The space A deluxe master bedroom suite, and a superb Canadian crafted Murphy pull-down bed in the living area provide the two private sleeping quarters, each with new queen mattresses. Both bedroom areas have luxurious full bathrooms, with a large tub in the master bathroom. Down the hall from the living area is the gym that can be used for both your work out and a third sleeping area for children. This room has gym equipment, a comfortable sleeper-futon, and a third high-definition TV, with black out shades for sleeping in. Adjacent to the gym is a separate laundry room with washer/dryer and utility sink. High-definition LED Samsung and Sony televisions are in the living area (65" with sound system), bedroom (48"), and gym (32"). Radiant floor heating, central AC, and ceiling fans in every room will keep you comfortable and cozy year-round. A friendly and knowledgeable Property Manager is in town and available for any management needs which may arise during your stay. *Please note* - for home cooking, a kitchenette is available with countertop appliances that include an oven (large pizza sized), an electric cooktop, an electric wok, an air fryer, and a toaster oven. Other appliances include a coffee maker, a blender, and a hot water heater. A Weber gas grill is available on the deck. However, there is not a "built-in" oven/range available in the kitchenette. A mini fridge and freezer are located under the counter, along with an ice maker and a small dishwasher. Delicious filtered alkaline water is on tap at the small kitchen sink. A full-sized refrigerator/freezer is located in the gym, and a large utility sink is available in the laundry room. Guest access The outdoor area behind the home is truly special, with 400 square feet of private covered deck space, including a gas grill and a full-sized hot tub. Exterior stairs lead down to the hike-and-bike path and to your own private river-front area. Two bikes are included for guest use in the warmer seasons, and fishing poles are available to try your luck in the river. "Gold medal" trout fishing is available right in your backyard! *Please note* - A walk of 30 wide and gradually descending flagstone steps down, followed by 7 steps up, leads to the rear deck and the entryway. Behind the home, 29 steps lead down to the hike and bike path and the river. All exterior stairs are well constructed and safe, with sturdy railings and lighting for night use. The steps are also snow plowed and de-iced in the winter. However, be aware that the exterior access to this beautiful Colorado mountain home may be challenging for the elderly or handicapped who have difficulty with ambulation.
