Our Villa is overlooking:- *The Mandovi river (where one can see ferries, yachts, cargo ships moving by), *Ribander Village ( Where one can have a peep into the local traditional / culture of Goa) and *The Salim Ali Bird Sanctuary is across the river (leading to guests seeing beautiful birds sometimes passing by). It is just about 50 mts (aerially) from Highway and provides total privacy and opportunity to stay together as family and harness fond memories to last for life, which is rare for nuclear families of metros. So pack your stuff unite your family and come to us. The Villa is located at Ribander, Panaji, Goa and is - (a) 5 Kms - from Panjim City (b) 8/9 Kms - from Dona Paula (c) 4/5 Kms - from Old Goa Churches (d) 9 Kms - from Karmali Railway Station (d) 14 to 20 Kms - from candolim / Calangute / Baga beach (North Goa) (e) 20 to 27 Km from Utoda / Majoda beach (South Goa) (e) 27 Kms - from Dabolim Airport It is worth mentioning that this property is centrally located in the capital city of Panjim, Goa which attracts tourists for well known rich cultural activities, Goan local cruise, ferry rides, casinos... etc. and is centrally located to both North, South & Old Goa making it ideal place to stay to visit North / South/ Old Goa. Other distances are as below:- (a) The Nearest beach of North Goa is about 16 Km (b) The nearest beach of South Goa is about 27 Km (c) Old Goa churches/mandirs are about 5 km Taxis can be organized on demand even for pickup and drop. Cook can be made available on demand with extra charges. depending on availability. Our co-host Sachin shall be happy to help you with all your needs such as groceries, taxis, cooks … etc. Sachin gets the apartment cleaned up once in a day and is generally available on phone to assist. However he is not available 24×7. Online services such as Swiggy, Zomato, Namastey Chai, Domino's etc providing services to the capital city of Panjim also provide service at our Villa which will make your stay even more comfortable. Royal Villa a fully furnished villa that consists of 4 bedrooms along with a hall (which includes an open Kitchen & washroom and act as fifth bedroom/ service appointment with attached washroom), private pool, private lift to each room and a private gym. The view of Mandovi river, Ribander Village, Devar Island is available from most of the rooms. The approach road to the Villa offers a mesmerizing feel with cross-country move passing through thick green vegetation around akin to a jungle in the midst of city . Our Villa nicely accommodates 14 people including children. In case of extra guests, we do have extra mattresses. 2 extra people can be accommodated on an extra charge per guest (@Rs 500 per mattress). The entire apartment is Aiir conditioned except for the gym. There is a dressing table and cupboard in every bedroom. The master bedroom has a king size bed, sofa set, TV, Cloth Dryer stand, electric kettle, front and side balconies, attached bathroom and two entries via lift and staircase with mandovi view. The second bedroom has a king size bed, single Sofa cum bed, TV, Cloth Dryer stand, electric cattle, front balcony, attached bathroom and two entries via lift and staircase and staircase with mandovi view. The third bedroom has a king size bed, single bed Dewan/day bed, TV, Cloth Dryer stand, electric cattle, attached bathroom and two entries via lift and staircase and staircase with mandovi view. The fourth bedroom is 10 x 15 Feet and has a king size bed and attached bathroom with swimming poll view. The living room has very comfortable seating with a smart TV which operates on the internet , ten-seater sofa set, dinning table, Sofa-cum-bed with two entries via lift and staircase. Front and side balcony which offers a panoramic view of the Mondovi River and Devar Island. This can also be used as an additional (Fifth) bed room / studio apartment with attached washroom. The kitchen is fully functional and has a gas hob with electric chimney, microwave, electric kettle, fridge, toaster, mixer, pots, pans, crockery n cutlery... etc. (You have to get / order your own groceries). You have to clean used utensils and place them properly from where you take them. We can help with cleaning of utensils with extra charge of Rs 200 directly paid to Labour. You are welcome to cook your breakfast for no extra charges but have to pay Rs 100 each for cooking of any other meals as LPG charges. Guest are required to get there own groceries, in case help is required to get groceries from market there will be additional charges of Rs 50 per visit to market. Cook can be organised (not guaranteed) with extra payment of Rs 500 for breakfast and Rs 700 for any other meals (On per meal basis). Guest are requested to place requirement of cook well in advance as cook is required to be hired from market. Availability of cook will be based on availability of manpower in market based on season and is not guaranteed. There is a fully automatic washing machine placed at the laundry corner for the guests. We also help with taxi sevice for pickup and drop from railway station and Airport which can be demanded with extra charges. the charges are lesser than market rates. however, rates are based on market rates depending on tourists load in Goa. If you have any domestic staff traveling with you do inform us in advance. So that we can organize a separate bedding for them. Please do note that we do not allow drivers to use our villa or the washrooms. There is common facility available for them in the Villa. Public : Traditional staircase of Ribander municipality Other things to note NOTE - We do need govt recognized photo ids of all the guests staying inside the apartment. Kindly mail it to us OR message it to us on our phone numbers before checking in. House description 1. Our villa has no room on the ground floor. 2. However, one has to take about 10 to 12 steps to reach the 0.5 floor where there is a dedicated lift for the villa. 3. Lift will take to the first floor which has two bedrooms one big and one large with attached washroom along with gym and swimming pool. 4. Lift then takes you to the second floor which has a sofa cum bed along with an open kitchen, anteroom, front & side balcony. This big hall can also be used as a service apartment (bedroom). 5. Now the lift goes to its last stop i.e third floor, where we have two large bedrooms with balconies. 6. There is an open terrace on the top but one has to take stairs as the lift stops at the third floor. 7. In any case one has to take 10 to 12 steps to access the lift there after the floor doesn't matter. Registration Details HOTN004527
