Enjoy a relaxing evening after a long day or a board game from the games cupboard. Kitchen A large kitchen dinner with quartz worktops, fully integrated kitchen and island and a solid oak french dining table to seat 6. Garden Bifold doors open onto the large private garden with a 12 ft trampoline, Webber BBQ and outdoor seating area. Cinema Room/Office Leading off the kitchen is a separate cinema room & a remote working office space - with 52 inch TV with surround sound, Herman Miller height adjustable desk and chair. A downstairs WC. Upstairs 3 bedrooms - accommodating a luxury king-size, and 2 comfortable double beds with Emma Mattresses, TVs, dressing tables and lamps. Soak away your stresses in the roll-top bath, or use the walk-in shower and WC. Coachhouse - with its own private entrance the Coach house offers a second lounge and kitchen area with dining table and full fitted kitchen and bifold doors leading to a small courtyard. Upstairs there is a large super king comfortable bed and bathroom with roll top bath. Coal Merchants cottage is extremely well laid out and flexible accommodation; ideal for a family of 6, couples or friends. A Travel cot & high chair are also available. Guest access Access to the whole property, garden and driveway Other things to note We have a few policies in place to ensure all guests enjoy a relaxing, safe, and comfortable stay: 🕓 Check-in is from 4:00 pm, and check-out is by 10:00 am. Early arrival or late departure may be available on request but is not guaranteed. 🧍‍♂️ The lead guest must be 25 years or older. We reserve the right to request photo identification. 🚫 No parties or events – this is a peaceful countryside setting and we ask all guests to respect that. 🚭 No smoking is permitted anywhere on the premises. 🐾 Dogs: We welcome well-behaved, house-trained dogs (maximum of two). Dogs must be kept downstairs only and off all furniture. ✨ No fake tan, please – it can cause permanent stains to our luxury bedding and towels. Any damage may incur a replacement or cleaning fee. 🔑 Lost keys: A £50 fee applies for lost keys to cover locksmith or replacement costs.
