Walk in to a lovely open kitchen, dining, and living space with ample natural light. Look out into the large backyard with many fruit trees and gardens with herbs. Sit on the back patio and read or grill with the family. Enjoy smores by the firepit. Plenty of spaces to read and relax. Smart tv's in each room. Cook a large meal with the family in this amazing kitchen or play dominos on the incredible island. Soak in the jetted tub or sit in the reading nook. Going out and about? Enjoying a salty day at the beach? Come back to a huge open air shower. Working in town? Come back to the tranquil and relaxing privacy of an 8 foot fenced in backyard and quiet neighborhood. Can't stand to leave your furbabies at home? Bring them with you, there is a built in doggy door and plenty of creature comforts. Whatever your needs are, please let us know how we can make your stay more enjoyable. Guest access Guest will have access to all parts of the property except the shed, owners closet, deep freezer in the garage, and 2 cabinets. There is access to the washer and dryer, 2 laundry pods are provided. Other things to note 8. House Rules: Smoking inside the house is strictly prohibited and will incur a $1,000 fee. Smoking is permitted outside, with an ashtray provided. Please ensure cigarette butts are disposed of properly to avoid a $50 cleaning fee. 9. Children and Pets: The home is child and pet-friendly but is not childproofed. A non-refundable pet fee of $100 applies. Children should not be left unattended, and pets should not be allowed to roam without supervision. Any damages caused by pets or children will incur repair fees. Additionally, please note that there are electric blinds within the home. It is advisable to keep them halfway up while children are active to prevent any damage. The wooden blinds on the back door are also on a track; please do not allow children to pull on them, and ensure pets do not scratch or chew on them. Damages to the blinds may incur fees ranging from $250 to $2,000, depending on the extent of the damage. 10. Gardening and Wildlife: The backyard features fruit trees and a garden. Please supervise children around these areas and refrain from disturbing the plants. Additionally, do not walk on the blocks in the garden, as they are not secure and can roll. We are not responsible for any injuries incurred by walking on the blocks, nor can we be held liable for any encounters with native wildlife on the property. 11. Grill and Fire Pit: There is a charcoal grill and a fire pit available for your use. When using the grill, please ensure it is positioned at least 10 feet away from the back of the house and porch. We kindly ask that you clean the grill after use, as this is not included in the cleaning fee. Please use the grill and fire pit at your own risk and ensure that the fire is completely extinguished after use. 12. Mail and Deliveries: Please note that this address cannot be used for sending or receiving mail or deliveries, establishing residency, unemployment benefits, credit cards, identification, or registration with the DMV. If you have any questions regarding this policy, please contact us prior to booking. 13. Beach Proximity: The property is conveniently located 35-45 minutes from Panama City Beach and approximately 20 minutes from Mexico Beach, providing easy access to beautiful coastal experiences. 14. Liability: We are not liable for any injuries sustained during your stay. All guests are encouraged to follow safety recommendations provided in the manual.
