We appreciate it if you can clean up after yourself if you make an excessive mess (additional fee may apply on lack of care). Please notify us if you damage or leave stains on sheets, towels, etc. ✔SHALL I TIP THE CLEANER? ✔✔✔We pay our cleaner living wage. It is courteous to tip the cleaner in this part of the land; but if you find your room often neat and common area upgraded and to your satisfactory, the cleaner will undoubtedly appreciate your gratuity. The tip goes 100% to the cleaner. ✔CAN I HAVE A VISITOR(S)/FRIEND(S) OVER? ✔✔✔For safety and insurance purposes, no guests, visiting or staying, without prior consent (with verification and fee paid) of the on-site host. GENERAL RULES OF ENGAGEMENT NO GATHERINGS a.) Gatherings and/or events of any kind are strictly prohibited. For the purposes of this Agreement, a “Gathering” will be deemed to be in progress whenever the number of visitors in the Property exceeds the maximum number of visitors allowable for this Property as defined in Section 3 of this Agreement. If a Gathering is found to be in progress it will be grounds for immediate termination of this agreement and Guests shall thereby immediately vacate the premises upon request and Guest hereby agrees to forgo all pre-paid amounts, including but not limited to all security deposits and purchase amounts, and be subject to an additional fine of Two Thousand+ Dollars ($2500), in addition to any actual cost(s) of replacement or repair for any items damaged, community harm or missing items." Confirmation of this booking is dependent on all guests understanding & agreeing to the house rules. 2. No smoking anywhere on the property. Absolutely no smoking inside or outside the home (except designated area, like balcony). IF you burn candles or incense, please take very good care and attentive to them (there's a $500 for any burning of material, in-addition to replacement cost). Smoking includes tobacco, cigars, e-cigarettes & marijuana. Smoking is considered a serious violation of the reservation terms & will result in cancelled reservation, forfeit of refund for unused nights & forfeiture of deposit, notwithstanding replacement charge for damages. 3. Absolutely no parties, gatherings or events (without prior consent). Photoshoots/filming need to be approved in advance and subject to additional rules and fees. Violations to this rule include having more people in the home than are listed on the reservation and/or any noise violation between 9pm - 8am. 4. Human guests only - Please respect our no animal policy, we love all animals but have severe allergies (if you must: there’s $500-1500 deposit and pet-fee charge for animal; and up to $2500 fine if not noticed/consent and approved in-advance). 5. Main reservation holder must be at least 21 years old & onsite during the reservation (don't book for others, if you must, be HONEST “thats' always best with us” and we will work with you, if your circumstances allow for additional fee; especially if it’s not you coming to stay). 6. This is a shoe free house, note: we do not provide slippers: Please take off your tired shoes and unwind yourself with toes and feet to the earth, so you may fully enjoy the tranquility without shoes immediately after entering. 7. We do not allow extra guests or visitors (without appropriate advance notice and consent). 8. We have a 5-star cleaning guarantee. The home has been thoroughly cleaned, sanitized & stocked in preparation for your arrival. If you have issue with the cleanliness - within 12 hours of checking-in - let us know what needs attention & we will have the cleaners back to make it right. We love hosting & want you to feel well taken care of from beginning to till never ending. 10. Please make sure to return the keys/fobs/gate/garage remotes. If the necessary keys etc. are not returned /lost we have to charge you the cost of replacing ($350 Fobs, $150 Gate, & $125 keys - please help to avoid this, the replacement process are painful). 11. Late check-out/ Early check-in. **Codes are auto sent on your check-in day at the check-in time (3/4pm depending on which listings). **If you need to check-in later than 9pm please advise us so we can give you special instructions. **You can drop luggage anytime after noon - call us about leaving it inside the door & head out. If you are dropping luggage message us, ask for luggage drop & early access to the code/key (if available and fee may apply). **Late check-outs are rare because of our same day bookings. If you need to stay later, best to book an additional day and message us in-advance, please. PARKING: Please park in the designated carport space (will specify after your confirmation and payment). Straight down the driveway & only the far left space in the carport close to the elevator. Compact cars/SUV only.
