Conveniently located near Massanutten Resort's waterpark, skiing, golf, hiking, and year-round attractions. Guest access Guests will have access to the entire home with the exception of a few locked owner storage areas. These include an upstairs housekeeping closet, a downstairs storage closet across from the twin bedroom, and the attached exterior storage shed. Any locked closet, storage area, utility area, or space not specifically intended for guest use is off-limits. Please do not attempt to access, unlock, or enter these areas. We’ve worked hard to create a clean, welcoming, and comfortable space, and we kindly ask that you treat the home with the same care and respect you would your own. Please take a few minutes to review the house rules below. These are in place to ensure a safe and enjoyable experience for everyone. If anything is unclear, feel free to reach out. We're happy to help! By booking and staying at this property, you confirm that you have read, understand, and agree to all house rules, safety guidelines, and disclaimers outlined below. Please avoid rearranging the furniture, do not eat or drink in carpeted areas or bedrooms, and always clean up the kitchen after use. Remember to turn off all lights, electronics, and the air conditioning when leaving the home, and be sure to close windows and lock doors. We care deeply about our community. While we want you to relax and have a good time, please keep noise levels low between 10 PM and 7 AM, out of respect for our full-time neighbors. No parties or DJs are allowed without prior approval. However, we do offer optional decoration packages for events like birthdays, anniversaries, baby showers, graduations, and holidays, for an additional fee. Please message us to discuss details, pricing, and availability. We typically provide standard designs and colors. Prices may vary based on timing, notice, and event complexity. House Rules & Important Information Smoking, vaping, and the use of marijuana or any illegal substances are strictly prohibited inside the home and anywhere on the property. Violations will result in a $300 rule violation fee. This property is located in the woods, so please do not discard cigarette butts outdoors, as this poses a serious fire risk. Pets are not allowed. Bringing a pet will result in a $450 cleaning/violation fee. If provided during your stay please do not lose the pool key or pool passes, replacement cost is $200. Guests must be 26 years or older to book and stay at the property. The person who books must be present during the entire stay and provide ID at check-in. If this rule is not followed, your reservation will be canceled with no refund. Our exterior security cameras are used to monitor compliance with this rule. If you move any furniture or decor, please return items to their original place before checkout. A $10 per room fee will apply if we have to reset the space. The home contains three locked owner storage areas that are not accessible to guests, including an upstairs housekeeping closet, a downstairs storage closet located across from the twin bedroom, and the attached exterior storage shed. Please refer to the house manual at check-in for trash disposal instructions and additional clean-up details. We ask that you leave the home in a neat and tidy condition. Outdoor Features, Fire Pit, Grill, Tent & Awning (VERY IMPORTANT) We have added a propane fire pit, a Dual-Fuel Gas, Charcoal & Smoker Grill, a 2-Person Infrared Sauna, a side awning on the upper deck, a tent on the back patio, a double hammock with stand, and Adirondack seating for guest enjoyment. All outdoor features are used at your own risk and discretion By using any of these items, guests assume full responsibility for safe use and any injuries, damages, or incidents that may occur. The hammock should only be used as intended and under normal conditions. Guests should inspect the hammock and stand before use and discontinue use if any damage is observed. Weather & Structure Warnings: The tent and awning are NOT weather safety features and are primarily for privacy only. The tent and awning are intended for privacy and guest comfort only. They are not shelters and should not be relied upon for protection from weather conditions. The tent can collapse from snow, ice, or heavy rain. Wind can move or blow the tent away. Ice and snow can create slip hazards on all decks, steps, and patio areas. Guests must use extreme caution in these areas General Safety Rules: * Never leave fire or heat sources unattended. * Always supervise children * Use all indoor & outdoor features responsibly and at your own risk The sauna is used at your own risk. Guests with medical conditions, heart conditions, circulation issues, respiratory conditions, pregnancy, or other health concerns should consult a medical professional before use. Children should only use the sauna under direct adult supervision. Failure to follow these rules may result in injury, damage, or additional charges. The sauna manufacturer's instructions should be reviewed before use. Guests are responsible for using the sauna in accordance with all posted instructions and manufacturer recommendations. Grill Instructions & Safety The propane fire pit is available for guest use and includes a propane tank. The Dual-Fuel Gas, Charcoal & Smoker Grill is available for guest use; however, guests are responsible for providing any propane, charcoal, wood, lighter fluid, smoking materials, or other accessories necessary for operation. We do not provide these items and cannot assist with setup. The grill must remain in its current location and may not be moved. Guests are responsible for complying with all MPOA rules, burn bans, and local fire restrictions. Never operate the grill inside the tent, under any structure, or near combustible materials. Please review the following carefully before operating: Please be mindful of icy and snowy conditions around the back patio and fire pit area. You can slip. Fire Pit Instructions & Safety Use the fire pit at your own discretion, and always supervise children. By choosing to use the fire pit, guests assume responsibility for its safe operation. Never leave the fire pit unattended, and