The River Haven Retreat is in beautiful Aspen Brook, where you can literally walk into Rocky Mountain National Park, fish the Big Thompson across the street, and enjoy a picnic in the adjacent neighborhood playground (22-ZONE3402). The space Real quick -- house rules (sorry!) - Check in is 4pm or later; check out is 10am or earlier. We can't accommodate different times. - Home and neighborhood are non-smoking. - No parties, no pets! - Open outdoor wood fires are illegal - 2 cars & 8 guests max. - Guests start a load of dishes and a laundry load of towels/hand towels/washcloths at checkout Our lovely mountain home is in the Aspen Brook neighborhood, which nearly borders Rocky Mountain National Park. You can hike out the front door of our home and be inside the park in a few minutes by foot, wandering along the banks of the Big Thompson River into Beaver Meadows, a vast grassland surrounded by big mountains. It's a huge elk grazing and breeding area, so wildlife abound around our home. The property is close to all the attractions -- just a few minutes by car to the Rocky Mountain National Park Visitor Center, Beaver Meadows Entry Station (for vehicles), and to downtown Estes Park. The best food in town at Bird and Jim is about a mile away. Our family-friendly home has a king maser suite, two queen bedrooms, an open living/dining area, and a basement with a game room, reading nook, pool table, piano, and a pullout sofa in front of a cozy fireplace. The neighborhood is a quiet, safe and upscale HOA with classic modern mountain homes. It features a picnic area, common area along the river, plus a playground for kids. The HOA has additional rules that we have to abide by: no pets; no RVs/trailers/motorcycles; no smoking even outside; and 9pm-8am evening quiet hours. BEDROOMS Bedroom 1 on the upper floor features a king bed and a full size bathroom shared with Bedroom 2. Bedroom 2 on the upper floor features a queen bed and an attached, shared bathroom (with Bedroom 1). Bedroom 3 on the main floor, features a queen bed plus two singles arranged as a bunk bed. Bedroom 4 (not really a bedroom) is in the basement, with a pullout sofa in front of a fireplace. KITCHEN & DINING Kitchen - Our kitchen has all the small and large appliances for your cooking endeavors. It's a great open layout so you can socialize as a group of friends and family. Dining - The attached dining area off the kitchen is great so the chef isn't lonely! LAUNDRY Laundry - We a provide full size washer and dryer for guests to use. ENTERTAINMENT Basement Fun Zone - The basement is our fun zone! There's a gaming area with a pool table, reading nook & piano. There's also a comfy couch in front of a fireplace, plus a media room with a PS4 and large TV for movies and hanging out. Living Room - The main floor living room has an extremely comfortable couch plus a lovely gas fireplace. DISTANCES + Marys Lake, Supermarket, Restaurants: 5 min drive + National Park Entrance: 7 min drive + Golfing: 10 min drive + Downtown: 9 min drive + Backcountry Skiing at Hidden Valley: 20 min drive + Eldora Ski Resort: 50 min drive Guest access Guests will have full access to our home, which includes: 3 bedrooms (1 king, 1 queen, 1 queen/bunk bed) 1 open dining/kitchen/living room (with fireplace) Basement sleeping area with fireplace Basement game room & media room Deck & grill Washer & dryer HOA playground and picnic area Common area access from the HOA to the riverbank 2 parking spaces Other things to note NOISE Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise level so I can maintain good relationships with my neighbors. ADDITIONAL & NONPAYING GUESTS Nonpaying and non-registered guests are not allowed on property. HOUSE AND NEIGHBORHOOD RULES My neighborhood has rules to ensure serenity and privacy. By booking you are agreeing to them: no pets, no RVs, no motorhomes, no motorcycles, no open flames, quiet hours from 9PM to 8AM, requirement to observe 15mph on neighborhood roads, and absolutely no smoking anywhere (not inside, not outside, and not even in the neighborhood!). BEARS Do NOT leave food in your car! Bears frequent this area and can break in! We use a Minut noise meter. It doesn't record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests & to protect the home. It also serves to warn us about parties & prevent noise complaints from neighbors. It is located in the living room attached to the staircase.
