Description
This old renovated house, originally built for the workers of the Moutot factory (a 19th-century cement factory) awaits you by the banks of the Serein River, with its feet in the water. The living space is located on the first floor, accessible from the courtyard via a staircase, and from the garden through the terrace overlooking the river. This place is a haven of nature in a very peaceful environment. 5-minute drive from Noyers-sur-Serein, one of the most beautiful villages in France. The space The accommodation is located on the first floor and includes: -A large living-dining room with a fireplace, a corner for a desk and TV, and French doors opening onto the terrace with views of the garden and the river. -A bedroom with a 160 cm bed, an en-suite bathroom with a walk-in shower, and adjoining toilet. -A library alcove in the living room with a single sofa bed that can be converted into a double bed, which can be separated by a blackout curtain. -An open kitchen overlooking the living room, equipped with a refrigerator, induction hob, oven and microwave, toaster, and Tassimo coffee machine. Please note that you need to pass through the bedroom to access the toilet and bathroom. The terrace features outdoor furniture, and the 800m2 garden offers a barbecue, a large trampoline, a badminton net, loungers, a hammock, a brasero and access to the river with an inflatable canoe, paddleboards, and kayaks. Fishing is possible from the house or by taking the canoe, provided you have a permit that can be obtained on the internet. Swimming is possible by the house, although the immediate surroundings may be a bit muddy, the middle of the river has a sandy bottom. Alternatively, there is unsupervised swimming at the Moutot bridge, a 2-minute walk away (never crowded). Guest access You will have full enjoyment of the entire first floor of the house and the garden. The courtyard is shared with our house, which is located at the other end of the courtyard (approximately 50m away). There is a fence separating our side from yours to prevent our cats and the non-barking dog from coming to your side. Other things to note The proximity to the river requires caution with children who cannot swim yet. The 4-meter diameter trampoline does not have a safety net and should be used under adult supervision. Safety instructions are indicated on the side of the trampoline. The terrace has a railing and safety wires, but a young child can still squeeze through. Do not leave young children unattended on the terrace. There are movable barriers to block access to the terrace or stairs. Pets are welcome, and the garden is fenced. However, dogs that enjoy water may escape by crossing the river.
