Blocks from the marina, downtown & groceries (Walmart nearby and Costco 15 min). With 1360 sq. ft of interior space and a massive 1028 sq. ft exterior terrace, this modern Miami/Vegas-inspired 3 bedroom, 3 full bath home offers comfort & style. One covered unheated pool at ground level by a community gym, and one adult unheated lap pool on the 4th floor in tower 3. Arcade games (including Golf, Defender & Joust) and Sonos sound system. Filtered water at sink and for ice maker, and an extra Brita filter hauled down from the US in refrigerator. Views of downtown & marina. Sunsets and sunrises from the patio. Discounts for repeat guests. Relax in the private steam room for 4 or soak in the private 9 person jacuzzi (cleaned & flushed weekly by a professional pool cleaning service). Unwind on the expansive partly covered patio with a 6 person fire pit, custom daybed, loungers & outside shower to cool down & clean off before/ after the jacuzzi. Stay entertained with fast WiFi, 3 55-inch flatscreens with Sonos sound & access to Netflix, YouTube & other streaming apps (bring your own passwords). Stay comfortable with 4 A/C, blackout blinds, ceiling fans in all rooms, and dehumidifier systems in two rooms to reduce humidity (please empty the water trays every 3rd day for a cooler experience). The equipped kitchen without oven features a built-in water filtration system, granite waterfall countertop LED lighting base, padded bar seating for 4, 5 gas stove top & microwave, dishwasher, coffee machine, blender, cookware, & spices/condiments. We have a water filter for the sink & fridge ice water, and also have a Brita filter container in the fridge (we like clean water what can I say). A washer & 2 dryers are available on the patio next to the wet bar/BBQ area. The BBQ is gas powered and has a small kitchen stainless sink and prep area overlooking Cabo. Each bedroom has high quality imported sheets and bedding (Sealy brand mattresses; Coop, Lunna, RRESUINSA pillows of various firmness; Mellanni sheets, Mellanni and Casper douvet covers imported from US; soft bamboo mattress protectors under the sheets imported from US) & attached bathrooms with luxurious 3-in-1 rain shower systems, Koehler sink fixtures (imported from US) and tile to the ceiling. Basically, upgrades galore in this unit. For your convenience, our property manager offers full concierge services, including transportation, club reservations, private chef & grocery pick up etc. Located in the heart of Cabo, our condo is just blocks to the restaurants, clubs, bars, spas, and shops in town. The marina is just blocks down. Some popular nearby spots include Medano beach, Taboo Beach Club, Bagatelle, Corazon beach club, Mango Deck, Squid Roe, Crush, Mandala, Rooftop 360, Nowhere Bar, Happy Endings and Cabo Wabo. Don't miss the Rooftop at the Cape Hotel, Rooftop 360 and the Sunset da Mona Lisa restaurant. If you have a birthday, bachelorette, bachelor, or anniversary we are here to make it the best experience. We can help with beachfront all inclusive days at the beach or beach club. Uber can transport you to the marina or beach within minutes and we often walk into town when in town, and walk to the marina. Ask us where to go and we are happy to share our fav spots. We are one of very few condos with two dedicated parking spots but it’s best to get a small car as spaces are surprisingly narrow in Cabo. We are walking distance to town so you probably won’t need a car. (We do not provide remotes for the garage as remotes are lost almost every time so entry is manual by going through the side gate, ample parking out front) We do have a crib and Princel baby high chair in the unit but crib is in the garage for storage so please ask in advance if needed. Quality Costco purchased shampoo, soaps, and conditioner provided. We provide real home size and not those one time use products. For security, we have two Blink security camera outside the unit at the door entryway and towards the elevator (the Pedregal Towers also have security cams in the garage and near the elevator entrances), Minut decibel meter which logs sound levels of over 76 decibels. We use Sensibo geofencing to reduce AC electrical consumption which also helps filter the air for max purity. Disconnection of Blink, Minut noise monitor, or Sensibo humidity ac controller is not allowed. We also have an electronic key pad deadbolt for added security. We are pleased to assist with event planning, baller packages, martial arts or wellness planning etc. We have a number of contacts for yachts, restaurant reservations, skin care, Botox, stem cell and gym/martial arts/bjj training facilities. We can help with referrals at no additional cost. We are blocks from a dentist, spa, bjj/mma training facility; and a very high end gym with