make sure it is fully shut off after use. The manual is located in the kitchen drawer under the coffee maker. Please use it as a resource for proper usage and instructions. How to use the fire pit: Remove the outer cover and lift off the metal top Open the access door Turn the propane tank knob all the way to the left to open Ensure the propane line is fully connected and secure Press the ignition button until you hear clicking Release, then press again Keep the button pressed with your left hand With your right hand, turn the temperature dial to your desired setting When finished: Turn the heat setting to OFF Place the metal top back on Turn the propane tank knob all the way to the right until it stops Disconnect the propane line Replace the full cover over the fire pit If you have any questions, feel free to reach out. Disclaimers We are not responsible for any lost or stolen personal belongings, nor for acts of nature, weather conditions, or wildlife interactions that may occur during your stay. This property is located in a wooded area, and guests may encounter wildlife including, but not limited to, bears, deer, bees, and other animals. Guests may also encounter insects, uneven terrain, rocks, roots, falling branches, mud, ice, snow, changing weather conditions, and other natural conditions associated with a mountain and wooded environment. Our security system is for property monitoring only and is not intended for guest safety. It remains somewhat disabled during guest stays. There are two outdoor Ring doorbell cameras, one at the front door upstairs and one at the lower deck door. These cameras do record video and audio. There are no interior cameras. The upstairs front door is equipped with a Yale/August smart lock. Access codes are generated specifically for each reservation and are active only during approved stay dates and times. Guests may also choose to use the August Home app. The downstairs door has a backup key located under the mat. Guests are responsible for securing all doors and windows when leaving the property. We previously lived in this home with a small Shih Tzu. If you have severe pet allergies or sensitivities, this home may not be suitable. The cleaning fee is non-refundable. If extra cleaning is needed due to checkout instructions not being followed, an additional $50 per hour cleaning fee will be charged. Although the home includes children’s toys, a playpen, and some outlet safety covers, the home IS NOT childproof. There are no baby gates at the top or bottom of stairs. Guests are solely responsible for supervising children under the age of 18 and will be held liable for any damage caused. The game room includes activities for all ages. Some may not be suitable for younger children. Children should never be left unsupervised. The fridge ice maker is currently broken, but we’ve provided bagged ice in the freezer. Please check kitchenware for dishwasher safety before use. Guests are liable for any damage to appliances or cookware. Cleaners and kitchen knives are in the home and must be kept out of reach of children. The fireplaces are decorative unless guests provide propane or gas and accessories. We do not provide these items or assist with setup. If the fireplace, fire pit, or grill are used, they must be cleaned before checkout or a $75 cleaning fee will apply. In case of snow or ice, guests are responsible for managing conditions during their stay. We do not provide snow or ice removal services on the day of check-in or at any time during your stay. Lost or broken remotes incur a $50 replacement fee per remote. Some fans and lights have decorative pull strings. Please use the attached string only. A $25 fee will be charged per broken pull string. We provide a starter supply of essentials, including 3 trash bags, 2 dishwasher pods, some laundry detergent, soap, 1 roll of paper towels, and 2 toilet paper rolls per bathroom. Guests are responsible for additional supplies. There are air fresheners throughout the home, which may affect guests with sensitivities. Parking Parking is permitted only in the private driveway. The driveway can accommodate approximately four large SUVs. Do not park on the roadway or allow any portion of your vehicle, including tires, to touch the roadway. MPOA may tow vehicles parked in violation of community rules at the vehicle owner's expense. Trash Instructions (Important) Due to wildlife in the area, please keep all trash inside the home. Place all trash into one or more bags and leave it inside near the living room front door at checkout. Do not place trash outside. If you have more than 2 trash bags, any excessive trash must be properly disposed of by the guest using the locations below. If you have additional trash, a longer stay, or are staying through a Monday, see below: Primary Trash Location: 4005 Peak Dr, McGaheysville, VA 22840 Directions: Take Passage Lane to Lanier Lane, turn right, then left onto Massanutten Drive, then right onto Peak Drive. The trash area is about a quarter-mile on your left. HOA Pickup (Monday mornings only): Trash pickup is Monday morning. Trash must be securely tied and placed outside around 6:00 AM the morning of pickup only. Do not place trash outside the night before due to wildlife. Place trash bags at the bottom of the driveway in the grass directly in front of the bear address sign. Additional Trash Bins: Trash bins are located throughout the Woodstone Meadows condo area. One is behind the spa at: 1824 Resort Dr, Massanutten, VA 22840 Additional Rules & Info Quiet Hours: Please observe Massanutten Property Owner's Association mandatory quiet hours from 10:00 pm to 7:00 am. Fire & Wood-Burning Restrictions: The Massanutten Property Owner's Association does not allow wood-burning outside, including fire pits or open wood fires. This is strictly enforced and guests are responsible for any fines or damages. Guests are responsible for checking and complying with all applicable burn bans, fire restrictions, and MPOA regulations before using any fire-related amenity. Resort Activities: For resort activities, schedules, and availability, visit Massanutten Resort's website. During peak times, booking in advance is strongly recommended.
