This flat features luxury finishes and a design that has been thoughtfully designed. With capacity for two people, this flat offers a feeling of spaciousness and comfort. It has two floors. On the ground floor you will find an open plan kitchen with a small bar, a cosy living room, a modern bathroom and a terrace with panoramic views. Upstairs, you will find a spacious and bright bedroom (without a door to help create this open-plan feel), a full bathroom with a washing machine and a dressing room for storing your belongings. This minimalist and cosy flat is designed to provide you with a comfortable, luxurious and convenient experience. Features enjoyed by my guests: - Good location on a main street with access to numerous amenities including shops, restaurants and public transport. - Close proximity to the city centre, allowing easy access to Madrid's main tourist and cultural attractions. - Good public transport connections, with several bus lines and a metro station nearby. - The flat is bright thanks to its location on a fourth floor. Fully equipped: sheets, towels, amenities kit in each bathroom, consisting of 2 gel-shampoo dispensers and 2 rolls of toilet paper. In the kitchen you will have at your disposal a welcome kit consisting of: 1 bottle of dishwasher 30ml, 1 scourer, 1 multi-purpose cloth and 1 rubbish bag. IMPORTANT NOTE: For hygienic reasons, food products such as oil, salt, vinegar, sugar, coffee or tea are not provided. It also has a microwave, dishwasher, oven, toaster, coffee machine, washing machine, hoover, hairdryer, radiators and air conditioning. Other IMPORTANT features you should be aware of: - This is a room without a lift. - Possible traffic noise from the street due to the location on a main street. - The area can be a bit noisy during the day, although this can also be a plus for those looking for a lively and busy area. External services: If you are travelling with a baby, please note: - Baby cot option available for travellers with infants for an additional extra charge of 30 euros. - Highchair also available for a supplement of 20 euros. - If both services are requested, the cot is priced at 30 euros and the highchair is priced at 10 euros. Please let us know your needs in advance so that we can prepare them for your stay. Other things to note This property is rented exclusively for temporary stays in accordance with the regulations in force in Madrid. It is not for tourist use. The rental is intended for people who need accommodation for work, academic, health or other justified personal reasons and other than tourist use. In order to formalise the reservation, it will be necessary to sign a seasonal rental contract and provide documentation that accredits the reason for the stay. When you arrive at the apartment, I will greet you in person. Free check-in takes place from 4:00 pm to 6:00 pm. Check-in after 18:00h and until 21:00h will have an additional charge of 20€ to be paid by the guest at the time of key handover. Check-in after 21:00h and until 23:00h will have an additional charge of 30€ to be paid by the guest at the time of key delivery. The check-in hours are until 23h at night, as indicated in the house rules. If due to circumstances beyond our control (flight delays, etc.) you arrive after 23h, I can offer you the option of someone to receive you in person and in this case, you will have to pay 35 € at the time of delivery of keys. From 01h to 02h, 50 euros. After 02h it is NOT possible to stay in the apartment. We offer early check-in and late check-out free of charge, subject to availability in the apartment. Check-in until 23:00h is guaranteed, and availability after that time can be checked. The guest will be responsible for the cost of the locksmith service in case of lost or forgotten keys inside the apartment (150€ to be paid to the locksmith before opening the apartment). Please note that for LAST MINUTE bookings it cannot be offered to be ready for the scheduled check-in time. Noisy parties and gatherings are strictly forbidden. Under sanction of the competent authorities. The beds and towels are prepared for the number of persons indicated in the reservation. It is not allowed to accommodate more people than indicated in the reservation. Turn off the lights and air conditioning before leaving the apartment. Please take out the garbage every day, especially during the summer months. Trash cans on the street at 8:00 pm. Leave the house tidy before you leave. Be respectful of the house, I expect the best from you. Thank you very much. Once the reservation is confirmed, I will request a copy of all passports or identity documents of all guests. Failure to present them will be grounds for cancellation of the reservation. IN ACCORDANCE WITH SPANISH LAW, ALL GUESTS STAYING IN AN APARTMENT ARE OBLIGED TO PRESENT AN IDENTITY DOCUMENT (IDENTITY CARD OR PASSPORT) AND TO SIGN THE GUEST REGISTRATION FORM OF THE NATIONAL POLICE. FAILURE TO COMPLY WITH THIS OBLIGATION WILL ENTITLE US TO CANCEL THE RESERVATION WITHOUT ANY COMPENSATION FOR THE CUSTOMER. In case you forget any belongings in the accommodation, it is your responsibility to take care of them. Although we undertake to keep them for a limited period of time, you must send someone on your behalf to collect them.
