Welcome! Enjoy a relaxing getaway at Casa Breeza, our lakefront home that sleeps up to 12 people. Casa Breeza features 4 beds, 3.5 baths, lake and mountain views, a private combination pool and spa, BBQ and grill, along with full home furnishings and amenities. We would love to have you! STR Permit #: 051148 The space Casa Breeza is brand new home built in September of 2022! As of 2025, Casa Breeza has been renewed with new paint throughout and new flooring (no carpet). Casa Breeza is located in Lido at Terra Lago, a growing area of North Indio called Shadow Hills. Just below the mountains, Lido at Terra Lago is one of the best little secrets of the desert! The community is conveniently close to the Casino nightlife, HITS Horse Show, Polo horse activities, dog shows, Coachella Fest, Stagecoach, and minutes away from the Tennis Gardens in La Quinta. Guest access Guests will have access to the entire property, backyard, and garage excluding the upstairs laundry room. However, the downstairs laundry room is accessible to guests. Other things to note CHECK-IN AND CHECK-OUT: Check-In Time: 3:00 PM. Check-Out Time: 10:00 AM. For any late check-outs unapproved by the Landlord, the Tenant(s) will be charged an additional $50.00 per hour. All guests staying at the property must be registered for gate entry with the Landlord prior to their check-in. ADDITIONAL GUESTS: The Landlord reserves the right to allow or not allow any visitors and guests as the Landlord sees fit. For any unapproved additional guests that the Tenants add on to the stay after this agreement, the Tenant(s) will be charged an additional $100.00 per guest, per night. Should the Tenant(s) plan to have additional guest(s) or visitor(s) during the duration of their stay, the Landlord must be notified immediately. Should the Tenant(s) bring additional guest(s) not listed in this agreement, the rental period shall be terminated immediately without refund of rental costs, deposits, or fees. Should the Tenant(s) agree to pay an additional cost for add-on guest(s), and said guest(s) cancel their stay after the fact, the Tenant(s) shall not be refunded for the costs. The Landlord reserves the right to charge a newly assessed cleaning fee should there be additional visitors over the limit capacity of 12 guests. NO SUBLEASING IS PERMITTED. RIGHT TO TERMINATE BOOKING: The Tenant(s) shall vacate the premises at the expiration time and date of this agreement. The Landlord reserves the right to inspect the premises with prior notice. Should the Tenant(s) violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State Law. The Tenant(s) waive all rights to litigation if they fail to vacate the premises upon termination of the rental period. RIGHT TO CANCEL BOOKING: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. PARKING: Overnight street parking is not permitted in the Terra Lago community. The property entails a 2-car garage and a 2-car driveway space (totaling 4 parking spaces) in which the Tenant(s) are permitted to use during their stay. Should the Tenant(s) park their vehicles on the street overnight during their stay, an additional non-refundable $200.00 will be charged per car, per night. POOL AND SPA RULES: The heated pool and spa fee is $50.00 per day that is included in the rental costs. The Tenant(s) may contact the Landlord to turn the pool or spa heater or lights on at any point during their stay. No glass, diving, and/or jumping is permitted by or in the pool or spa. The Tenant(s) take full responsibility for adults, children, elderly, and/or ADA person(s)’ safety while near or in the pool or spa. Person(s) with open wounds or infectious diseases are not permitted to use the pool or spa. Infants and toddlers must wear swim diapers or swim pants that are form-fitting in order to prevent fecal or urination occurrences in the pool or spa. Should the Tenant(s), Guest(s), or Visitor(s) leave behind said subject matter in the pool or spa upon check-out, the Landlord will charge an additional $500.00. During the following festivals: Coachella, Stagecoach, Desert Trip, etc., the cleaning fee for the pool and spa is $495.00 and the damage deposit will be $2,100.00. LAKE RULES: Swimming in the lake is not permitted. No tangible items may be thrown or dropped into the lake. Should the Tenant(s) fail to comply with the community rules and guidelines, they will forfeit their stay immediately and will not be refunded for any amount that has been paid to the Landlord. Fishing, kayaking and any other lake activities are not permitted. All children and pets must be supervised around the lake at all times. Should the Tenant(s) defy the community lake rules and guidelines, the Landlord will charge an additional non-refundable fee of $1,000.00. MAINTENANCE, DAMAGE, AND REPAIRS: The Tenant(s) shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner. The Tenant(s) shall leave the premises in a ready-to-rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next Tenant(s). The Tenant(s) shall pay for maintenance and repairs should the premises be left in a lesser condition than was provided upon check-in. The Tenant(s) agree that the Landlord shall deduct necessary costs of said services from the security deposit prior to refund if Tenant(s) cause any damage to the premises or its furnishings. The Landlord requires immediate notification by the Tenant(s) for any damages that were caused by the Tenant(s). PET POLICY: Pets are welcome to stay at Casa Breeza. The Tenant(s) shall notify the Landlord if they intend to bring a pet to the property upon booking. The property allows 1 small pet at no charge, and each additional pet is $50.00 per night. NO pets are allowed on the furniture or the beds. Tenant(s) are responsible for their pets during the duration of their stay. Tenant(s) with pets that cause excessive hair and dirt will be subject to an additional cleaning fee which will be withdrawn from the $500.00 security deposit. Tenant(s) and