Welcome to Sequoia River Cottage! Ideally situated on the seasonal South Fork in Three Rivers, this home features gorgeous grounds right on the river, and room to spare with tons of living space, three real beds, two full baths, fully-equipped kitchen and an amazing covered patio. Plenty of conveniences like high-speed WiFi, central A/C & heat and a 220v electric car charger. The entry to Sequoia National Park is just six miles away, but with these surroundings, you may never want to leave! The space This home is unique: a main house with two bedrooms, two full bathrooms, and a sleeping loft. There's a half-acre of shaded land with the river just outside, and a wide variety of fruit trees (please help yourself!). The backyard features a covered deck with lots of seating and a charcoal grill (BYO charcoal), while in front there's covered parking, orange, lemon, lime, apple, plum, and pomegranate trees! A 220v 50A outlet is available to charge your electric vehicle. Don't forget your charger! We do have a NEMA 14-50 adapter availble upon request. Inside, you'll find a spacious living and dining area with a fully-equipped kitchen. A huge comfy couch around the gas fireplace is perfect for gathering, and there's no shortage of entertainment: a Smart TV and a DVD library, and some board games and puzzles for analog fun. Above the living area is a sleeping loft with a full bed, and just down the hall you'll find two bedrooms with queen beds and two full bathrooms. A gravel driveway provides easy access to the house and there are two covered parking spaces. We do have a private owner's apartment which is connected to the house, but locked off as it is not to be accessed by guests. Things to note: - The loft is accessed via ladder, and has a low vaulted ceiling, so please use care! Take a look at the photos to make sure you're comfortable accessing and using it. - By renting this property, you are releasing the owner from all liability, particularly concerning the river and the loft. Small children should be watched at all times. -We do not provide charging cables for the EV outlet, you must bring your own to be able to charge your EV. SEASONS AND THE RIVER IN THREE RIVERS: Three Rivers is in the foothills below Sequoia National Park, and while you feel like you’re already in the mountains, the elevation is actually quite low. Snow is rare and never sticks; summers can get very hot! But if you venture into Sequoia, the elevation changes rapidly and weather conditions can be drastically different - bring layers! Here’s a brief overview of the seasons: SPRING: The river is rising and hits its highest point in the spring, as the snow pack in the Sierras begins to melt. The river is swift and roaring during this season. Temperatures in Three Rivers are mild and pleasant, plants are blooming and it’s absolutely beautiful. But it’s still cold in Sequoia National Park! Be prepared for snow and seasonal closures in the park, chains may be required, and don’t forget your jacket! SUMMER: As the snow pack melts away, the river peaks and then begins to lower as there’s less to feed it. The raging waters of spring calm, and more rocks are exposed in the riverbed (there’s a big boulder that’s lovely to lay on). It’s typically safe to dip in for some relief from the hot summer temperatures. In Sequoia National Park it may be a bit cooler, but protect yourself from the sun and take advantage of the lesser-traveled roads being open - you’ll see spectacular things! Remember: the river is fed by the snow pack, and its level is very dependent on it - if there was a wet winter, it will flow year-round. During a drought year, it may get very low in the late summer or even dry up until the rains begin again. AUTUMN: Temperatures start to mellow, and fall begins with the river at its lowest point before the rains begin again. It’s a fantastic time to be in Three Rivers, with the summer crowds dispersing and the heat beginning to break. Rain and snow begin to occur, slowly growing the river and beginning the snow pack for a new year. Remember: the river is fed by the snow pack, and its level is very dependent on it - if there was a wet winter, it will flow year-round. During a drought year, it may get very low in the early fall or even dry up until the rains begin again. WINTER: Rainy (or snowy!) season in California, the river begins to rise as precipitation occurs. Temperatures in Three Rivers stay mild and it rarely freezes or snows beyond the occasional flurry. Temperatures in the Park can be extreme, and the inter-park road between Sequoia and Kings Canyon is frequently closed. Tire chains are usually required to be carried in the Park in the winter - they can be rented in town, but you may just want to purchase them before you arrive. Guest access You have access to the main house and property. The only part you will not have access to is our private studio apartment, which while attached to the main house is locked and not accessible to guests. Other things to note Before you book, please consider if accessibility to the loft is a concern for you or your group. Also, the river is beautiful but can be dangerous, especially when at its peak in the spring- please keep this in mind, especially if you have small children, who will need to be watched at all times when outside. By booking this property, you release the owners of all liability concerning the house, grounds and the river. Note- that we do not provide charging cables for the EV outlet, you must bring your own to be able to charge your EV. Please be respectful of our neighbors and remain on our property at all times. Trespassing will not be tolerated, even while enjoying the river and river bed. FYI- The hot/ cold water in the primary bath shower is reversed, so be careful. Early check in/ late check out may be possible for an additional fee, but is not guaranteed; inquire and we will do our best to accommodate the request. NO ANIMALS of any kind are allowed on the property. The property is allergy free due to owner's family being highly allergic to animal hair, dander, feathers and the like. This poses a severe health hazard to host's family members and therefore there are no exceptions to this rule. You will not be allowed to check in, your reservation will be cancelled and a $250 deep cleaning fee will be assessed.
