HOUSE RULES & BOOKING TERMS * Rates & Usage – NO EVENTS OR PRODUCTION SHOOTS AT THIS PROPERTY (Contact us for other suitable properties) – Standard nightly rates apply to normal stays within the stated sleeping capacity only. Additional guests above sleeping capacity are charged at higher rates depending on total headcount and must be approved in writing. Please enquire before booking. * Unauthorised Guests Staying or visiting guests who have not been approved in writing are not permitted. Unauthorised guests may result in additional charges, termination of the booking and deductions from the security deposit. * Security Deposit A refundable security deposit applies to all bookings and starts from £1,000. The final amount depends on the nature of the booking. * Pre-Arrival Requirements All guests must: – Provide a valid government ID – Review and sign our booking agreement – Pay the refundable security deposit This must be completed within 24 hours of booking confirmation, or at least 3 hours before arrival for same-day bookings. * Condition of Stay Bookings cannot proceed unless all pre-arrival requirements have been fully completed. * Additional Guest Policy Staying or visiting guests above the stated sleeping capacity are not permitted unless agreed in writing before arrival. Any unapproved staying or visiting guest above the stated sleeping capacity may result in immediate cancellation or termination of the booking, removal from the property, and a charge of £100 per person. Guest access Guests will have exclusive use of the entire house and its 2-acre grounds, including the indoor pool, cinema room, games room, lounges, bedrooms, gardens, and gated parking. Other things to note A refundable security deposit is required for this property and is processed separately through our Airbnb-connected property management software. The security deposit is processed as a temporary card authorisation rather than a completed charge. Card authorisations can only remain active for a limited period. If the deposit needs to remain in place beyond that period, the system automatically places a replacement authorisation before the original one expires. This can temporarily result in two pending security-deposit transactions appearing on your account, but it does not mean that two deposits have been taken. The original authorisation will be released automatically. For Visa cards, this normally happens approximately 5 days after the authorisation was placed. For Mastercard, it normally happens approximately 7 days after it was placed. The replacement authorisation will remain temporarily until it reaches its own release date. Depending on your bank, the released authorisation may not disappear from your online banking immediately. However, provided both transactions are showing as pending, they are temporary holds rather than completed charges.
