The space 🏠 About the Property 🌊 The Neighborhood Vibe Located in Manhattan Beach, the most tranquil and prestigious residential pocket of Brooklyn. This neighborhood is known for its wide, quiet streets and beautiful homes. With its own patrolled security, it offers a sense of safety and peace that is hard to find elsewhere in the city. You are far enough from the noise to get a perfect night’s sleep, but close enough to the beach and subway to enjoy everything New York has to offer. It is truly a hidden gem for those who want a high-end, secure, and restful stay. 🛋 The Apartment Layout This is a modern, spacious apartment located on the second floor of a private house. The layout is designed to offer a balance of shared social space and complete bedroom privacy. ✨ Shared Areas: You will have access to a large, bright living room and a fully equipped open-concept kitchen. 🙋‍♂️ Host Presence: You will have your own privacy, but I am available on-site if you need anything. I maintain high standards for cleanliness and quiet, and I’m happy to share local recommendations to help you enjoy the neighborhood 🛌 Your Private Suite Your room is your own personal sanctuary—a large, comfortable space that includes: 🚿 Private En-suite Bathroom: No need to share! You have your own full bathroom with a shower located directly inside your room. ☕ Private Wide Balcony: A rare find in NYC Airbnbs. This spacious outdoor area is perfect for dining, resting, or enjoying the fresh air. 👗 Storage: A large dresser is provided so you can fully unpack and feel at home. 🍽 Kitchen & Dining Amenities To make your stay convenient, the kitchen is set up with guest needs in mind: 🥤 Dedicated Fridge: A small refrigerator is provided exclusively for your food and drinks. ☕ Appliances: You have access to the microwave (located above the stove), as well as the kettle and coffee maker on the right corner of the counter. 🍴 Utensils & Dishes: I provide both silverware and disposable plastic utensils. To make your stay easier, if you use the silverware, you can simply leave it in the sink—no washing is required on your part. 🧹 Cleanliness & Standards I take great pride in maintaining a spotless home. 👟 Shoe-Free Home: To keep the floors pristine, we do not wear shoes inside. I provide fresh hotel-style slippers for you to use upon arrival. 💰 No Cleaning Fee: I do not charge an upfront cleaning fee. All guest utensils are located in the rack to the left of your fridge. 🛡️ Privacy & Boundaries To ensure a comfortable and professional stay for everyone, the apartment is organized to provide a clear division of space. Your Suite: Your room and en-suite bathroom are a private area dedicated entirely to your use. Host Privacy: My personal living quarters are located in a separate area of the apartment and are strictly off-limits to guests. Our Shared Standard I am a very clean and quiet person, and I appreciate guests who share those same values. My goal is to provide a "like-new" environment for you, so I am always happy to ensure the common areas remain spotless and comfortable throughout your stay. Other things to note 🚫 Strictly No Shoes Inside To maintain a hygienic and clean environment, our home is a shoe-free zone. Please leave your outdoor footwear at the entrance. We have provided fresh, sanitized slippers for your use. You are welcome to use the provided slippers, walk barefoot (the floors are kept clean), or wear your own clean indoor slippers that have not been worn outside. 🧺 Linens & Towels Care & Usage: While normal use is expected, please be mindful of makeup, shoe scuffs, or oils etc. Guests will be charged for the replacement of any permanently ruined linens or towels. 🏖️ Beach Sand Policy Please be very careful with all clothes, towels, bags, and gear you bring back from the beach. You must thoroughly shake out and clean all items outside before entering the house to ensure no sand is brought indoors. 🅿️ Parking rules No Driveway Parking Please do not park in the driveways beside the house. These are private neighbor spots and you will be towed. In NYC, renting a property does not include driveway parking; I do not park there myself, even as the resident. Unloading & Street Status Brief Stops: You may stop briefly on the street in front of the house to unload luggage. The Risk: The street where the house is located is a No Parking zone. Any vehicle parked there without a special permit or disability placard risks receiving a ticket. Parking there is at your own risk. Finding Street Parking Free parking is available on nearby streets, especially around Oriental blvd, but please follow these rules carefully: Street Cleaning (Broom Signs): Most nearby streets have a 3-hour cleaning window (11:00 AM – 2:00 PM). Check the "Broom" sign to see which side is Mon/Thu or Tue/Fri. Pro Tip: If you are parked on a side scheduled for cleaning the next day, try to move your vehicle the night before or at least a couple of hours before 11:00 AM. Finding an open spot at the last minute can be difficult sometimes because many other drivers are looking for the same limited spots! Summer Rules (May 15 – Sept 15): On weekends and holidays, almost most part of Manhattan beach streets and Oriental blvd prohibit all parking. During the summer, police patrol these blocks several times a day to issue tickets. Where to look: Look for streets without these specific summer signs—most of these streets are located around Brighton Beach Ave. No Driveway Parking: Please do not park in the driveways beside the house; these are private neighbor spots. I do not park there myself, and unauthorized vehicles will be towed. Street Parking: Free parking is available on nearby streets. Please check all signs carefully! Pro-tip: Watch for "Broom" signs (street cleaning) typically between 11 AM – 2 PM and special weekend restrictions during summer. ⚠️ Balcony Safety (Important!) Don't Get Locked Out: Please do not fully close the heavy balcony door while you are outside. It locks automatically, and you could be locked out. Safety First: For your safety, do not lean on the railings or sit on the balcony ledge. No items should ever be thrown or dropped from the balcony. 🚬 Smoking Rules Balcony ONLY: Smoking is strictly prohibited inside the bedroom, bathroom, or any common areas. This includes vapes and e-cigarettes. Smoke Detectors: The bedroom is equipped with sensitive smoke detectors. Any indoor smoking will trigger an alarm and result in immediate cancellation without a refund. Artificial Grass: Do not drop ash or butts on the balcony floor. It will melt the artificial grass and result in a damage fee. Cleaning Fee: Any scent of smoke or ash found indoors will result in a professional deep-cleaning charge. 🚿 Bathroom Care Handles: Please turn bathroom handles to the side only—do not pull. Ventilation: Use the exhaust fan during your shower and for 10 minutes after. 🌿 Eco-Friendly Stay Energy & Water Saving: Help us stay eco-friendly: Please turn off all lights and the bathroom fan whenever you leave the room, and ensure all running waters are fully closed. 🌡️ Climate & Thermostat Control Coastal Air: Because we are right by the ocean, the neighborhood stays naturally cooler in the summer and chillier in the winter than the rest of the city. Seasonal Fresh Air: During the Spring and Autumn, when the weather is mild, I might keep the windows open to enjoy the fresh ocean breeze and keep the central AC off. Central System: During the peak hot or cold months, the entire floor is managed by a single central system. The thermostat is generally set between 73°F and 75°F for everyone's comfort. Adjustments: Please do not touch or change the thermostat yourself. If you feel too hot or too cold, please message me. I am happy to adjust it for you if I am home, or I can assist you over the phone. Windows & Balcony: Please keep all windows and the balcony door closed while the AC or heat is running. If you prefer to open them for fresh air, let me know so I can turn off the system. 📦 Deliveries & Guests No Mail/Packages: Use of this address for personal mail or package deliveries is strictly prohibited. Extra Guests: For safety and insurance reasons, no parties or extra guests are allowed without prior permission. 🤫 Quiet Hours & Respect Please be respectful of the quiet nature of this residential neighborhood.
