Charming lake front private property with rare private sand beach, shallow water entry, incredible sunsets and a great location to explore the region. Completely renovated (2022) lake cottage offers a great place to relax and is a base for an incredible vacation. Located on a quiet dead-end street consisting of private homes and camps. 1 hour from downtown Montreal, Burlington and Lake Placid! Bring your toys! Every month has something to offer in the Lake Champlain region! The space This property is a 1950s lake cottage that was recently purchased and completely renovated. The cottage is situated directly on Lake Champlain with beach access to the water. Located on a scenic road, the cottage is surrounded by similar properties on both sides. The waterfront faces west-northwest, allowing for incredible sunsets. There are two private bedrooms, one has an attached half bath. There is also a daybed located in the sunroom. There is a full bathroom and an wonderful outdoor shower. Heating and cooling are provided by ceiling fans as well as a newly installed four zone mini split. For 2023, ongoing landscape development of the property’s grounds is underway. Guest access You have access to the entire cottage as well as a large portion of the yard, including a portion of the shared beach. Please respect the private property surrounding the cottage. Other things to note You will be vacationing in rural, northern New York on a magnificent lake. It is an absolutely beautiful location with very friendly people. Lake Champlain is over 100 miles long and up to 400 feet deep in some parts. Our portion of the lake will completely freeze over in the winter. As you can imagine, the lake can be quite cold throughout the entire summer season. The warmest water temperatures occur in August and September. The lake can be very dangerous at times due to strong winds and low water temperatures. Unfortunately, zebra mussels, inhabit Lake Champlain, and water shoes are always recommended when you are in the water near the shore. Please be careful of wildlife when driving in the area at night, deer, foxes, skunks, raccoons, and other interesting things enjoy crossing the road when you least expect it, lol.
