Description
This apartment is located on a very lively and popular street, where neighbours, shop owners and restaurant owners know each other. The apartment is light and furnished in a classical and cozy style with antiques. Most of the furniture was purchased at Dutch auction houses. The space KEY FEATURES -Offered under a standard Dutch rental agreement with diplomatic clause (Model C), allowing temporary rent. -Available from approximately 6 months, up to approximately 2 years, extendable by mutual agreement. -Parking permit can be applied for (waiting time depends on the City of Amsterdam). -Fully furnished. -Possibility of three bedrooms; two rooms can alternatively be used as a home office, guest room or dressing room. -Bright and light-filled apartment with balconies facing both east and west. -Location: 'De nieuwe Pijp' -central and lively, yet away from the main tourist crowds. -Energy label A and a smart thermostat system (Tado) is installed in the apartment. -Friendly, considerate neighbours. -Rent can be agreed either inclusive or exclusive of internet&television and gas, water and electricity. This depends entirely on the duration of the rental agreement. A WALK THROUGH NB! – New layout The apartment has recently been rearranged. The furniture has remained the same; only the layout has changed. The written description below is accurate; photos will be updated mid-January. Entrance; through a shared entrance. A fairly steep, straight staircase divided into two sections leads up to the second floor. Upon arrival, you step into a small hallway, from where you enter the kitchen and the main living area on the right. Kitchen & Living; This main living area features an open-plan kitchen and living room with a west-facing balcony -a lovely spot to enjoy a glass of wine at sunset. Master bedroom; Through the en-suite doors, you walk into the master bedroom with a smaller balcony overlooking the street -a nice place for your morning coffee. As with any vibrant city location, it is generally quiet, but it may not be ideal for extremely sensitive sleepers. Children’s room / office; when passing through the master bedroom, there is a cozy room with a desk (and the WiFi), as well as a bedroom suitable for a primary-school-aged child. A children’s bed is not standardly available; please ask about the options. A modest bathroom; accessible from the hallway with a loo, walk-in shower, towel radiator and washbasin. Guest-, teens- or dressingroom; to be found next to the bathroom is a versatile room that can be used as a dressing room, guest room or children’s room (also suitable for a teenager). This room faces west and overlooks the trees of the inner courtyard. Guest access ADDITIONAL COSTS -Gas & electricity and WiFi and television: €250/month (can be included or cancelled and arranged by tenant, depending on rental duration) -Cleaning €100,- PER MONTH GOOD TO KNOWS -Steep stairs; no space for a pram downstairs -less suitable for children under approx. 2.5–3 years. -The apartment has a modern central heating boiler. It is professionally serviced on a yearly basis (mandatory). It's located in the guestroom, this room is ventilated, and a battery-operated carbon monoxide detector is in place. -There is no space downstairs for a pram, which makes the apartment unsuitable for children under approx. 2.5–3 years old. -Hygiene; all bedding, including mattresses, cushions and duvets, is professionally cleaned. Three layers of bedding are always used. -Cleaning is mandatory every two weeks on Tuesday morning, carried out by always the same, trusted cleaners, they are paid by the tenant in cash. -Guest room bed is adjustable (80–160 cm) with thin mattresses; suitable for short stays and children, less ideal for long-term adult use. -The apartment is furnished by antiques; these items are not new and show signs of use -we kindly ask tenants to treat them with care (for example using a coaster under glasses on wooden surfaces). Some practical furnishings, such as wardrobes and a size-adjustable bed, are from IKEA. The apartment is functional, cozy and comfortable. -Wide-angle photos may make the apartment appear slightly larger. PLEASE NOTE De Pijp is extremely popular today, but it was originally a working-class neighbourhood, and the buildings do carry sound (mainly when it gets too loud). The building is residential, and the walls are not designed to absorb loud late-night noise, so this apartment is a comfortable home, but not a luxurious hotel full of the latest renovations and luxuries. If you are coming to Amsterdam with a nightlife-focused, party-oriented, or luxury-focused lifestyle in mind (including late-night gatherings or after-parties), this apartment may not be the right fit. The people living on the 1st and 3rd floor are neighbours with whom the relationship is good and that't to be valued greatly so that it maintain. They walk the stairs and close doors very quietly after around 22:00; it's asked of a future tenant as well. Of course the apartment is not a monastery; dinners should of course take place and music enjoyed -just not too loud, preferably indoors rather than on the balcony, and without strong bass. A question of being considerate of each other. Other things to note Monthly rent: 12 months €3,500 6–11 months €3,750 5 months €4,000 4 months €4,250 3 months €4,500 2 months €4,750 1 month €5,000 Preferably longstay: Monthly stays are usually rentet per calender month -starting at the 1st of the month. Summer months: Aproximately april/May to August/september are unfortunately only available for long-term tenants or very last-minute bookings. Advance short-term reservations are not possible. Additional costs: -Cleaning €100/month (every other Tuesday around 10:30, €50,- cash!) -Gas & electricity €250/month (assuming average use) -Deposit: 1 month’s rent Explination of Dutch housing law: These longer stays are only possible through a regular renting: the city of Amsterdam regulated renting out for tourism to a max of 30 days each year. Renting for a longer period of time can therefore unfortunately not be arranged through this platform completely, but being the platform where you found this property I’d always try to book as much days as possible through here. Obviously never 30 at once for I would not have days left for the rest of the year, so maximum 2/3 days could per month rent could be booked through Airbnb. IMPORTANT-BEFORE BOOKING within the agreement (or comprise) between Airbnb and house owners, you can (have to 😉) contact me over the phone. It’s against Airbnb’s standard policy but this is a compromise because of these regulations. So we book a few days through Airbnb and the remaining days through regular renting. This way it’s all done correctly by Dutch law. I use this call (prior to booking) also to explain how things work, for example; keys, payment and cleaning.
