Other things to note Rental object and keys OMGRIO lets the above stated property to the tenant for amaximum total of 10 people The rental property is fully equipped and furnished as is let with the furnishings bed and bath linen are included in the price The tenant is entitled to use the equipment and furnishings during the rental period The tenant receives house keys for the duration of the rental period Rental period, arrival and departure The arrival time on the arrival day is 3:00 pm(Unless agreed with prior concent) The check out time on the day of departure is at 11:00 am(Unless agreed with prior concent) Before departure please be sure to follow the departure rules ( Follow Checklist) Rental price and payment methods The security deposit is $10,000.00 for the duration of the rental period(This amount may vary based on length of time) Deposit will be taken at the start of the rental, and returned upon departure, if the house is returned in the same condition within 14 days In case of damage or lost inventory cost of replacement or repair will be deducted from security deposit. If damages exceed deposit rentee will be liable 50% payment is due upon reservation and the balance 50% is due one month before arrival cancellation and early termination If the tenant terminates the contract 30 days before the rental period starts and does not name a replacement and accepts the same terms, the tenant will be provided a credit note by email which may be applied to a stay at the above house within one year of the original booked dates If the tenant terminates the contract less than 30 days before the start of the rental, they will loose the whole amount, unless the house is rented again for the same period. If the house gets rented again the monies will be returned by wire less 3% processing fee. If the tenant terminates their stay early, they are still responsible for the full rental price Termination is only accepted in writing. The date applicable is the day the document is received by the landlord Liability and responsibilities of the tenant The rental property including the furniture and contents are to be treated with care. The tenant is held responsible for the actions of other people within the house. The tenant is liable for all damaged goods, damage to the property or anything else related to the property, whether caused by themselves or their accompanying guests Faults that are found before or during the rentall period should be reported immediately House rules: tenant agrees to the house rules. These are included and also provided in the property document.
