As you begin your final ascent up the mountain, you will see our waterfall (named Emerald Falls on the NYS Waterfall directory), on the right side of the road (if entering from the Oneonta end of the road)! As soon as you arrive at the top of the mountain and enter the property, you will immediately experience the unforgettable mountain top views! You’ll feel like you walked into a storybook scene! Enjoy roasting marshmallows at the fire pit while enjoying the amazing mountain view! This listing is perfect for a relaxing family vacation, baseball teams, a romantic getaway, engagements, honeymoons or any occasion during which you’d love to relax and be one with nature, but still have lots of fun things to do locally! We are only five minutes from batting cages, tons of restaurants, a shopping mall with a movie theater, Starbucks, McDonald’s, and a variety of other fast food chains. We also have a thriving Main Street area with wonderful mom and pop shops and night life which make for a quaint, upstate feel. Has a Foosball table to entertain the kids on a rainy day! Sleeps 9 people. We have a King En-suite with a private attached bathroom (has an amazing view by the way), a queen bed, a bunkbed with a full on the bottom and twin on the top and a pull out sofa bed in the living room. There is also a loveseat that would sleep one small child if desired. All bedrooms include TV’s. There is a 65 inch in the King En-Suite, a 55 inch in one bedroom, and a 43 inch in the other. The living room TV is 75 inches. All TV’s are Roku TV’s with Disney+, Hulu TV and ESPN +. There is a Blu Ray DVD player on the living room. Air conditioning is available in the King En-Suite and the open concept living room, dining room and kitchen. The other bedrooms tend to stay cool but If on the rare occasion it gets warm, there are fans and you can leave the doors open during the day to allow the cool air in. All bedrooms and the living room have full-size windows and is bright and cheery. Enjoy a warm cooked meal in our fully stocked kitchen, which includes a full-size refrigerator, a microwave and freezer, stove, oven and dishwasher. Both bathrooms have a tub, shower, toilet and sink. There is an open concept kitchen, living room, and dining room which includes a coffee/tea station. For your convenience, a full size washer and dryer are also available in the suite at no additional charge. We have included a starter amount of laundry detergent. During the winter, radiant floor heat is available throughout the home. Don’t worry, you don’t have to sacrifice technology for the beauty of nature. We have high-speed fiber optic internet service perfect for streaming movies and online meetings. We have great cell service too! A patio with an amazing view is located in the front of the suite. It includes a BBQ grill, a high-top table with stools and seats 6 people. It also includes an outdoor couch which seats 3 to 4 people. It sits under the upstairs deck and gives partial protection from the sun. However, you will not be totally protected from the rain. Escape to the peaceful sounds of our 500 ft cascading brook with multiple waterfalls (one section drops 20 ft!) located right in our side yard! Enjoy the beautiful sounds of the chirping of birds from the Audubon Bird Sanctuary and Hawk Watch, located right above the backyard. At night, you won't believe how many stars are in the sky! Great for a romantic night of stargazing! Also, enjoy amazing sunrises in the morning! Take the family on a hiking adventure and explore the entire 10 acres of forest located right on our property or enjoy some of the local well known hiking spots. See deer and other wildlife, take in the incredible views and don't forget to kick off your shoes and enjoy the waterfall! IMPORTANT- PLEASE NOTE: The pavilion on the property is ONLY available to those guests staying in the large, upper suite (not for this listing) so please refrain from utilizing the furniture, picnic tables, and other things located under the pavilion. If you are interested in having access to these things, please reserve the upper suite or both the upper and lower suites. Also, please note that the fire pit that is located by the pavilion is for the upper suite guests only. Your fire pit is to the left of the home on the hill (yours has a better view anyway!!). In addition to the fire pit, there is a picnic table available for your use as well. The waterfall is able to be used by guests in BOTH suites therefore you will have to share access, so please be courteous to other guests. There is also a sitting area at the bottom of the waterfall, which is also available to guests from both suites. Be cautious this sitting area is also in close proximity to the street The waterfall is slippery and can be a dangerous trip and slipping