Guest(s) are responsible for all pets and shall ensure no pets urinate or leave fecal droppings in or on the property or damage anything in or on the property. The Tenant(s) will be responsible for any damages made by or due to the pet(s) during the duration of the stay and are subject to an additional, non-refundable fee assessed by the Landlord. SMOKING POLICY: Smoking is forbidden inside the property. Smoking is only permitted in the outdoor zones (front and back yard) of the property while all windows and doors to the house remain closed during the duration of the smoking period. Should the Landlord discover the Tenant(s) have smoked inside the property, an additional non-refundable cleaning fee of $500.00 will be charged to the Tenant(s). QUIET HOURS: Quiet hours at Lido at Terra Lago are between 10:00 PM and 8:00 AM. During this time, outdoor noise must be kept to a minimum to not disturb the surrounding neighbors. The Tenant(s) shall behave in a civilized manner and shall be good neighbors by respecting the rights of the surrounding property owners. The Tenant(s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant(s) shall then immediately vacate the premises with no refund. LANDLORD’S LIABILITY: The Tenant(s) and Tenant(s)' Guest(s) shall hereby indemnify, defend, and hold harmless the Landlord, its respective affiliates, and partners against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. The Tenant(s) expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant(s), and that Tenant(s) should purchase their own insurance for Tenant(s) and Guest(s) if such coverage is desired. By accepting this reservation, it is agreed that all Tenant(s), Guest(s), and Visitor(s) are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property. USE OF PROPERTY: The Tenant(s) expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that the Tenant(s) do not intend to make the property a residence or household. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or natural disasters. The Tenant(s) fully acknowledge and agree that subleasing is not permitted and will result in immediate termination of the stay subject to litigation. The Tenant(s) agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by the Landlord enforcing this agreement. NO FIREARMS: Only legally owned and permitted firearms shall be allowed on the premises according to the State and Local Laws. NO FIREWORKS: The Tenant(s) agree that fireworks and other hazardous materials are not permitted in or around the property. NO ILLEGAL ACTIVITY: The Tenant(s) shall use the property for legal purposes only. Illegal use of the property, such as, but not limited to, drug use, abuse of any person(s), harboring fugitives, or any illegal activity against federal, state, and local laws, shall cause immediate termination of stay with no refund of rent or deposit. FIRE ALARMS: The Tenant(s) must notify the Landlord without delay if a fire alarm “chirps” or has a low battery condition, according to State Laws. TENANT POSSESSIONS: Valuable items left behind by the Tenant(s), Guest(s) or Visitor(s) will be held for the Tenant(s) and every reasonable effort will be made to contact the Tenant(s) for return. Should the Tenant(s) require the valuable items to be shipped, the Tenant(s) must provide a shipping label to the Landlord and mailing instructions within a reasonable time frame. The Landlord is not responsible for the item(s) or its whereabouts after shipment. The fee for shipping an item to the Tenant(s) is $50.00. All items over 5 lbs (pounds) will not be shipped and must be picked up by the Tenant(s). If items are not claimed for longer than 30 days, they shall become the property of the Landlord. The Landlord shall not be held liable for the condition of said items. CABLE TV AND INTERNET POLICY: Cable television and internet is provided and service level has been chosen by the Landlord. High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regards to cable TV and/or internet service. CHECK-IN AND CHECK-OUT RULES: The Tenant(s) must assure all windows and doors are locked upon check-out. The Landlord will provide the Tenant(s) with the proper lock code upon check-in. The Tenant(s) must gather all used towels and place them in the downstairs laundry room upon check-out. The Tenant(s) shall not make the beds on their check-out day. They must leave all beds as is upon leaving. All used dishes must be left in the sink and be rinsed off with water by the Tenant(s) prior to check-out. The Tenant(s) have access to both the upstairs and downstairs thermostats during the duration of their stay. Upon check-out, the Tenant(s) must set the temperature to 80 degrees Fahrenheit in both the upstairs and downstairs thermostats. The Tenant(s) shall dispose of all waste material generated during the rental period in the property. Trash bags must be placed in the trash bins located on the side of the property by the entrance upon check-out by the Tenant(s). For the Tenant(s)’ convenience, plastic trash bag liners are supplied in the kitchen pantry. The Tenant(s) must place all boxes or bins intended for trash to the side and not in the trash bags. Trash pickup occurs every Tuesday morning between 6:00 AM - 10:00 AM. Should the Tenant(s)’ rental date extend to a Tuesday, the Tenant(s) must take the trash bins outside and place them on the end of the driveway on Monday evening. Should the trash bin not be taken outside for the trash pickup service, an additional non-refundable dump fee of $50.00 will be deducted from the security deposit. The Tenant(s) hereby agree to the terms and conditions listed above by booking their stay at Casa Breeza. The Tenant(s) agree to care for the property, named Casa Breeza, as the Landlord requests in all forms. Should the Tenant(s) not adhere to the contractual agreement above, the Landlord reserves all rights to evict Tenant(s) immediately without refunding their stay. Registration Details 30251
