The kitchen is airy and open plan and opens out onto seven acres of south-facing garden, woodland and a spring-fed stream. A traditional farmhouse furnished in a contemporary style. The bedrooms have a luxurious feel with goose down duvets and pillows. Principle bedrooms have ensuite bathrooms with underfloor heating. The space Particulars Open plan kitchen and dining room The heart of the home, with Aga and NEFF electric oven, kitchen island, bar stools, natural slate flooring, and double aspect French doors opening onto the garden. Ample food storage in larder. Extending Mathew Hilton Cross dining table to comfortably accommodate 12. Sitting room and snug, please note that the fireplace in the snug is just decorative and not in use. Two comfortable seating areas, one arranged around the inglenook fireplace with sofa and armchairs, the other a corner sofa and coffee table. The snug has more comfortable seating, a fireplace and flat screen TV. Upstairs hallway A peaceful space with armchairs and an array of books to read. Master bedroom A large light room with a Super-king (6ft) zip & link bed, (which will be made up as a super-king unless you request otherwise), built in wardrobes, chest of drawers and corridor leading to Master ensuite A large walk in shower, WC and basin with underfloor heating. Second bedroom Super-king (6ft) zip & link bed, (which will be made up as a super-king unless you request otherwise), with built in wardrobes and dressing table. Family bathroom A large bathroom with bath, walk in shower, WC, basin and underfloor heating. Third bedroom Two single beds on the lower level. An upper mezzanine level with ladder to approach, with a double bed. Fourth bedroom Super-king (6ft) zip & link bed with bedside tables and chest of drawers. Door to first floor of annexe Super-king (6ft) zip & link bed, (which will be made up as a super-king unless you request otherwise), chest of drawers, wardrobe and an external door opening to a staircase leading down to the garden. Also an internal staircase to ground floor living room. Shower room Leading from the bedroom with a large walk-in shower (electric), WC, towel rail and basin. Annexe living room/kitchen The living area comprises of sofa, comfy armchair, TV and log burner, a dining table to seat two and patio doors opening out to the garden and outside seating. Kitchen with oven, hob, fridge and washing machine. Utility room Washing machine, shower room, further sink, boot storage and overhead drying facilities. Garden A large open garden with seating, woodland, open field, stream and a ‘fairly steep and uneven’ footpath down to the village. Outdoor Dining A fantastic, ‘all weather’ outdoor eating area. Parking Ample parking for up to four vehicles. Guest access You will have access to the entire house. Other things to note Fuel: One basket of logs provided for each wood-burner (October to Easter), more may be purchased from Goldmartin Garage in Mawnan Smith or from Spar in Constantine. Zip & Link bed: This bed will be made up as a super-king unless you have requested otherwise. Please message your alternative bed requirements at least ten days before your arrival. Non-allergenic bedding: If you require certain beds to be made up with non-allergenic bedding please let us know at least a week in advance of your stay.
