Come relax at this private, comfortable residential home. 2 night minimum booking. This nicely decorated, 1250 sq ft home has 3 bedrooms, 2 full baths, full kitchen with all the amenities, including a dining area that seats 6. The home has a simple, private yard, covered patio area with seating and a Propane BBQ. Minutes to the River, Laughlin and Lake Mohave. The home also has a four car driveway. *State TPT 21525421 *Bullhead City Permit 540055 *BHC STR Permit STR000098 The space This home is located in the Vineyards at Sunridge area of Bullhead City, off of McCormick Blvd. The living room is comfortable and is attached to the dining area, thus giving it an open concept feel. There are 2 Smart TV's, one in the living room and one in the master bedroom. No live TV, local channels or cable available. The master bedroom has a king bed, walk-in closet, master bath with tub and shower. There is a sliding door thats connected to the rear patio. Guest room 1 has a queen bed (sleeps 2) and a closet. Guess bedroom 2 has 2 twin beds and a closet. Total sleeping capacity includes 2 people sleeping on a queen bed. There is also a folding floor mattress that sleeps 1. The guest bathroom has a walk-in shower. The back, private patio is attached to the home and covered. There is patio furniture and a propane BBQ. ***It's difficult to manage the propane level, so if the tank runs out, guests will have to fill the tank, or swap the tank out at Home Depot or Gas N'Grub, that are both close by. The host will reimburse the fee for propane. There is a small fire pit in the middle of the yard for you to enjoy. The outside landscape of the home is basic, rock-scape and free of clutter. The home has a soft water filtration system. Garage access for washer and dryer available for longer stays, over a week. No parking in the garage. ***PLEASE READ THE FOLLOWING HOUSE RULES AND POLICIES*** **NO PARTIES ADDITIONAL guests, exceeding the maximum limit of 6, will be CHARGED an additional fee of $50.00 per guest, per night, that includes children. Please contact host if you questions or requests. The amount of guests should match the amount listed when booking the property. The exterior of the house is equipped with cameras, which will capture the number of guests coming into the home. Any guests that exceed the maximum limit of 6 persons, will be automatically charged the $50.00 fee and will be reported to Airbnb that house rules have been violated. **PLEASE CONTACT HOST with any questions regarding occupancy prior to booking** **NO PETS No ANIMALS allowed. That includes TINY DOGS!! Please respect the owner's health when renting this property since owners use the house often. If animals are brought into the house, you will be charged an additional fee of $150 dollars, which will go to a deep cleaning of the house, floors and furniture, and you will be required to leave the premises and loss of security deposit. At this time, your reservation will be voided and you will be considered trespassing. By proceeding with the reservation, you are agreeing to the terms and charge addressed in this paragraph. **PLEASE do not eat/drink foods/liquids that stain in bedrooms or living room. Linens and comforters are white** **QUIET HOURS BETWEEN 10 PM-7 AM 7 DAYS A WEEK** Guest access Private entrance. Guest enter via the front door adjacent to the driveway. The driveway has a slight angle but we have never had a problem backing our boat up and keeping it attached to the truck. Great for boaters. Other things to note Security cameras on the outside of the home, one inside the garage and one in the interior of the house in the family room which is out in the open. Guests are reminded to unplug the interior camera as soon as they make entry into the home. NO garage access, or washer / dryer availability at this time for short term stays. Garage access and use of washer and dryer will be given to guests who book the home 1 week or more. No garage parking. Electrical outlet located outside of the home to charge boat batteries. Full time neighbors in the area, so please respect their privacy and peace. The garage also has an interior security camera.
