Permit & Occupancy The Town of Warwick authorizes this property for a maximum of 6 overnight guests and 3 vehicles. Under no circumstances are parties, weddings, or large events permitted. Gatherings exceeding approved occupancy are grounds for immediate termination without refund. Only registered guests may enter the property unless prior written approval is granted. The reservation holder must remain on-site for the duration of the stay, and is responsible for all guests and visitors. False or misleading reservations will result in immediate cancellation and forfeiture of all payments. Refund Policy This reservation is refundable according to Airbnb’s published policy. Property Condition & Responsibility Upon check-in, the guest accepts the home’s condition and agrees to report any issues immediately. Guests are financially responsible for any damage, loss, or policy violation occurring during their stay and are encouraged to report any damages or violations before check-out. The property must be used in a lawful, respectful manner at all times. Pet Policy The Hilltop welcomes pets with prior written approval. Guests must disclose the number, breed, and approximate weight of each pet to obtain approval. Pets must remain supervised at all times and are not permitted in the pool area or on furniture. Guests must clean up after pets both indoors and outdoors. Guests are responsible for any damage, excessive cleaning, or additional wear caused by pets. Guests with allergies should be aware that this is a pet-friendly home. Although the property is thoroughly cleaned between bookings, some pet dander may still be present. Guest Conduct & Lawful Use Smoking or vaping is strictly prohibited indoors. A $250 fee applies for a violation, plus cleaning costs. Illegal activity, use of weapons, fireworks, or hazardous materials is prohibited. Excessive noise, disruptive behavior, or violations of local ordinances may result in eviction without refund. Liability & Insurance Guests assume all responsibility for personal injury, accidents, illness, or loss of property during their stay. The homeowner is not liable for lost or stolen items or for interruptions in utilities, Wi-Fi, or weather-related events beyond reasonable control. Guests are encouraged to obtain travel insurance for coverage of unforeseen events. Maintenance & Right of Entry The outdoor property may be serviced periodically by professionals such as landscapers, pool technicians, or snow removal staff. While these visits are scheduled to minimize disruption, guests may still encounter them. If indoor access is required, the owners or manager will request to enter the property with reasonable notice and consent for maintenance, safety, or emergencies. Hold Harmless By staying at The Hilltop, guests release and hold harmless the homeowners, property manager, and affiliates from any claims, damages, or liabilities arising from their stay, except in cases of proven owner negligence. Governing Law This agreement is governed by the laws of the State of New York and the Town of Warwick.
