Traditional Yorkshire stone 2 bedroom (1 dbl, 1 king or twin) cottage with wood burning stove, garden and views over the River Wharfe. Perfect base for visiting Yorkshire, walking in the Dales, cycling Tour de France routes and exploring cultural and night life in Leeds. Otley is a beautiful, historic market town hosting a year round programme of live events, festivals, markets with a range of cafes, pubs, restaurants, independent shops, Waitrose & Sainsburys, walks, parks and playgrounds. The space We hope you enjoy our cottage, discovering Otley, its history, geography, food, drink and culture both directly and through the information, books, maps and artworks we've included. Walking into the cottage through the front door, you will find an interial 'porch' area to hang coats and drop keys. In the console table you'll find the Welcome folder for the house. Then step into the living room, relax on the large blue couch, light the wood-burning stove and settle back to read or watch TV or play a board game. You can log onto wifi easily anywhere in the property, but in case you need to check it, the router is safely positioned behind the TV. If you need to do some work, there's a fold-out wooden desk in the corner of the living room. The kitchen / dining area is simple and accessible galley kitchen set-up, with an induction hob and electric oven. Really well stocked for cooking and eating-in including a food processor, and lots of glassware. The fridge / freezer is a capacious ready for you to unload or take delivery from the supermarket. The central heating control is just on the wall by the kitchen sink. Please note there is not a microwave. Upstairs you'll find the front master bedroom. This can be set up either as a king bed or two full-size singles - just let us know what you need in advance. Round the corner the small double second bedroom is cosy and cute with the best view out over the gardens at the rear of the house and down to the river. Lovely and quiet. Both bedrooms have storage, bedside lights and black out blinds to ensure you have a great night's sleep. There are plenty of spare pillows and blankets should you need - check in the drawers in the master bedroom. The bathroom is new with a large shower within a full-size bath. There's a drenching rain shower or a directional head depending what you prefer. The towel rail under the small sink is heated to keep the bathroom warm. And we hope you enjoy the experience of the traditional wooden seated, high level flush toilet! There's a secure bath step available, to help you get in and out of the bath itself. The extractor fan in the bathroom is really quiet and is set to come on when you have the lights on. Please feel free to open the bathroom window to let the air circulate after you've had a shower or a soak. Downstairs the Utility Room is set up to let you store any provisions for your stay and manage coats, hats, wet and muddy boots, children, dogs, buggies, bikes etc (not necessarily in that order). We hope this lets you keep the muddy bits down stairs. We welcome cyclists. While the bike in the picture is not available for guests, we wanted to make sure that you know its possible and positively encouraged to store cycles in the Utility Room during your stay. We're not suggesting oily, maintenance sessions inside but we know how important and valuable the bikes are and safe storage is what you need. We welcome well behaved pet dogs - up to two. Pets need to be booked in advance, please add your pet to the guest list on the booking. We charge a one-off cleaning fee of £25. We request dogs are kept off beds and sofas, any mess in the garden is cleared up and disposed of and dogs are not left unattended in the property. There is a utility room in the lower ground floor, as you come in through the back door, which is stone-floored so ideal for sorting out muddy boots and paws. There are lots of walks in and around Otley; and a local park down the street for a quick run. The garden is at the rear of the house and, typically for this age of property, there is a common alley used only by neighbours. The garden is an mainly level lawn and has a dwarf stone wall and a shuttable low gate. There are picnic tables and occassional garden chairs and table. At the foot of the garden you can sit and watch the River Wharfe. There is not direct access to the river from the garden. Guest access Accommodation is on the ground, first and lower ground floors. There are stone stairs throughout the property. There are hand rails and banisters; the stairs to the basement are quite steep. There is no guest access to the rear cellar or the loft. There are three steps out of the back door to the back alley and garden. Other things to note The master bedroom can be set up as a king size bed or two full size singles, please just let us know which you prefer. There is a travel cot which can be set up in the master bedroom. And there's a high chair and changing mat available in the utility room.