training day and night is just an easy Uber 3.7 km away. Yoga on the beach is 2km away. If you need more space, we know all the other owners that have airbnbs in the complex and we can send Airbnb links once there is a booking. One could rent two units easily to have 5-7 bedrooms and two kitchens for privacy etc for wayyy less than a villa. Please note that Cabo is near the tip of Baja and some things such as storms and occasionally power outages are out of our control. We are in Pedregal which has its own desalinization plant which has never failed but power does go out on occasion usually during September or October during heavy rain or storms. We have a generac battery for emergency power tucked away for emergency use. Usually it’s at night for an hour or two as they do maintenance. The elevator and fire pits are turned off if a storm is expected (storms are usually in September or early October) Thank you! Guest access Guests can access the community pool & jacuzzi, and the community gym and roof lap pool which is intended to be adult only. We have a property manager for Transportation at extra cost for airport transport or for excursions. Please note there is a decibel monitor which records only decibel levels and ONE Blink security camera outside over the front door looking at hallway for safety. We have neighbors in the building so please be courteous with sound especially after 9pm. Sound is to be turned down at 9pm. We use Blink cameras for security. Minut decibel meter for sound disturbances above 76 decibels for over 20 minutes. We also use Sensibo to maintain the AC at 21 C to maintain efficiency. Sorry, setting it at 60f C17 will not cool it to that temp in the summer. I have UV film in all windows and inside and outside roller shades. Close those during the summer for a cooler experience. Please turn off AC when leaving the unit for an excursion as all Cabo electricity is from diesel generators running 24/7. FYI this is Mexico and it’s rare to have a storm and that’s usually in September but if it does get stormy they will turn off the elevators in case there is a power outage. Pedregal does cut out less than the rest of the city so it’s very rare but it does happen a few times a year (sometimes for a few minutes and sometimes a couple of hours which is usually at night when repairs are done). We have our own desalination plant so water has never been an issue in Pedregal but it can be an issue in other parts of town. Thank you. Other things to note We now have two Blink cameras in the outside hallway as most units do. We also added a keypad deadbolt for added security. We also added an ultra large water filter for the jacuzzi and steam room. We have a fridge filter, sink filter, and a Britta water filter. We have a decibel sound monitor inside the condo which does not record sound but logs high decibel levels and the two Blink camera outside approaching and away from the front door. One faces near the elevator and stairs. Please note that all HOA for the area fine for noise complaints. All local and HOA fines for noise are responsibility of guest. Fortunately, in four years this has never occurred but please be mindful of neighbors. AC will automatically toggle to 23 C which is approx 73 Fahrenheit. I have an extra large ceiling fan in the master bedroom and it’s amazing and keeps the room cooler than the prior ceiling fan. Please keep outside doors closed when the AC is on and turn AC off in rooms not in use, including the living room when going to bed. Guests are also asked to turn off AC and close the blinds when leaving the unit. We have the largest tankless Rheem water heater after replacing the standard unit but it does take a few minutes to get a shower hot and even longer for hot water to make it to the kitchen sink. Additional maid service is $70 per visit if requested in advance or if bbq is used extensively. Bookings over 8 days will require an additional charge of $70 per week rounded up to the next full week so a maid can come weekly. The jacuzzi cleaner comes weekly and we will let you know in advance that he is coming. If one uses the hot tub a lot or it’s not covered the water will evaporate and more water needs to be added. Please ask before the water is hitting the jets. Water levels must remain above the jets or it will damage the jacuzzi. PLEASE SHOWER BEFORE AND AFTER THE JACUZZI, AND DO NOT ENTER THE JACUZZI IF YOU HAVE CUTS OR ABRASIONS. The jacuzzis in cabo condos are electric and heat at 4 Fahrenheit per hour and water is usually at 85 degrees without heat so you get it to 100 it takes approx 4 hours. Please turn down to 88 when not in use Disconnecting security cams, sound monitor, or Sensibo AC controller is prohibited. “Andy Dufresne: Red. If you ever get out of here, do me a favor.