hazard. Hike at your own risk. This gorgeous mountain top home is divided into two separate suites. The lower suite (which is this listing) and an upper suite. PLEASE NOTE: THIS IS A PRIVATE DOWNSTAIRS SUITE. EVEN THOUGH IT IS DOWNSTAIRS, WE HAVE UTILIZED THE HIGHEST INDUSTRY STANDARDS FOR SOUND REDUCTION BETWEEN THE SUITES TO MAKE YOUR STAY MORE PEACEFUL AND RELAXING. (for the tech savvy the building standards utilized are rated to achieve an STC rating in the mid to upper 50s). Although there is no way to eliminate all sounds, we believe that you will find it very comfortable. If you’re looking for a nice festive place to celebrate the holidays, we include fall and Christmas decorations (including a Christmas tree) to add a little holiday cheer! ADDITIONAL SUITE AVAILABLE UPSTAIRS: Please note that there is an upper suite which is also available for rent. It is a five bedroom and three full bathroom suite. It sleeps up to 19 people Again, this is an additional suite and is not included in this listing. There is a Jacuzzi garden tub in the King En-Suite, a brand new rain shower in the common bathroom, cathedral ceilings and has a gas fireplace. THOSE RENTING THE UPPER SUITE also have full access to a huge game room (not with this suite), the pavilion with lights and electric (located by the waterfall) and a deck which leads out to an observation platform for viewing the falls. Events are allowed for guests staying in the upper suite, however, they are not allowed for those staying in the lower suite only. To host an event on our property you must rent the upper suite or both suites. If you are interested in having the entire property to yourself, feel free to message us about booking both suites. Remember, the falls and the woods are potentially dangerous for everyone especially children, the physically disabled and people under the influence. Use this property AT YOUR OWN RISK. Keep in mind that the flow of the waterfall is controlled by nature, not us, so we cannot guarantee how well they will be flowing during your stay. Rocks are very slippery due to algae, so show extreme care if walking on them. Do so at your own risk. For the safety of our guests, we include outdoor security cameras on every side of the home (outside ONLY-No indoor cameras are present). For your convenience and safety we provide smart locks with private codes that expire at checkout time. Please note that we have a very strict check out policy. Because of the size of the home, all guests must be completely out by 10 AM. NO exceptions. Quiet time is between 11PM and 6 AM. Please help protect our environment by conserving water and turning off lights and turning down the heat and air conditioning when you're leaving the property. Wild Animals This property is located at the base of the forest. The forest is the home to many types of wild animals. Please respect the animals and be cautious if you encounter them to avoid getting hurt. Please do not approach them or feed them. Hiking:🌲🌲🌲 Although we do not have groomed trails on our property, it is still beautiful to take a leisurely walk through the woods or around the waterfall. Please use the utmost precaution however, because initially accessing the woods may be challenging for some individuals, especially if you have an injury or disability. Walking by the waterfall can also be dangerous so exercise extreme caution. Consult your doctor if you have any questions about your ability to hike safely. Hiking on our property is done at your own risk. Remember, there are many areas on the property that could be dangerous for children also, so they must be supervised at all times. We will not be held responsible for any injuries that may occur. Welcome to the beautiful Catskill Mountains! Guest access The entire lower suite with the Foosball table. The patio on the lower level of the home which has a table, stools, BBQ grill and couch. All with a great view! The fire pit area to the left of the home (if facing the front of the house). This fire pit has the best view on the entire property. Use caution getting to the fire pit because there is a steep walkway. Other things to note This is the lower suite of an entire home. You have your own fire pit with an amazing view, a barbecue grill, and a sitting area at the front of the home. You have SHARED access to the waterfall (for hiking and enjoying) and a sitting area at the base of the waterfall. Your parking area is located at the bottom of the driveway to the left of the home (if you are facing the house). This parking lot is right along the street and is also shared with guests located in the upper suite You DO NOT have access to the upper suite, the driveway, the upper deck on the front of the house, the back deck, the pavilion, the observation deck by the waterfall.
