating and a dining Table that seats six. There is a 4 burner Weber Genesis gas grill at the end of the patio that has a side burner for pot or pan. for easy cooking that keeps the grill master close to friends while preparing the meal. The Grass backyard on the hill below the patio has 4 Adirondack chairs and propane fire pit for the exclusive use of Guests . A block away at the bottom of the hill, there is a small rocky beach with calm waters. For our guests we provide a wagon with beach wheels, beach towels, 2 beach chairs and 2 beach blanket/mats. The wagon makes it easy to cart your stuff down to the small rocky beach below. While there isn't a lifeguard on duty, the waters are calm and you will find many local families enjoying the beach and swimming there. Oct. 18 -19 Bowen's Wharf Seafood festival Oct. 19 Pell Bridge Run/Walk November 7 - 16 Newport Restaurant Week, November 22nd - January 1 Christmas at the Newport Mansions. - Wander three mansions, The Breakers, The Elms and Marble House, dripping in 25 enchanting Christmas trees, a floor-to-ceiling poinsettia tree, hundreds of fresh flowers, evergreens and elaborate ornaments. Don't miss the dazzling Sparkling Lights display at The Breakers. Walk through a dazzling 50-foot-long tunnel of light, see illuminated snowmen, reindeer and many more sparkling surprises. Afterwards, don't forget to make your way to the Children’s Cottage outlined in lights to take a peek through the windows at Santa’s Workshop. While at my Airbnb property, If you want to venture away from the property, it's a healthy walk up the hill. You can veer off at Linda Terrace and make your way to a nursery property where you can find dirt roads that allow you to walk or run with great views of the water. My daughter loves to go for a long run in the neighborhood, and I will be happy to make suggestions for a route. You can also run or hike up to Middle Road, where you can travel along the borders of farm land. The farm stand on Middle Road sells fresh strawberries and corn in season, and they also have beautiful Sunflowers. If you want to venture a bit further out in the area a short 1-mile drive south on East Main will bring you to Anna D's Café, where you can get a great breakfast or excellent lunch sandwiches. It's also a good place for a glass of wine. Next door to Anna's is Fieldstones, a good neighborhood pub and restaurant. just south of Ana D's, you'll find the Green Grocer, an excellent organic market. Going north about a mile, you'll find DeCastro Farm's Produce and Garden Center. Much of the produce you will find is grown on their own farm. They are well know for their very fresh local corn. A little further North on East Main, you will find a café called Grafik. In my opinion, it has the best espresso drinks on the island. If you are a coffee snob, this place is for you. They rank among the best anywhere. When you're home please remember this is a quiet residential neighborhood, no loud late-night parties.
