Description

Private rental unit on 2nd and 3rd floors of historic 2-family home (owners live in rest of house) amid forests, lakes, rivers and ponds. Private deck, outdoor shower, & full access to the 4 acre property. Just minutes from swimming, hiking, cycling, boating and more! Enjoy the area’s many tourist destinations, family attractions, restaurants, vineyards & breweries, antique shops, golf courses and entertainment! The space This cozy rental unit is located on the second and third floors of a two family house. The owners live in the rest of the house. There are no shared spaces between units. You enter from a private second floor deck into the main room, featuring a fully equipped kitchen with an antique farm sink, books, board games, a coffee station and a flat screen tv. Although this room isn’t huge, (200 sq feet) there is ample seating for 8 and a coffee table. For additional dining options there are tray tables available, and a large outdoor dining area. The side bedroom features a twin over double bunk bed. There is a pack n play for those with small children. In the front of the house is a small sunroom, which can also be used as a bedroom, with two loveseats that pull out into beds. Up a set of stairs to the 3rd floor is a charming converted attic. This is a loft style space (very low sloped ceilings - 5' 10" at its highest) with one queen and two twin beds. The bathroom includes a tub/shower, bidet equipped toilet, and a vanity stocked with amenities. There is a spacious private hot/cold water outdoor shower at the base of the steps. The entire rental unit, outdoor shower, and deck is your private space. You also have full use of the patio, outdoor dining area, screened porch, backyard, gardens, saltwater pool (14 feet by 48 inch above ground), grill, hammock and fire pit. We do not use the backyard amenities when our guests are outside - when you are using the pool, patio, screened porch, etc. you will not be sharing with anyone! Our house is just minutes from Pickerel Lake, Bashan Lake, Upper and Lower Moodus lakes, Day Pond State Park, Salmon River State Forest, and more! Our welcome book includes detailed information on all of the local attractions. Guest access This unit is accessed by an outdoor stairway, guests must be able to climb stairs. The stairs to the third floor bedroom are a bit steep and the ceilings are very low. There is parking available for several cars. Other things to note TV is ROKU equipped so you can access all your streaming accounts. Pool and outdoor shower are open seasonally. There is a small pond in the woods next to the house. We are on well water and a septic system. For those who dislike the taste of well water, we provide a Britta pitcher. House Rules - Guest limit strictly enforced. No additional guests or parties. No visitors without prior permission. - No pets. - "Quieter" hours are 9 pm to 7 am weekdays, 11 pm to 7 am weekends - we don’t expect silence, but during these hours keep noise/voices at a reasonably low level. At all times please be respectful of us and our neighbors and refrain from yelling, screaming, and very loud music. - We are on a septic system. DO NOT flush anything except toilet paper. Dispose of wipes (even "flushable"), tissues, paper towels, sanitary items, etc. in the trash. In the kitchen sink always use the provided sink strainer and dump food particles from the strainer into the garbage. IF FAILURE TO FOLLOW THIS RULE results in clogged pipes, you will be responsible for any plumbing fees to unclog. - Children must be attended at all times. No children allowed outside without an adult present. - Window screens are designed to keep bugs out – not to keep kids in. If you have young children, to prevent falls only open windows from the top down (don’t forget to push the screen to the top as well) - Please no food or beverages in bed. - Absolutely no smoking or vaping inside or on the deck. Smoking and vaping of legal substances allowed on patio or at fire pit only. Please use the provided covered ashtrays for all ash and butts. Do not leave butts on patio or lawn. - No candles or open flames. - No diving or jumping into pool. Ladder must be locked when pool is not in use. Children must be attended at all times while in pool. Swim at your own risk. - When using hammock: take care getting in and out. No standing or jumping. Gentle rocking is fine but no forceful swinging. Two person maximum. Children using hammock must be supervised at all times. - Please do not enter the outbuildings (garage, barn, greenhouse) The smaller screened porch on the front of the house is reserved for the owners. - When using the fire pit or grill, do not leave unattended. - Please refrain from cooking foods that leave a strong lingering odor, such as curry or fried fish, inside. You are welcome to cook these foods on the grill. - If you need to take out trash or recyclables please put in the bins to the right of the garage. Trash left outside attracts nighttime wildlife!
