The Oast at Martins Farm is a historic oast house in Frant, East Sussex, near Tunbridge Wells. Sleeps four plus one infant in two upstairs bedrooms: a double bedroom and the round bedroom with a single bed and pull-out truckle. Settle into the sitting room, cook on the pink AGA and enjoy your private enclosed garden, with fifteen acres of meadow, orchard and woodland to explore. One well-behaved dog is welcome. Free parking, Wi-Fi and a separate boot room and laundry make stays straightforward. The space The whole Oast is yours: a converted single-kiln oast house with curved walls, exposed timbers and a private enclosed garden. DOWNSTAIRS The round kitchen has a pink AGA and a small butler’s fridge, with a dining area alongside. The sitting room has a large L-shaped sofa, an 80-inch television, a piano and doors to the garden. There is a separate downstairs WC. UPSTAIRS The main bedroom has a double bed. The round bedroom has a single bed with a pull-out truckle underneath; the layout is particularly suited to children and is snug for two adults. The shower room is also upstairs. The Oast sleeps up to four guests, plus one infant, with beds made up before arrival. BOOT ROOM AND LAUNDRY These are in a separate outbuilding beside The Oast, with a washing machine, tumble dryer, drying rack, coat hooks and storage. The large American-style fridge with ice machine is here too. OUTSIDE Enjoy your private enclosed garden and explore the estate’s fifteen acres of meadow, orchard and woodland. Free parking is available on the estate, and the house has Wi-Fi and central heating. Guest access You have the whole Oast and its private enclosed garden to yourselves, with access to the boot room and laundry in the separate outbuilding beside the house. Free parking is available on the estate. Guests are welcome to walk and explore the fifteen acres of meadow, orchard and woodland. The wider estate is neither dog-secure nor stock-proof, and deer and other wildlife may be present. Please keep dogs on a lead outside the Oast garden and follow any guidance given on arrival about ground conditions. Both bedrooms and the shower room are upstairs. Stairs have a handrail, but there is no step-free access; the old building has low beams and sloping ceilings in places. Other things to note DOGS One well-behaved dog is included; a second is welcome only by prior agreement. Please keep dogs downstairs, off beds and furniture, and do not leave them alone in the house. Dogs must be on a lead outside the private Oast garden. CHILDREN AND ACCESS The Oast sleeps up to four guests, plus one infant. The sofa bed is an alternative sleeping arrangement within the four-guest limit. A cot and high chair are not provided, so please bring your own if needed. Both bedrooms and the shower room are upstairs, with a separate WC downstairs. Low beams, sloping ceilings and stairs are part of the building’s character. THE SETTING The road is audible in the garden during the day, and the church bells sound overnight. You may also hear tractors, mowers and occasional aircraft. ARRIVAL AND DEPARTURE Check-in is from 3pm and check-out is by 11am. We greet guests on site, hand over the keys and show you around The Oast. Please let us know your expected arrival time and agree any late arrival with us in advance. The Oast is non-smoking accommodation. Guest EV charging is not available.
