Description

Minutes from Downtown Vancouver on quiet tree lined street is our 4 yr old 1 bed 1 bath, non smoking/vaping private space approx 375 sq ft. Space is the partial basement in a 3 yr old duplex. The space is light and airy with plenty of windows. 2 TVs 43" & 40" with multiple steaming apps. Located in trendy Fraser area with plenty close by. Looking for very quiet and respectful guests only. Bed and couch are new Endys. No check ins later 9pm and checkouts earlier than 5am please. The space Our private brand new 1 bedroom 1 bathroom space approx 375 sq ft is located in the partial basement of a 2.5 year old front duplex in an amazing quiet neighbourhood. The kitchen uses quartz counters and backplash as well as the office / eating desk area with an Effydesk work chair. We have a 43" TV in the kitchen with a number of streaming apps as well as Telus Cable TV on the Roku TV. In the bedroom we have a genuine Endy mattress and in the living area a brand new genuine Endy couch. The bedroom has a large closet with plenty of hanging space and 6 draws inside the closet for clothes storage. A 40" TV in the bedroom comes with a number of streaming TV apps. The space is heating by radiant in floor heating as well as a AC unit in the bedroom wall (the near silent kind on the wall) . We have limited the floor heating to a max of 71F as it takes a while to heat (and should it be turned past 71F it would likely hit a number of degrees higher) . The heated floor also holds the heat for a nice consistent warmth year round and cooling effect in the summer. We will supply a fan, extra blankets and pillows for your stay. The space has a dedicated working or eating area via new desk. The lighting inside is fully dimmable in each room as well as under cabinet in the kitchen and desk area. Guest access My goal is quickly meet guests upon arrival to make check in easy for you (as our front door is a little confusing). Access to the private space is via front yard wood gate to the left of the property (see picture in the ad). If the gate is locked reach over and you will find the lever top left of the gate. PLEASE DO NOT go into the front yard grass or up the front steps, these belong to our duplex neighbours and we do everything to respect their privacy. No check ins later 9pm and checkouts earlier than 5am please. Other things to note Looking for very quiet non smoking (or vaping) guests. This is a very quiet residential neighbourhood and we share the home (duplex) with another family so we need to be respectful for them. The neighbours upstairs have a 3 yr old so you may hear the pitter patter of little fee various times of the day. We are looking for no noise or gatherings of any sort from the unit. Anyone in the property must be approved prior to arrival. Only guest (s) on the booking to be in the space please. No check ins later 8pm and checkouts earlier than 6am please. We are a smoke free property, no smoking or anything (vaporizer included) anywhere on the property or even out front of the home out of respect for our neighbours. If you are smokers this is not the rental for you please (no offence intended). Hot water can initially take a while to arrive as we have an on demand boiler system where the water is heated as needed (new style system most new homes have). The bathroom when initially using it might take as long as 45 seconds for the hot water to arrive, be patient it will eventually. Then as it's used more often the response is quicker.
