This brand new, fully furnished home has amazing views, expansive decks, infinity pool, small private islands and a private lagoon to enjoy spectacular sunrises and sunsets from, or to just immerse yourself in long lazy days by the water. The space The main level of the home features 2 bedrooms and 2.5 bathrooms features a Great-Room adjoining the fully equipped gourmet kitchen - including upscale appliances. Our open concept Great Room has 25-foot high ceilings enhancing the experience of living on the Caribbean. There is high-speed internet with a robust Wi-Fi network throughout the house, large-screen TV, and stereo system, and even a washer & dryer. Key Lime Casa has panoramic views in all directions with it's generous windows, and has been designed to include the sounds of the surf and views of the sea from almost every room! It's oceanside location is prime to give you the best night sleep you will ever have! The 3rd floor is not accessible to renters and will not be occupied during your stay. Key Lime Casa is well appointed and tastefully furnished with comfort in mind and modern conveniences to facilitate your enjoyment. The kitchen is well equipped and appointed with brand new LG stainless steel appliances (dishwasher, range and oven, microwave and side by side door refrigerator) dishes and cutlery. Granite countertops are a delight throughout the home! Honduran hardwood craftsmanship is also found throughout the house – from the cabinetry to the bedframes, tables, doors and windows; all of the furnishings and appointments were hand made on the mainland and custom fit onsite. That's where quality and attention to detail really show~ The house also features a privacy wall surrounding the compound with an outdoor shower and dive gear washing station so that you can conveniently freshen-up after shore diving, swimming, fishing or snorkeling; it is all available to you right off beach! Unlike many oceanfront homes in Utila, this house has its own petite islands where you can relax in privacy. You can see, and even feed, the smaller fish that come in from the ocean for the protection of the lagoon. Just don't feed them bacon... save that for yourself! Key Lime Casa features incredible views across the Caribbean. The Pico Bonito mountains on the North Coast of Honduras are visable on a clear day, and our neighboring island, Cayos Cochino, just to the east, sits like an emerald on the horizon. Just plop yourself in a chair, put your feet up with a coffee or a cocktail, and watch the show; it's free! Tony & Jo are also available to assist in arranging arrival pick-up, fishing trips, diving, snorkeling, horseback riding, and various other activities around the island as well as pre-arranging transportation, ATV, scooter, bicycle or golf car rental and departure drop-off. Conservation is important to all Utilians and us! Like all island homes on Utila, and many other islands around the world, the water for the house is captured on the roof and stored in a cistern built into the house. While you will have plenty of water to wash, cook, drink, etc. please be mindful that the water is a scarce resource and should be treated accordingly. Please avoid any excessive water usage; our showers are big enough for two for a reason! Showers can be part of conservation and still be entertaining... Similarly, the home uses a limited capacity septic system so please be sure not to put anything unusual into the septic system that could damage or clog the system; if you didn't eat it first, it probably doesn't belong there. Need more space? The ground floor, Key Lime Casita, has a private entrance and a separate 2-bedroom apartment with bathroom and fully furnished kitchen. Guest access Sand beneath your toes, the sound of the waves lapping on the reef, palms swaying in the wind, tiny fish swimming in the lagoon, and bigger fish in the sea … Grab your snorkel and mask and from our own private steps dip into the warm Caribbean ocean. A short swim takes you to some of the best reef sites on Utila’s south side!An outdoor shower is provided to rinse the salt from your skin before retiring to your private deck, with a drink in hand, to watch the sun set over the ocean with the mountains in the background. The top (3rd floor) is not accessible to renters and will NOT be occupied during your stay. Other things to note 1. 30 kWh daily allowance of power included in the rental price. This is plenty power for the average use including air-conditioners for sleeping. Any overages in power consumption will charged at a rate of .35 cents USD per kilowatt. All monthly renters receive a $300 power allowance. Any amount of power used over this amount is the responsibility of the renter. 2. Tenant(s) shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. 3. The Tenant(s) shall pay for any damage done to the premises over and above normal wear and tear. This will be deducted from the provided damage deposit. 4. No animals or pets of any kind will be brought onto the premises for any reason at any time. 5. The Tenant(s) shall have no more than 6 (six) persons reside or sleep on the main premises (8 (eight) if both the main floor and apartment are being rented). 6. The Tenant(s) shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenant(s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant(s) shall then immediately vacate the premises. Quiet hour starts at 10 PM and outdoor noise should be kept to a minimum. 7. Tenant(s) expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenant(s) do not intend to make the property a residence or household. The Tenant(s) shall not sublet the property. Tenants shall not holdover in the property at the expiration of the rental term. 8. We occasionally experience power, Internet, satellite and TV outages that are beyond our control. These are normal occurrences on Utila. No refunds or compensation will be given for any outages. 9. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or activity on surrounding properties. House water levels will be checked prior to check-in, excessive water usage may result in additional charges to recharge the water system. 10.There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. 11.Tenant(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits. Landlord shall cooperate fully with local authorities. 12.Tenant(s) shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so. Landlord is not responsible in any way for lost or stolen property. 13. Valuable items left behind by tenant will be held for the tenant(s) and every reasonable effort will be made to contact the tenant(s) for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. 14.High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 15.Tenant(s) agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. Choice of law shall be the laws of Honduras and the forum and venue for any dispute shall be in Maryland. 16.The Tenant(s) and Tenants’ Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant(s) expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant(s), and that Tenant(s) should purchase their own insurance for Tenant(s) and Guests if such coverage is desired. You must also acknowledge Security Deposit - if you damage the home, you may be charged up to $700.
